Pepys House is an outstanding contemporary detached house in an idyllic rural location on the outskirts of the highly sought after Georgian village of Burnham Market. This house has been constructed to an extremely high specification and tastefully furnished in a contemporary style for use as a family second home. On the ground floor there are two charming sitting rooms, a modern shower room and a fabulous kitchen/breakfast room opening onto an attractive terrace with lovely open countryside views. Upstairs there are four beautifully presented bedrooms, one with an en-suite shower room and a family bathroom. This is a perfect place to stay for families and friends within a short drive of the stunning North Norfolk coast and the charms of Burnham Market, whilst enjoying a peaceful location away from any main roads with attractive front and rear lawned gardens.

Ground Floor

Entrance: via the side door into a entrance area with coat hooks and space for shoes/boots.

There is under-floor heating throughout the ground floor.

Kitchen/Breakfast room: a wonderful light and spacious room at the back of the house overlooking the garden with glazed bi-fold doors providing a seamless transition to the terrace. There's a superb contemporary kitchen with an integral electric oven and induction hob, an integral dishwasher, microwave and fridge/freezer.
There's plenty of space for ten guests to dine with a large wooden dining table with ten chairs and overhead pendant lights.

Utility Room: a useful area with a washing machine and a tumble dryer.

Shower room: contemporary tiled cloak/shower room with a walk-in shower, hand basin, towel rail and WC.

Sitting Room: a beautifully presented room with a wood-burning stove, large four-seater sofa, two armchairs and built-in bookshelves. There is a freeview digital TV. Please note that this room will comfortably seat 6 guests.

Snug: a second smaller sitting room with two sofas and a freeview digital TV with a DVD player.

There is the advantage of free wi-fi in the house.

First Floor

The staircase is not steep and there is a hand rail.
The bedrooms are all carpeted and tastefully presented with lovely furniture and high quality duvets, pillows, bed linen and fluffy towels.

Bedroom 1: open views from the front of the house and has a double bed, bedside tables and lamps, wardrobe and a dressing table. En-suite shower room with walk-in shower cubicle, hand basin, heated towel rail and WC.

Bedroom 2: has open countryside views from the back of the house and a king-size bed, bedside tables and lamps, dressing table and a built-in wardrobe with shelving.

Bedroom 3: is also at the back of the house and has twin beds which may be zip-linked if required to make a king-size bed (please advise at time of booking), bedside tables and lamps, chest of drawers and a built-in wardrobe.

Family Bathroom: a super contemporary bathroom with bath with fixed overhead shower, twin hand basins, heated towel rail and WC.

Bedroom 4: is at the front of the house and has narrow twin beds which may be zip-linked to make a king-size bed (please advise at time of booking), bedside tables and lights, chest of drawers and wall-hooks.

Outside

There's a good-sized front garden which is lawned with a shingle drive where there is off-street parking for up to 4 cars.

The rear garden looks out onto open countryside and has a terrace with outside furniture (carefully positioned to catch the evening sun). It has been landscaped with a selection of shrubs and plants and a lawned area, enclosed by low wire fencing.

It takes approximately 20 minutes to walk to Burnham Market's village green, or only a couple of minutes by car. The gorgeous sandy beach at Brancaster is only 10 minutes drive away.

Please note that although this property will not accept dogs, the owners do have one dog who stays here.

Short Breaks

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
