1 Crarves is a superb newly renovated cottage, with two bedrooms and two bath/shower rooms, carefully furnished and immaculately presented by its new owners for use as their Norfolk bolt-hole. Downstairs the cottage has been opened up to create a sociable open plan layout with a light and airy feel, including a lovely newly fitted kitchen and comfortable sitting area with a wood burning stove. For those wishing to escape, a newly converted cellar with a sofa and TV provides the perfect place! Upstairs the double and twin bedrooms are both beautifully presented, making it ideal for one or two couples or a family. Outside there's the advantage of two private off-street parking spaces and a fully enclosed courtyard garden. It is conveniently situated in Docking village, within walking distance of an excellent shop/post office, local pub serving food, fish & chip shop, children's playground, tennis court and a fishing lake. The beautiful sandy beaches at Brancaster and wildlife reserves of the North Norfolk coast are within a 10 minute drive away.

Ground Floor

This has been opened up to create an open plan kitchen/dining and sitting area with wooden flooring throughout. There's an effective modern heating system using thermostatically controlled electric radiators throughout the cottage.

Kitchen: a superb newly fitted kitchen which is well-equipped with all new appliances including an electric oven, halogen hob, full height fridge/freezer, washer/dryer, integral dishwasher and a microwave. All new cookware, crockery and glassware was purchased in 2018.

There's a round dining table with four chairs, console table with digital bluetooth radio and a glazed door opening out to the private patio garden.

There is a high chair at the property for guest use

Sitting area: has a newly installed wood burning stove, sofa and two comfy armchairs, Smart TV with a DVD player.

Cellar: there is a solid metal hatch with a steep spiral staircase which may be opened up to lead into the newly converted cellar which has a sofa and TV - perfect place to escape to! (Please note that the nature of the staircase makes it unsuitable for small children, but it is completely safe once closed.)

There is unlimited free infinity Wifi provided in the cottage.

Bathroom: contemporary newly fitted bath with overhead shower, hand basin, WC and heated towel rail.

The staircase is not steep with a hand rail.

First Floor

Bedroom 1: beautifully presented cosy room with a double bed, overhead light, dressing table with hair-dryer, clothes rail and shelves.

Shower room: newly fitted shower cubicle, hand basin, WC and heated towel rail.

Bedroom 2: another lovely room containing wrought iron twin beds, bedside table and lamp, clothes rail and shelves.

Outside

There is dedicated off-street parking for two cars in a shingled parking area at the side of the cottage.

The private fully enclosed patio garden is fully paved with surrounding flower beds and has an outside table with four chairs and a charcoal barbecue. It is a perfect spot for capturing the afternoon and evening sunshine.

The owners are happy for a small dog to stay but have politely requested that they do not soil the new paving stones.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
