Chimney Barn is a lovely period barn conversion with a stunning full height living room with original beams and exposed flint & brick walls. It's ideally located in a peaceful position, within walking distance of the Georgian village of Burnham Market and also the beautiful coast at Burnham Overy Staithe, in a highly sought after small development of prestigious barns. The barn comfortably accommodates up to six guests within its four bedrooms, one of which is a charming mezzanine room above the living room, with the remaining three bedrooms all on the lower ground floor.

Outside there's the advantage of a decked balcony overlooking the attractive private rear walled garden, with ample parking space and opportunities for walking from the doorstep.

Accommodation

Upper Ground Floor

Entrance to the barn is from the front courtyard garden at upper ground level. There is central heating throughout the barn and the advantage of free wifi provided.

Entrance lobby: has a built-in coats cupboard, shower room and glazed doors through to the living area.

Shower room: has a walk-in shower with mosaic tiles, hand basin, WC and heated towel rail.

Living area: Wow! A fabulous full-height light and airy open plan area with an original beamed ceiling, exposed brick and flint walls and wooden floorboards covered by rugs. This stunning sociable room provides plenty of space for guests to sit & relax, dine and cook together. There's a feature brick fireplace housing a wood-burning stove, a wonderful arched window, large comfy sofa, armchair, large wooden chair and wicker chair, occasional tables and lamps. There is plenty of space to dine with a large wooden table and six chairs and from here it leads through into the kitchen area.

Kitchen area: Has a newly fitted kitchen in 2022 with a Belfast sink, Zanussi electric oven, ceramic hob, dishwasher and a fridge/freezer. There is a glazed door leading out to the decked gated balcony.

From the living area there is a turning wooden staircase up to the mezzanine room ( which could be unsuitable for very small children).

Mezzanine room: wonderful heavily beamed area looking down over the living area with a sofa and a chest packed full of books and games. Guests may sleep up here as there are wrought iron twin beds (which may be pushed together to make a double bed) and a bedside table and lamp. Please note that there is no door to this room, nor any storage space for clothes.

Lower Ground Floor

There is a turning wooden staircase down from the living area to the snug on the lower ground floor. Guests are advised that this staircase is not suitable for small children.

Throughout this floor there is original pamment tiled flooring.

Snug/TV room: has a leather sofa, leather armchair, cane chair, wall-mounted TV, DVD player. There is a utility cupboard housing the washing machine and a tumble dryer. Access to the terrace via a glazed door.

Bedroom 1: charming room overlooking the rear walled garden with glazed doors opening onto the terrace. There is a king-size wooden bed with heart-shaped detail, bedside tables and lamps, built-in wardrobe and a full length mirror.

Bathroom: has a bath with shower mixer taps, hand basin, WC and heated towel rail.

Bedroom 2: another charming room with twin wooden beds with heart-shaped detail, bedside table and lamp, chest of drawers.

Bedroom 3: has full-size bunk beds, built-in wardrobe, dressing table and mirror and a selection of toys and games.

Outside

Chimney Barn is one of the exclusive development of barns at Mill Farm and has ample parking space at the front of the barn in a paved parking area. There is a paved courtyard garden at the front.

There is a delightful high walled private garden which is well-maintained and has a variety of shrubs and plants. It has a good-sized lawn and a large terrace with outside furniture. There is a solid wooden staircase which leads up to a decked balcony (opens into the kitchen). This balcony has a gate and a table and chairs - perfect for catching the evening sunshine.

There is a communal side lawned garden, but guests are requested not to use this garden as they have the use of their own attractive private rear garden.

From the barn it is an easy 10-15 minute walk into Burnham Market or a 30 minute walk to the harbour at Burnham Overy Staithe.

This is a strictly no dogs property and so would be suitable for those who are allergic to pets.
