Hilltop is a delightful newly refurbished detached cottage, stylishly furnished by the owner. This is one of our most popular cottages, providing spacious accommodation for four, with an oak framed garden room enjoying elevated countryside views. It has a superb new bathroom and a spacious kitchen with a Stoves range cooker, beautifully finished in coastal colours, with all high quality appliances. There are new comfy beds in both bedrooms with one king-size room and a one room with the option to have a super king-size room or twin beds. This lovely cottage is situated just off the road up its own private driveway and has an oak double bay cart-shed, with an attractive fully enclosed dog-proof south facing garden. It's within walking distance of a good local pub, The Jolly Farmer, and only 3 miles from the charming Georgian village of Burnham Market and 5 miles from the lovely coast at Brancaster, Burnham Overy Staithe and Holkham.

Ground Floor
Kitchen: a superb high quality kitchen with blue/grey painted units and high quality appliances. There is a Stoves electric range cooker with a ceramic hob, a built-in Bosch dishwasher, microwave, built-in washing machine and a full-height stainless steel fridge/freezer. There is a Nespresso machine for guests use (please supply your own pods) This is a lovely spacious room overlooking the garden with an original pamment tiled floor and plenty of space for four to eat around the painted wooden kitchen table. It has been extremely well-equipped, including all new cookware and crockery to ensure that cooking is not too much of a chore!
Sitting Room/Dining Area: A good-sized beautifully presented room with windows overlooking the front and back garden. At one end is a stylish dining table seating four, sideboard with lamps, whilst the other end is the sitting area with a wood burning stove, two occasional chairs and a large comfortable sofa. door to rear south facing garden, freeview Smart TV, DVD and 3 sonos speakers.
Garden Room: Lovely oak framed room with open countryside views, 2 leather sofas, stylish occasional chairs coffee table and a selection of books and games
Bathroom: with new quality fittings including a walk-in shower, bath, hand basin, heated towel rail, motion-sensor illuminated mirror and WC.
First Floor
Bedroom 1: Has lovely countryside views. There's a new king-size divan bed with a new quality mattress and topper, large fitted wardrobe and shelving, bedside tables and lamps, bedroom chair and a Dab radio.
Bedroom 2: Overlooks the garden. There are new divan full-size twin beds (which may be connected to make a super king-size six foot bed), tall chest of drawers, built-in cupboard, bedside tables and lamps, chair and a Dab radio.
Cloakroom: Conveniently located at the top of the landing between the two bedrooms with a WC and a hand basin.

Outside
There's a shingle driveway off the road leading up to the cottage with a large oak cart-shed providing covered parking space for two cars.
There are newly installed side gates leading to the attractive fully enclosed south facing garden which is mainly lawned and has a variety of shrubs and plants. It has been carefully fenced to ensure that it is dog-proof. There's a patio area with a rattan table and chairs (with cushions) , garden parasol and a charcoal barbecue.
It is only a short drive to the beautiful coast at Burnham Overy Staithe, Holkham, Wells or Brancaster.
