Sandells is a stylish luxurious new home, part of the exclusive Foundry Field development, nestled in the heart of the charming Georgian village of Burnham Market. No expense has been spared to create this carefully designed contemporary home, crafted using local materials and incorporating a superb kitchen, lovely sitting room and three beautiful bedrooms (one en-suite) and a family bathroom. The owners have tastefully furnished Sandells for use as their second home and for high quality holiday lets, combining luxury with functionality to ensure guests have a truly comfortable stay. Outside there's an attractive landscaped private rear garden, in addition to sitting areas carefully positioned to catch the evening sunlight, with the added advantage of off-street parking for one car. It's conveniently positioned within a short walk of Burnham Market's picturesque village green and less than 10 minutes drive to the stunning North Norfolk coast with its wide open sandy beaches.

Ground Floor

There is a modern air source central hearing system with underfloor heating downstairs, making this a warm and inviting place to stay throughout the year.

Guests are requested to enter via the back door which leads into the Utility room.

Utility room: a really useful room with a washing machine, tumble dryer, De Lonhgi coffee maker and a microwave.

Kitchen/Dining area: a fabulous contemporary kitchen with a lovely spacious dining area and double doors leading to the terrace. This high-specification fitted kitchen has a Bosch induction hob, fan-assisted electric oven with extractor hood, integrated fridge/freezer, integrated dishwasher, Quooker boiling tap, De Longhi 4-slice toaster, crockery, cookware, glasses and cutlery. A breakfast bar with contemporary bar stools provides ideal space for perching!
Guests may dine in comfort in the light and airy dining area which has six upholstered dining chairs around a large dining table and a wall-mounted smart TV. There are double doors that lead from here into the sitting room.

Sitting Room: stylishly furnished room with lovely open views and a contemporary real flame fire (bio-ethanol provided) . This light and airy room contains a large comfy cream leather L-shaped sofa, occasional chair, tub chairs, feature glass and wood coffee table, dresser with books, and games, wall-mounted inset smart TV with sound system.

There is the advantage of free fast wifi at Sandells, allowing the download of films on all the smart TVs around the house.

Hall: with oak flooring and a console table.

Cloakroom: with hand basin and WC.

The stairs are not steep and are carpeted, with a hand rail.

First Floor

Bedroom 1: beautifully presented room at the front with a king size bed, bedside tables and lamps, wall-mounted smart TV, built-in wardrobe, dressing table, bedroom chair. En-suite shower room: contemporary with a fully tiled walk-in shower, hand basin, heated towel rail, WC and underfloor heating.

Bedroom 2: another beautifully presented room which is at the back of the house and slightly larger than bedroom 1. It has zip-linked beds which may be configured as a super king-size bed or twin beds (3'), beside tables and lamps, wall-mounted smart TV, built-in wardrobe, bedroom chair, chest of drawers and a full-length mirror.

Bedroom 3: another lovely room which has a small double bed (4') so suitable for one guest, wall-mounted smart TV, small chest of drawers with a lamp and wall hooks for clothes hanging.

Family Bathroom: contemporary white and chrome fittings. There's a bath with wall-mounted shower over, hand basin, heated towel rail, WC and underfloor heating.


There is one off street parking space at the rear of the property, in front of the garage, with access via the back garden.

The rear garden is fully enclosed and has been carefully landscaped with a lawn, shrub borders and terrace area. For dining al fresco, there is a wicker dining table with six comfortable chairs and a barbecue. For relaxing there are deck-chairs provided!

A sitting area at the side of the house has been created to capture the evening sunshine.

5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
