Eider Cottage is a delightful period Norfolk flint and brick cottage with vaulted ceilings and the advantage of two generously sized reception rooms, two downstairs bedrooms (ideal for less mobile guests) and an attractive front garden with off-street parking and landscaped enclosed back garden. Originally two separate cottages, it has been refurbished by its new owners and now offers spacious and comfortable accommodation for two families or up to eight adults, with all four spacious bedrooms having en-suite facilities. Please note that both upstairs bedrooms are accessed via their own steep traditional Norfolk winder staircase.
The highly acclaimed Duck Inn is only a short stroll away, and the unspoilt and magnificent beaches of the North Norfolk coast and lovely Georgian village of Burnham Market are easily reached within a 10-minute drive.
Outside school holidays Eider Cottage is available at reduced rates with the use of the two ground floor bedrooms only.
Accommodation
Ground Floor
Entrance: into the open plan dining area and kitchen with original pamment tiled floor.
Dining room: a lovely light and spacious room with a high vaulted ceiling, a wood-burning stove and glazed doors to the garden. Eight guests may dine in comfort with a large wooden dining table (with a glass top) and eight chairs.
Kitchen: well-equipped kitchen with an electric double oven and induction hob, integrated fridge/freezer, microwave, integrated dishwasher. There is a nespresso Krupa pixie coffee machine.
Utility room: useful spacious room with the door to the back garden. Contains a Belfast sink, washing machine, overhead clothes airer, additional cupboards.
Sitting Room: A lovely comfortable room with an ornamental fireplace, two large comfy sofas, three armchairs and a large Smart TV. There is a door to the staircase which leads up to bedroom 4.
Library: another good-sized sitting room with well-stocked bookshelves, a wood-burning stove, comfy sofa, two armchairs and a Smart TV. There is a door to the staircase which leads up to bedroom 3.
Bedroom 1: a lovely room overlooking the front garden with a high vaulted ceiling. Contains a king-size bed, bedside tables and lamps, large wardrobe with hanging space and shelving.
En-suite shower room: newly fitted in 2024 with a walk-in shower, hand basin, WC and heated towel rail.
Bedroom 2: another spacious room with a high vaulted ceiling and doors opening out to the back garden. Contains full-size twin beds, bedside table and lamp and a built-in wardrobe.

First Floor
There are two separate staircases leading to each bedroom. Please be aware that both are steep Norfolk winder staircases with a rope handrail and are not suitable for small children or anyone with limited mobility.
Bedroom 3: is accessed via the library staircase. Lovely spacious room with a king-size bed, bedside table and lamps, built in storage cupboards with hanging space and shelving and a console table with chair.
En-suite shower room: has a walk-in shower, hand basin, heated towel rail and WC
Bedroom 4: is accessed via the sitting room staircase. Lovely spacious room with full-size twin beds, bedside table and lamp, wardrobe with hanging space and shelving and a small desk with chair.
En-suite bathroom: bath with shower mixer taps, hand basin, heated towel rail and WC.
Outside
There are two private shingled driveways at the front of the cottage; one has parking for a single car and the other has parking for two cars.
Access to the cottage is via a path leading across the front lawn. The front garden is not enclosed and is mainly lawn with a variety of shrubs and plants.
The attractive back garden is fully enclosed and private, making it safe for dogs and small children. It has a shingled area with outside wooden table and chairs seating eight and a charcoal barbecue. There are a couple of steps leading to a raised lawn area.
It's a very short walk to the excellent local pub, The Duck Inn, a children's playground and a traditional village pond to feed the ducks.
The beautiful coast at Brancaster or Burnham Overy is easily reached within a 10 minute drive.
