The Sidings is a spacious much-loved family holiday home used exclusively for private use until 2018. It is quietly located, tucked away in Old Railway Yard, with ample parking space and a lovely private garden, yet only minutes walk from Burnham Market's village green and the playing fields. This lovely house has a light and airy sitting room leading through to a fitted kitchen/breakfast room, with doors opening out to the landscaped private garden. Upstairs there's a superb master en-suite bedroom with a super king-size bed, an attractive twin room and a bedroom with three single beds perfect for children. Outside there's the advantage of an annexe providing a really useful extra sitting room (with sofa bed) and fitted shower room. There's an attractive landscaped south facing rear garden with a pergola and lovely terraced areas for dining alfresco, with the advantage of three private off-street parking spaces (at the front). Conveniently positioned within the heart of this charming Georgian village and less than 10 minutes drive to the stunning North Norfolk coast with its wide open sandy beaches.

Ground Floor

There is a modern oil central heating system with thermostatic control, making this a warm and inviting place to stay throughout the year.

Entrance into the hall, where there's a plenty of room for coats and boots storage.

Cloakroom: WC and hand basin.

Sitting room: a lovely light and airy room with a wood-burning stove and two large comfy sofas, large flat screen TV and DVD player, selection of games and DVDs. There is a piano with stool which may be played. This room leads directly into the kitchen.

Kitchen/Breakfast room: a superb contemporary kitchen with all integral appliances including electric oven, a ceramic hob, dishwasher, fridge and freezer. (Please note that the washing machine is in the annexe.)

Guests may dine in comfort in the light and airy dining area overlooking the garden which has a large wooden dining table and eight chairs.

Utility room: a really useful space with an American style fridge/freezer, washing machine, tumble dryer, sink and plenty of shelving for storage.

There is the advantage of free fast wifi at The Sidings .

The stairs are not steep and have a hand rail.

First Floor

All the bedrooms have been furnished and decorated to an extremely high standard and have stripped wooden floorboards with rugs. High thread count bed linen and fluffy towels are provided for guests, with extra blankets provided for chilly nights.

Bedroom 1: overlooking the garden with a super king-size bed, bedside tables and lamps, wardrobe, chest of drawers, dressing table and a bedroom chair.

En-suite: contemporary walk-in shower, hand basin, heated towel rail, WC.

Bedroom 2: another beautifully presented room with upholstered twin beds, bedside tables and lamps, dressing table and mirror, wardrobe.

Bedroom 3: ideal for up to three children with three full-size single beds, bedside tables and lamps, wardrobe and a chest of drawers.

Bathroom: with a fixed shower over the bath, hand basin, heated towel rail, WC.

Annexe:


The annexe is accessed by coming out of the back door into the back garden and back in through an adjacent door to the annexe itself

Utility area: with a Belfast sink and a washing machine.

Sitting room: perfect for teenagers to escape to or anyone wanting some peace and quiet! Has a sofa bed, digital TV with Netflix.

Shower room: with a walk-in shower, hand basin, WC and heated towel rail.

Outside:

The Sidings is quietly located down a small private lane (Old Railway Yard) close to the village playing fields with tennis courts and children's playground. There is the advantage of private off-street parking.

At the back is a generously sized south-facing fully enclosed garden, which enjoys a great degree of privacy. It has been newly landscaped with a large terrace, shingled area and lawn with surrounding flower beds. For dining al fresco, there is a charming pergola with outdoor dining table and a Weber gas barbecue. Children will enjoy the trampoline which may be used at their own risk.

It is conveniently located only a few minutes walk from Burnham Market's picturesque village green with a wide range of independent shops, galleries and boutiques.

Short Breaks

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
