1 Langtry Cottage has been transformed in recent years to create a spacious, sociable and fun holiday home. The cleverly designed extension has added a fabulous kitchen/breakfast room and a contemporary sitting room with a wood-burning stove and French doors leading to the garden at the rear of the cottage. Upstairs there are three bedrooms and an elegant family bathroom, making this perfect for a family retreat. Outside there is a rear enclosed courtyard garden ideal for dining al fresco. It is conveniently located in the village of Docking and within walking distance to a village pub, shop, thriving fish & chip shop and children's playground. The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham are only 10 minutes drive away.

Ground Floor
Cloak/utility room: hand basin, WC, chrome heated towel rail and a washing machine.
Sitting Room: lovely light and spacious area furnished in a selection of modern and antique style furniture with a wood-burning stove and French doors leading to the rear courtyard garden.
Kitchen / Dining area: shaker-style kitchen, well-equipped with an electric oven, microwave, barista-style coffee machine, fridge and freezer. There are glazed doors, opening out to the courtyard garden, making it feel light and airy. For dining there's a kitchen table with six colourful chairs.
First Floor
Bedroom 1: well presented with a king-size bed, bedside tables and lamps and reduced-height wardrobe for clothes storage.
Bedroom 2: a second well-presented room with king-size bed, newly-added bedside tables and lamps with chest of drawers.
Bedroom 3: a smaller room with bunk-beds, and a large chest of drawers.
Bathroom: a beautiful suite with a freestanding, clawfoot bath, separate shower cubicle, wash hand basin and WC
Outside
Please note there is a security camera on the driveway overlooking the boat but this is only switched on when the house is empty.At the back of the cottage is a fully enclosed courtyard garden which is mostly paved, with a raised decking area, perfect for dining al fresco. There is a gate at the side of the garden leading to a shared driveway offering parking for one vehicle. There is also an electrical car charging point which is a pay as you go charger.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

We've had a lovely holiday visiting all our favourite places in Norfolk. New to us was hiring the private swimming pool in Hunstanton - a hit with our 3 girls. The cottage was lovely and cosy to come back to, and we've had sunshine but it's been cold! Love all the decor, colours and pictures. Very calming and relaxing.
We had a great week at the cottage, it wasn't too small for all 7 of us (including baby) for the weekend yet not too big for just the 2 of us plus baby for the rest of the week. We enjoyed exploring the beaches and would highly recommend breakfast at Thornham Deli. Lots of little extras in the house that we really appreciated - night lights on the landing, gro clock in the children's bedroom, binoculars for all the wildlife we could see out of the bedroom window! The shower was great.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
