Woodlark is a beautifully presented, newly refurbished bungalow located in Docking, within easy driving distance of the North Norfolk Coast. This lovely holiday home comfortably accommodates seven guests, with a superb sitting room, contemporary spacious kitchen, four well-presented bedrooms (one en-suite) and a family bathroom.
There's the advantage of ample private parking and a fully enclosed back garden, making it safe for children. It's conveniently located within walking distance of local amenities including a fish & chip shop, Spar and Post Office, Doctor’s Surgery and a local pub.

Entrance Hall : Plenty of hooks for coats
Sitting Room: Large airy room with patio doors, two large comfortable sofas and a foot stool, log burner, a large flat screen with BT Sport and Apple TV, DVD and Blu Ray player and Netflix, Bose blue tooth speaker and a booster for the Wi-fi which extends through the whole house and gives a 5 bar strength.
Kitchen/Breakfast room: Superb well equipped fitted kitchen with a large farmhouse table seating 8. There is a washing machine, fridge freezer, electric oven, dishwasher, espresso coffee machine, digital radio and high chair available. Patio doors lead out to the side of the property to a seating area.
Bedroom 1: Large bedroom with oak framed king-size bed, with Emma memory foam mattress, bedside tables with lamps, chest of drawers and wardrobe. Window overlooking the back garden. Door leading in to...
En-suite shower room with a shower, hand basin and WC.
Bedroom 2 : Single bed with Emma memory foam mattress, chest of drawers and convenient rail of hooks.
Bedroom 3: Double bed with an orthopaedic mattress, bedside tables and lamps, chest of drawers and a rail with hooks and hangers
Bedroom 4: Double bed with Emma memory foam mattress, bedside tables and lamps, chest of drawers and a rail with hooks and hangers
Family Bathroom: Bath with a fixed overhead shower, hand basin and WC.
There is a travel cot available if required, but please provide own bedding.
Outside
The shingled driveway provides plenty of space for cars with the advantage of also having use of the wooden shed for secure storage of bikes. There are gates leading to the back of the bungalow, which is fully enclosed and laid to lawn, with a private terrace with a large garden table and chairs. There is also a charcoal barbecue.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

This is the third time we have stayed in Woodlark. The accommodation is very clean and comfortable. The house is well equipped. It’s convenient for exploring the coast or inland. Docking itself is a very underestimated village. We took the grandchildren to Bircham Mill where they cooked three delicious loaves from scratch. My wife and I visited Hindringham Hall gardens and Holkham Hall ( both Historic Houses) and Blickling Hall (NT). The weather was good enough for Brancaster and Old Hunstanton beaches. And, of course, Docking fish and ship shop.
Super bungalow. Decor and furnishings were of a very good standard. The kitchen was well equipped . Lovely sized garden. Overall a super and comfortable holiday home, which has lots of space for 3 children and 3 adults . Location was super for us as wanted to use Brancaster beach. Everyone in our party loved the bungalow and after a busy day out looked forward to returning to comfortable ‘home’.
We had an amazing time, a beautiful house, close to everything we needed.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
