3 Marshland Barns is a luxurious contemporary coastal barn conversion, previously used privately as a much-loved family holiday home. This lovely barn provides light and spacious accommodation for up to eight guests with plenty of living space, a fabulous kitchen, superb sitting room and a private walled enclosed garden. The four beautifully presented bedrooms each have their own bath/shower room and equally suitable for four couples or two families, with two bedrooms conveniently located on the ground floor and two located on the first floor. It is quietly situated only a few minutes walk to the Norfolk coastal path, near the RSPB reserve at Titchwell Marsh and a short distance from the highly regarded Titchwell Manor and Briarfields hotel.

GOOD TO KNOW

  • 3 Marshlands Barns forms part of a collection of six beautiful barn conversions. The Cartshed is also part of this collection, should a larger group of guests require two nearby properties.
  • The dog fee is charged at a rate of £45.00 per dog
  • The staircase are not steep

Ground Floor - all with underfloor heating

Entrance hall: glazed doors lead into the entrance hall with wooden floor.

Cloakroom: hand basin and WC.

Utility Room: contains a fridge/freezer, washing machine, tumble dryer, electric fan and sink.

Kitchen/Dining area: a wonderful light and airy room with underfloor heating and glazed doors opening out to the garden. There's a high specification hand-built kitchen with a range cooker, integral fridge, integral dishwasher, microwave, a Nespresso coffee machine and a Bose docking station. There's ample space for dining with a large dining table and eight chairs.
Please note that there is a small step between the kitchen and sitting room.

Sitting room: a lovely room with a wood burning stove, large comfy L-shaped sofa and two leather chairs. There's a digital freeview TV with Netflix.

Bedroom 1: A super king-size bedroom (or maybe configured as twin zip-link beds, please request at time of booking) bedside tables and lamps, dressing table and a wardrobe. May be suitable for less mobile guests.

En-suite shower room: walk-in shower, heated towel rail, hand basin and WC

Bedroom 2: king-size bed, bedside tables and lamps, tall-boy and a wardrobe. May be suitable for less mobile guests.

First Floor

The staircase is not steep and leads into a relaxed central living area, with sloped ceilings, between the two bedrooms.

Living area: has a sofa, bean bags and a TV and DVD player.

Bedroom 3: spacious room with a king-size bed, bedside tables and lamps, tall-boy, chest of drawers and a built-in wardrobe.

En-suite shower room: shower cubicle, hand basin and WC.

Bedroom 4: beautifully presented room with distant sea views, a king-size bed, bedside tables and lamps, dressing table, bedroom chair, clothes hooks.

En-suite bathroom: has a bath with overhead shower, hand basin, heated towel rail and WC.

Outside

Please note there are security cameras on the property. One is by the oil tank in the back garden and the other one facing the front drive.

The barn is one of six high quality Marshland Barns quietly situated off the coast road. There is a private shingled parking area providing off-street parking for several cars.

There is a well-maintained fully enclosed walled lawned south-east facing garden, patio area, garden furniture and barbecue.

The beautiful coast is within walking distance.

Please note that although dogs are permitted at the property, they are charged at a rate of £45 per dog.

Beach

Titchwell is most well known for the RSPB nature reserve, an important habitat of tidal lagoons and saltwater marshlands, making it a twitchers paradise. Beyond there is an amazing quiet sandy beach with low dunes and a vast expanse of golden sands. Often pretty deserted you can see the sand extending for what seems like miles. The walk to the beach through the nature reserve is teeming with wildlife and you cannot help but feel immersed in the landscape.

Village

The RSPB Nature reserve has a Visitors Centre, three bird hides, a sea watching platform, car park and cafe. Also home to two superb restaurants: Titchwell Manor for fine dining in style along the coastal road and Briarfields with stunning coastal views providing the best seasonal produce for a great dining experience. At the heart of the village is an obelisk cross which was a marker point for pilgrims and travellers. The village church St Mary’s dates from the 11th century and features a round tower (one of Norfolk’s 124 round towers) with small lead steeple. With the Coastal Hopper bus passing through the village, you can take a beautiful walk along the coastal path and when your legs are weary make your way back by bus.

History

The site of the nature reserve was a former chalk pit, which is believed to first be used by the Romans. The area then became a bit of a rubbish dump and after outcry from the public Norfolk County Council cleared the site and planted trees and shrubs creating a mini reserve.

Visit

Titchwell village is a superb location nestled between the coastal villages of Brancaster with its family friendly beach and the popular Thornham village which enjoys lovely eateries, deli and the Drove Orchard farm shop with its independent shops on site. Further along the coast is Brancaster Staithe where you can hear the clink of boat masts a pleasant sound for any keen sailors. There is a sailing school and also two great pubs to relax in after a day on the coast. If you like a spot of perusing the shops then pop into Burnham Market where you can find homestyle and fashion shops as well as other little independents bakers, butchers and delis.

Wonderful stay at 3 Marshlands Barns. Perfect for a family holiday. Thank you :) Location was perfect with Hunstanton in one direction and Brancaster and Wells next the Sea in the other direction. Also, it was a lovely walk down to the beach at Titchwell, via the Nature Reserve. The grandchildren loved it.
I have stayed here before with friends and returned here with family this time. Would definitely stay again. It's a beautiful property. Thank you.

The pictures do not disappoint and perfect for our extended family with grown up kids and partners. Plenty of space and comfort for them to work from home. We had an amazing time, the house is outstanding. Very clean with loads of room and everything you can need. The back garden is very secure for your dogs. There is a circular walk from the house to brancaster beach which is stunning and walking distance to the rspb bird reserve. We stayed in January and the house had underfloor hearing and was very warm. We had three generations of family and we all said it was fantastic! We would totally recommend this house.

We enjoyed the space of the barn and it suited our family perfectly. It was a very safe space for our 2 year old grandson with the enclosed garden and gated car parking space. The bedrooms were very comfortable. We have been before so know the area well. Holkham hall and the walled garden is beautiful and very welcoming. Brancaster beach was great for afternoon visits, just up the road.

A fabulous property to spend time with 3 generations of family, and dog! We enjoyed the courtyard garden to have a coffee and sundowners! Also a great enclosed area for the dog to roam. Proximity to Titchwell was very much appreciated, with great long dog walks from the barn. A very well stocked Nisa local up the road was a gem of a find. It has a very well stocked ‘Cook Shop’ section, which was brilliant for quick suppers! We shall definitely return! Thank you for letting us stay in your property😊 Good family time spent together. It was an impressive house with comfortable furnishings and quality bed linen. We loved everything about this beautiful house. The space and quality furnishings, but although large the property still felt incredibly cosy and homely. It was quiet and private and was lovely to return there to relax after a busy day. The position in relation to Brancaster beach and Thornham with its gorgeous deli and the food outlets at Drove Orchards was perfect. It felt like home straight away, no mean feat with such a large property. We loved returning there after a busy day and relaxing. In fact, it was difficult to leave!

The property is beautifully maintained. The furnishings & decorative features are tasteful. The furniture and beds are good quality. The house is invested in by the owners and this is reflected in the price but guests are not disappointed. We have already booked this property for June 22 for my daughters wedding. Images and graphics on the website were very good so had a clear idea of what to expect.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
