3 The Old School is a 3-storey conversion of part of an old Victorian school which has been tastefully refurbished throughout in a contemporary coastal style. This stylish holiday home with 3 beautifully presented bedrooms and 2 modern bathrooms is maintained to an exceptionally high standard and would be ideal for three couples or a family wanting to explore the charms of the North Norfolk coast. It has an attractive, private fully enclosed garden which overlooks the picturesque Burnham Ulph church and has the added bonus of 2 off-street parking spaces.

Ideally located within a short walk of Burnham Market's village green and only 10 minutes drive from the beautiful unspoilt beaches of the North Norfolk coast.

Ground Floor

Entrance Hall: with a console table and a coats cupboard.

Cloakroom: hand basin and WC.

Kitchen: lovely grey painted kitchen with granite worktops and a Belfast sink. Well-equipped with a built-in electric oven, halogen hob, microwave, slim-line dishwasher, fridge/freezer and a washer/drier. There is a wooden dining table which comfortably seats 6, with 4 chairs and a bench seat.

Sitting room: this is a lovely light and airy room with bleached wooden floorboards and fully glazed doors opening out to the pretty garden overlooking the church. It's beautifully presented in calming coastal tones, with a newly installed cream wood-burning stove, a roomy L-shaped sofa, second sofa, armchair, coffee table and a top of the range Smart TV.

There's the advantage of wifi provided in the cottage with a land-line telephone available to use if required (on an honesty box basis).

First Floor

The stairs lead up from the hallway and are not steep with a hand rail.

Bedroom 1: Beautifully presented spacious room with a large window overlooking the church. There's a king-size bed, bedside tables and lamps, armchair and built-in wardrobes with plenty of storage space.

En-suite shower room: contemporary tiled shower room with a walk-in shower, attractive basin, WC and heated towel rail.

Bedroom 2: Beautifully presented slightly smaller room with a double bed, bedside tables and lamp, armchair and built-in cupboards with plenty of storage space.

Bathroom: contemporary bathroom having a bath with shower over, hand basin, heated towel rail and WC.

Second Floor

The stairs are not steep and lead to a landing area with an armchair.

Bedroom 3: Lovely room with a pitched ceiling, king-size bed, bedside tables and lamps, tall boy and built-in cupboards.

Outside

Quietly situated off North Street with 2 designated off-street car parking spaces in the shingle drive at the front of the property. There is a lockable shed available to use for the storage of bicycles if required.

At the back is a private fully enclosed walled and fenced garden which is part paved and part shingled with a variety of shrubs and plants. There is outside furniture and a barbecue.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Pretty cottage in a quaint setting backing onto the church. Nicely laid out, plenty of space with tasteful decor. Easy access to all amenities in Burnham Market and the surrounding coast. Loved this part of North Norfolk. Big skies, gorgeous coastline, wealth of wildlife, great seafood and other local produce. The cottage was very comfortable.

We have stopped in Burnham Market with Sowerbys many times over the years. 8 or 9. We previously stopped at 3 The Old School in 2016. It’s a fabulous house. There were 5 of us. Three generations from 8 years old to 76. The house works great for all of us. It provides the function of everything you could want in a holiday home but it’s the feel of it which is the welcome extra. And being right in the middle of Burnham Market the location is fantastic. We did all the usual stuff that we enjoy so much on our Burnham Market holidays so it’s hard to pick out a highlight but eating at No.29 is extra special.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
