Brancaster House is a superb contemporary coastal Norfolk house, conveniently located in the heart of Brancaster village within a short walk of the beautiful beach and the excellent Ship Inn. It has a lovely light and spacious kitchen/breakfast room overlooking the west facing garden and a delightful sitting room with an attractive feature brick fireplace with a wood burner. Up to six guests are comfortably accommodated upstairs within the three beautifully presented bedrooms, with the advantage of three bath/shower rooms (one being on the ground floor) and off street parking for 2 cars.

Ground Floor

Kitchen/Breakfast room: a stunning light and airy glazed garden room with a high quality kitchen and a lovely space for dining. The well-equipped kitchen has an electric range cooker, integral dishwasher, integral fridge/freezer, microwave and a washing machine. There is a wooden dining table with seating for six guests and doors opening out to the west-facing garden.

Sitting Room: a lovely room which has been carefully decorated using works from local artists, with a large brick feature fireplace with wood burner, big comfy sofa, two armchairs, large flat-screen TV with FreeSat, home cinema sound system, DVD player and a Bose docking station. There is a large selection of DVDs, books and games available for guests to use.

Cloakroom: with hand basin and WC. Leads through into...

Shower Room: contemporary wet room with wall-mounted shower, hand basin and WC.

First Floor

The stairs lead up from the kitchen and are not steep, with a hand rail.

Bedroom 1: light and airy room with bay windows, a double bed, bedside tables and lamps, built-in wardrobes with plenty of shelving and hanging space and a dressing table.

Adjacent bathroom: has a bath with shower mixer taps, separate walk-in shower, hand basin, WC and a heated towel rail.

Bedroom 2: another beautifully presented room with a double bed, bedside tables and lamps and a built-in wardrobe.

En-suite shower room: has a walk-in shower, hand basin, WC and heated towel rail.

Bedroom 3: has two single 3' beds, a bedside table and lamp and a built-in wardrobe. En-suite: hand basin and WC.

Outside

There is off-street parking for two cars in the private shingled parking area accessed from London Street. Entry to the house is via the wooden back gate.

The west-facing garden is fully enclosed (lockable) and has a patio area with an outside table and chairs, some mature shrubs and plants, a charcoal barbecue and a comfy wicker seat. Perfect for catching the evening sunshine!

The beautiful coast at Brancaster, the Royal West Norfolk Golf Club and The Ship Hotel are all within walking distance and there is the advantage of a village shop and children's playground also nearby.

Please note that although this property will not accept dogs, the owners do have one dog who stays here.

Beach

Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.

Village

A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!

Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.

Visit

Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.

There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.

History

A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber.  You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.

To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast


Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.

Guestbook review: Brancaster House is a wonderful, well equipped and well located house. The range of rooms with bathroom facilities is amazing. The garden & parking space is perfect. I spent a long time trying to find 'the perfect cottage' with all our needs & this house was ideal. Walkable distance to the beach, the lovely Ship pub over the road and with a local store in short walking distance with a playground & playing field. Not too far from the Burnham Deepdale stores if further supplies are needed. The house is lovely - interesting pictures on the walls, plenty of room & storage, games cupboard and a lovely note left for us for ideas to do. Brancaster beach as ever is wonderful - the kiosk supplying a wide range of food, drink, ice cream & beach supplies is brilliant. The Ship across the road is lovely for food. Not to far for Holkham either with its fabulous beach & Hall.

Pleasant spacious house with reassuringly solid furniture. My grandson said, “This place has everything we need; a playground, the beach and a shop.” I enjoyed the buses and dinner at the Ship. The people who sell eggs in the village were lovely. Flying kites.

Lovely comfortable house for 4 adults and 2 children.Great location. Well equipped for our family. We enjoyed the house and garden and would consider visiting again. Lovely beach easy walking for us and car park next to the beach good if you have a lot of stuff to take. Pensthorpe nature reserve easy car drive and well worth a visit. Most of the time spent on the beach.

On the whole the weather was sunny and dry, a little bit chilly when windy. We visited the beaches and had lots of lovely walks during our stay. Grandma and Grandad took advantage of the brilliant coastliner 36 bus service. I got to relive my childhood by reading most of the " biggles" book!

The experience was well thought out. E.g. log fire and DVDs/board games for rainy weather. BBQ and nice seating for nice weather. Brancaster House was full of light. It was warm (didnt need heating on, but would have done in my own house in same weather conditions). Decor was lovely. We would stay again!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
