1 Crarves is a superb newly renovated cottage, with two bedrooms and two bath/shower rooms, carefully furnished and immaculately presented by its new owners for use as their Norfolk bolt-hole. Downstairs the cottage has been opened up to create a sociable open plan layout with a light and airy feel, including a lovely newly fitted kitchen and comfortable sitting area with a wood burning stove. For those wishing to escape, a converted cellar with a sofa and TV provides a perfect extra place! Upstairs the double and twin bedrooms are both beautifully presented, making it ideal for a couple or a family. Outside there's the advantage of two private off-street parking spaces and a fully enclosed courtyard garden. It is conveniently situated in Docking village, within walking distance of an excellent shop/post office, local pub serving food, fish & chip shop, children's playground, tennis court and a fishing lake. The beautiful sandy beaches at Brancaster and wildlife reserves of the North Norfolk coast are within a 10 minute drive away.

Ground Floor

This has been opened up to create an open plan kitchen/dining and sitting area with wooden flooring throughout. There's an effective modern heating system using thermostatically controlled electric radiators throughout the cottage.

Kitchen: a superb fitted kitchen which is well-equipped with all new appliances including an electric oven, halogen hob, full height fridge/freezer, washer/dryer, integral dishwasher and a microwave.

There's a dining table with four chairs, console table and a glazed door opening out to the private patio garden.

Sitting area: has wood burning stove feature fireplace, two new comfy blue sofa's and Smart TV

Cellar: there is a solid metal hatch with a steep spiral staircase which may be opened up to lead into the newly converted cellar with heating, which has a two seater love seat and smart TV and DVD player - perfect place to escape to! (Please note that the nature of the staircase makes it unsuitable for small children, but it is completely safe once closed).

Bathroom: contemporary newly fitted bath with overhead shower, hand basin, WC and heated towel rail.

The staircase is not steep with a hand rail.

First Floor

Bedroom 1: A lovely room twin beds which can be zip-linked to make a super-king bed (please request at time of booking), bedside table and lamp, clothes rail and shelves.

Bedroom 2: beautifully presented cosy room with a double bed (please note; the bed is against the wall) overhead light, dressing table with hair-dryer, clothes rail and shelves.

Shower room: newly fitted shower cubicle, hand basin, WC and heated towel rail.

Outside

There is dedicated off-street parking for two cars in a shingled parking area at the side of the cottage.

The private fully enclosed patio garden is fully paved with surrounding flower beds and has an outside table with four chairs and a barbecue. It is a perfect spot for capturing the afternoon and evening sunshine.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Lovely cottage with a great location for the beautiful beaches at Brancaster and Holkham (not enough time to visit Blakeney this trip), towns of Brancaster and Wells-next-the-Sea and of course Sandringham which was full of autumn colour.
Fully equipped and perfect for our short stay with our dogs.
We were lucky to be visiting during the Norfolk Restaurant week. We ate at The Railway Inn on our first evening. The food was great and definitely a cut above “scampi and chips” as mentioned in your restaurant guide.
Also ate at The Duck Inn which was very pleasant. The local businesses were very accommodating with our furry friends too. Definitely will be back.

Very comfortable cottage , great places for walking the dog, my girl loved it . The beds were really comfortable and great having a shower room + separate bathroom, the only thing missing was a teapot. Would certainly book again.

A very well equipped cottage located in a lovely village for exploring this part of Norfolk. A cottage perfect for a small family with a modern interior. The store cupboard essentials in the cottage were very well received as you always forget something when self catering! Thank you for the doggy biscuits too. Drinks in the courtyard on the lovely sunny days - parasol very welcome. Well proportioned living area for a small family. Walking around the village of an evening. Exploring this part of Norfolk for the first time.

We had a very good time while staying at Crarves and found the accommodation comfortable and well equipped generally. It suited us well. The information folder was very useful and we managed to visit the bird reserves nearby which was a main aim of the visit.

The cottage was immaculate, and very well appointed. Completely dog safe at the back. The village was pretty, with local grocery and fish and chip shops. My only minus, was no welcome pack which was a first for us, but other than that the cottage was faultless. Our favourite part of the stay was Holkham beach.

Lovely clean and welcoming cottage. Everything you need for a comfortable stay. Ideal for dog owners… especially liked the hot outdoor shower in the garden, never have to bring a dirty or sandy dog in the house… the dog loved it too!!. All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
