This is the ultimate hideaway with no neighbouring properties within view, surrounded by open rolling countryside, located on the outskirts of South Creake yet only a short drive to Burnham Market and the stunning North Norfolk Coast. This beautiful barn is extremely well presented and is a much loved family home offering modern and sociable open plan reception spaces on the west wing of the barn and four double bedrooms on the east wing, two of which benefit from en-suites. The property is packed with characterful features such as log burning stoves, exposed beams and joists and vaulted ceilings, beech floors incorporating underfloor heating and all the home comforts you'd hope to find. Living area: a lovely room with a wood burning stove and exposed brick chimney breast, three large comfy sofas. There's a digital freeview TV and music system. Opening through to the sitting room.

Bedroom 1: lovely room with vaulted ceiling and exposed beams, two sets of French doors leading out to the courtyard garden. Contains a king-size bed, bedside tables and lamps, built-in wardrobes.

En-suite bathroom: vaulted ceiling with exposed beams, large shower enclosure with rain-head shower over, hand basin, WC, centrally positioned claw-foot roll top bath with mixer taps and shower attachment. French doors leading out to the courtyard garden.

Bedroom 2: vaulted ceiling with exposed beams and exposed brickwork walls. Has a king-size bed, bedside tables and lamps, built-in wardrobe and airing cupboard.

Bedroom 3: Lovely field and countryside views, exposed beams. Contains a super king 6' bed which may be unlinked to provide two full-size single beds if preferred, bedside tables and lamps, wardrobe.

Family bathroom: with exposed beams and containing a bath with shower mixer taps, large shower enclosure with rain-head shower, WC, hand basin and heated towel rail.

Bedroom 4: Please note that this is accessed internally via Bedroom 1 and its en-suite bathroom, or externally via the door from the courtyard.

This is the smallest bedroom and contains a double bed (4'6"), bedside tables and lamps.

En-suite shower room: walk-in shower, heated towel rail, hand basin and WC.

The Stockyard is idyllically located away from any other properties - no need to worry about disturbing the neighbours! It is entered via a long private driveway flanked by trees, providing a very attractive approach. To the side of the barn is a large gravel parking area with ample parking space for cars.

There is over an acre of private gardens, with a large front lawn enjoying wonderful views over surrounded fields and countryside and plenty of space to run around in.

From the front of the property, there's a lockable gate which leads to the fully enclosed south facing courtyard garden which is a real sun-trap and makes an ideal sheltered outside dining area, with the added advantage of being secure for small children and dogs.

To the side of the barn are planted shrub and flower beds, leading to a further lawned garden which wraps around to the rear of the barn where there is a woodland area with maure trees.

The Stockyard is only 8 miles from the coast, close to the popular villages of Brancaster, Burnham Overy Staithe, Holkham and Wells. The picturesque Georgian village of Burnham Market may easily be reached within 10-15 mins drive.
