1 Manor Farm Barns is a superb converted Norfolk barn, cleverly designed to combine contemporary and original features, which has been finished to the highest possible standards. This barn really does have the "wow factor" with a wonderful open-plan living area at the heart of this lovely coastal holiday home. With its 4 beautifully presented en-suite bedrooms with their high beamed ceilings, this is a luxurious Norfolk bolt-hole for up to 8 adults or for 2 families, with the advantage of an attractive walled garden and plenty of parking space. No expense has been spared with top of the range appliances, a bespoke kitchen, wireless audio system and tasteful furnishings throughout. It is one of 5 prestigious barns forming the exclusive Manor Farm development, ideally located in the heart of the popular coastal village of Brancaster, within a short walk of the stunning sandy beach, the renowned Royal West Norfolk golf club and the highly acclaimed Ship Inn.

Ground Floor
The barn has a wonderful light and airy feel to it, with all rooms generously sized. There is under-floor heating throughout the barn to ensure that it is warm and comfortable throughout the year.
There's the advantage of a wireless audio system with speakers inside the barn, for guests to use their own smart phone/tablet and free Wi-Fi provided. There is also a land-line telephone which guests may use on an honesty box basis.
Entrance hall: entrance hall with oak flooring throughout the ground floor.
Cloakroom: with hand basin and WC.
Boot Room/Utility: a useful room with space for coats and boots. There is a washing machine, tumble dryer, microwave and Belfast sink.
Living Area: a stunning light and spacious living area with glazed double bi-fold doors along the length of the garden side opening onto the terrace. There's a bespoke stunning kitchen, oak dining table with 8 chairs and a comfortable sitting area around the wood-burning stove.
Kitchen: a wonderful bespoke kitchen which has a large central island with 2 bar stools and a feature circular wooden section. It has been finished to an extremely high specification and designed to cater generously for 8 guests (and more) with an electric Aga range cooker and Miele integral appliances: 2 dishwashers, 2 fridges, 2 freezers and a drinks chiller.
Dining area: overlooks the garden with fully glazed double bi-fold doors, there's a large oak dining table with 8 chairs.
Sitting area: lovely sitting area which has two feature original flint stone walls, a wood-burning stove (a basket of logs are provided during your stay), three comfortable sofas, attractive wood and glass coffee table, wall-mounted digital TV and a DVD player.
First Floor
A wooden, gently curving staircase leads up from the living area to the landing.
All of the bedrooms and their en-suite bath/shower rooms have high ceilings with original beams and have been luxuriously appointed and carefully furnished to ensure guests are comfortable. High quality bed linen and fluffy towels are provided. All of the en-suites have high specification bathroom fittings and contemporary tiles, with the modern heating and water system ensuring that there's always plenty of hot water available.
Bedrooms 1 and 4 are accessed directly from the landing, with a separate door on the landing which leads to bedrooms 2 and 3 via a small hallway.
Bedroom 1: beautifully presented room with lovely open views across the garden and neighbouring fields. It has a king-size bed, bedside tables and lamps, wall-mounted TV, a chest of drawers, two built-in wardrobes and a chair. There is a large en-suite bathroom: with free-standing bath, separate walk-in shower with drencher head, twin vanity basins, WC and a heated towel rail.
Bedroom 2: beautifully presented with a contemporary Juliet balcony to enjoy the lovely rural view. It has a double bed, bedside table and lamp, tall-boy, bedroom chair and built-in wardrobes. There is an en-suite shower room: with a large walk-in shower with drencher head, hand basin, WC and a heated towel rail.
Bedroom 3: beautifully presented with a double bed, bedside tables and lamps, bedroom chair and a built-in wardrobe. There is an en-suite shower room: walk-in shower, hand basin, WC and a heated towel rail.
Bedroom 4: another equally lovely room but this one has twin beds, bedside table and lamp and built-in wardrobes with shelving and hanging space. En-suite bathroom: walk-in shower, hand basin, WC and a heated towel rail.
Please note: There is a hairdryer and an electric tower fan in each bedroom. Duvets and pillows are all hypo-allergenic and foam. There is a highchair in the property for use
Outside
The barn is situated down a driveway off the coast road with ample parking space for 4 cars, entry to the barn is via a wooden gate into the garden.
The west-facing garden is fully enclosed, with a flint stone wall and willow fencing. There is a paved terrace with outside furniture comprising of a bench, corner unit, armchair, two sun loungers, parasol and table and a gas Weber barbecue, with the rest of the garden laid to lawn.
Conveniently located within a short walk of Brancaster beach, the Norfolk coastal path, the Royal West Norfolk golf club and the excellent Ship Inn.

Beach
Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.
Village
A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!
Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.
Visit
Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.
There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.
History
A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber. You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.
To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast

We enjoyed a wonderful relaxing week at 1 Manor Barns. The house was perfectly equipped and just the right size for our group. The location was brilliant being so close to the beach and many nice eateries.The house was quiet and so everyone, even those with a tiny baby, were able to benefit for the week away. We loved the fresh seafood and the wonderful cakes available at almost every coffee shop/bike.

We rented the property over the Christmas period 2023 and we very much appreciated that the owner had arranged for the Housekeeper to put up a really beautifully decorated Christmas tree in the sitting room. They also provided festive decorations on the staircase and landing. It all looked amazing and made our Christmas perfect! Thank you so much! Seeing the joy experienced by my children and grandchildren when we arrived and switched on the Christmas tree lights in the sitting room. I normally do the washing up even when we rent a house on holiday and boy was it great to have a kitchen with TWO side by side dishwashers to use - WOW!!
We had a great time staying at the property. Everything you could have wanted was available, one of the best kitted out kitchens we have ever stayed in. We would definitely revisit this property. The location is ideal for visiting the beach and using local bus routes. Having the beach so close was great, within walking distance. Close proximity to local bus routes was a bonus. Information folder was very comprehensive .
Lovely cottage furnished to a high standard which comfortably accommodated us for our recent 2-week stay. Heronsway is ideally situated for access to Old Hunstanton beach and beach side cafe, both of which are very good and popular. White horse at Holme, a 10 minute walk, is good for pub food at lunch or tea. Norfolk wildlife is good for beach walks. Eric’s pizzas are close by and good.
Although the weather was not kind to us, we had the most wonderful stay. The barn is beautiful and was immaculately clean on our arrival . Everything you could need had been thought of. The garden was great for two five year olds to play safely in and it was lovely that it provided shelter from the wind. Each room having an en-suite provided privacy for three families. I would highly recommend staying here as you won’t be disappointed. Wonderful open plan living area.
We had a lovely week at this well equipped and relaxing house. The weather was good, so we were able to make use of the outdoor eating area for several meals. Lovely and close to Brancaster beach, - very easy to walk to from the house.The highlight of our stay was getting lots of beach time. We also made good use of the local tennis court.
Fabulous place to stay. Accommodated all our family comfortably and has a wonderful west facing garden where we enjoyed the sunshine. Highly recommended.

1 Manor Farm Barns is Spacious and modern. We liked having Four Ensuite bathrooms, perfect for a family get together but allowing space .enjoyed the board games too!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
