The Old Pharmacy is a beautifully presented, fully refurbished, spacious five bedroom, three bathroom house situated in the centre of Docking village, with a fully enclosed south facing walled garden. It really does have the "wow factor", having undergone an extensive renovation programme retaining many original features such as exposed timbers and fireplaces, whilst incorporating a fitted kitchen and contemporary bathrooms.There's a wonderful spacious open plan kitchen/living area together with a separate drawing room and a playroom, making this the perfect venue for large groups, being ideal for 2 families or extended families. It is within a short drive of the beautiful north Norfolk coast, with Brancaster, Thornham and Burnham Market only 10 minutes away.

Ground Floor

Entrance hall: spacious central hall with a console table and space for coats and boots. It leads through into the light and airy open plan kitchen/dining/sitting area.

Utility Room/Cloakroom/WC: with washing machine, tumble dryer, drinks chiller and a sink.

Kitchen: Lovely well-equipped kitchen with cream units with solid beech worktop surfaces, plus a breakfast bar with bar stools. There's a brushed steel electric double oven with ceramic hob and extractor hood over, a microwave, an integrated fridge/freezer and dishwasher. Opens into:

Dining Area: A light and airy area with glazed doors opening out to the south facing garden. There's large dining table with a bench and chairs to seat 10 people, plus a dresser. also breakfast area with 3 stools. There are two arches which lead through into:

Sitting Area: 2 comfortable sofas, attractive period brick fireplace with a cast-iron wood-burning stove, TV, DVD and ipod dock. There are glazed doors leading out to the garden.

Drawing Room: The ideal "quiet room" with 2 sofas, a desk and an ornamental fireplace - perfect for escaping to read the newspaper in peace!

Play Room/Media Room: Perfect for teenagers or younger children with a selection of toys, games & DVDs, with sofas, bean bags, TV, DVD. There is a glazed door leading out to the garden.

First Floor

Bedroom 1: Lovely spacious room with super king-size bed (6 ft) and a high sloped ceiling with exposed beams, bedside tables and lamps, chest of drawers and dressing table. En-suite shower room: walk-in shower, hand basin, heated towel rail & WC.

Bedroom 2: Spacious room with a high sloped ceiling with exposed beams. There are full-size twin beds, bedside tables and lamps, chest of drawers and clothes hooks.

Bedroom 3: Wrought iron double bed, bedside table and lamp, chest of drawers and exposed brick fireplace (non-working).

Bedroom 4: Has a nautical theme with full-size white painted twin beds, bedside tables and lamps, chest of drawers.

Bedroom 5: Pretty children's room with small twin beds (2'6" wide), bedside table and lamp togther with a chest of drawers.

Bath/shower room: with bath with shower mixer taps, separate walk-in shower, hand basin, heated towel rail and WC.

Bathroom: bath with shower mixer taps, hand basin, heated towel rail and WC.


There is a good-sized fully enclosed south facing garden which has been landscaped and is part paved and part lawned. There is outside furniture with a large table and a gas barbecue.

It is only a short drive to the beautiful sandy beaches at Brancaster, Thornham or Holkham. Within walking distance is a good shop, a children's playground, fish & chip shop and The Railway pub.

Please note that the minimum rate charged for short breaks is 80% of the weekly rate.

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
