The Hideaway is a contemporary renovated period cottage tucked away in Docking village. Its new owners have transformed this cottage into a bright and stylish holiday home by creating a light and spacious open plan sitting area with a wood-burning stove and a contemporary fitted kitchen. Upstairs there are two bedrooms and a modern shower room, making this perfect for a couple or a family. Outside there's a rear enclosed courtyard garden ideal for dining al fresco. It is conveniently located in the Docking village, set back from the road, within walking distance to a village pub, shop, thriving fish & chip shop, children's playground and fishing lake. The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham are only 10 minutes drive away.

Please note the owner will only accept one small dog at the property.

Ground Floor

Downstairs has been completely refurbished with an open plan spacious sitting and dining area with oak flooring, leading through into the kitchen.

Cloak/utility room: hand basin, WC, chrome heated towel rail and a washing machine.

Sitting area: lovely light and spacious area furnished in a contemporary style with a wood-burning stove and steps leading up the the kitchen area. Comfortably seats four with a grey sofa, bench seat sofa, two built-in bookshelves with a good selection of books and DVDs for guests to enjoy, comfy bench seat with cushions (over handy built-in storage cupboards), foot-stool and flat screen freeview digital TV with an Amazon fire-stick (for access to Netflix etc.) and a DVD player.

Kitchen area: contemporary new kitchen well-equipped with an electric oven, microwave, slim-line dishwasher, Lavazza coffee machine, fridge with a small freezer compartment. There's a skylight and glazed doors, opening out to the courtyard garden, making it feel light and airy. For dining there's a white kitchen table with four chairs.

The staircase is not steep and there is a hand rail.

First Floor

Bedroom 1: well presented with a king-size bed, bedside tables and lamps, chest of drawers and clothes hanging hooks.

Bedroom 2: a smaller room with full-size twin beds, a central bedside table and lamp.

Shower room: superb contemporary walk-in shower, hand basin, heated towel rail and WC.

There is a travel cot available if required (conveniently stored in the cupboard under the stairs) and a highchair (stored in the cupboard in the sitting area).

Outside

Although there is no designated off-street parking spaces there are no parking restrictions in Docking village and it is usually possible to park nearby the cottage or behind it.

At the back of the cottage is a fully enclosed walled courtyard garden which is paved, with a table and 4 chairs with a parasol. There is a pathway from the side of the cottage with a wrought iron gate leading to the garden.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

The kitchen was light and airy and cleverly designed to make maximum use of space, with ample utensils and cutlery. A cool cupboard alongside the fridge was very handy for storing vegetables and other items. The small courtyard garden to the rear is well-enclosed, very useful for anyone staying with a dog. While Fakenham Road can be quite busy, we found the cottage was reasonably quiet at night. The Hideaway is ideally situated for exploring the North Norfolk Coast between Hunstanton and Wells with big wide-open beaches that our dog loves. We enjoyed Holkham Park and would highly recommend the Walled Garden there, one of the best we've visited. We also had a lovely day out at Sandringham, the house tour was very good and the gardens extensive. Don't miss the Old Stables courtyard with its cafe and museum of old Royal Cars.

We absolutely loved our week’s stay in Docking. Lovely clean and homely space with everything we needed and amazing location for visiting different beaches, towns and amenities. I really appreciated the provisions that had been made for bringing a dog like the gated front and back so she could roam freely and safely. I’m sad to go home and would love to stay again!

We have enjoyed the most relaxing holiday at The Hideaway. The cottage was very well furnished and considered touches like the children's books, DVDs etc. were a pleasant bonus. A comfy bed and couch let us chill after days exploring NE Norfolk. Docking is a great centre to venture out to the neighbouring villages and gorgeous beaches.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
