The Old Farmhouse is a superb four-bedroomed Georgian farmhouse (sleeping (8) with an adjoining self-contained traditional three bedroomed cottage (sleeping 4), set in an idyllic rural location with lovely countryside views. This fabulous generously proportioned house has been tastefully renovated (with the help of interior designers) to transform it into a luxurious family holiday home, ideal for large multi-generational gatherings sleeping up to 12 family and friends. This gorgeous house has plenty of living space with a bespoke farmhouse style kitchen/breakfast room with an Aga, attractive dining room, smart drawing room and lovely sitting room. Every effort has been made to ensure guests sleep well, with the main house offering a magnificent master bedroom suite and a further three beautifully presented high-ceilinged bedrooms. The adjoining cottage provides more basic accommodation with an additional three smaller bedrooms and an open plan kitchen and living space, perfect for a family or for teenagers to escape to! It's located in well-maintained extensive grounds which surround the house, with ample parking space, a large lawned area and several outdoor seating areas. It is only a short walk to Snettisham village local shops and the excellent Rose and Crown gastropub and only 5 minutes drive to the glorious Norfolk coast.

Please note that for smaller parties, the farmhouse (sleeping 8) may be rented without the cottage at reduced rates.

Farmhouse Ground Floor

A spacious entrance lobby with the staircase to the first floor.The kitchen/breakfast room and the dining room lead off from here.

There is wifi provided throughout the house.

Kitchen: sympathetically refurbished farmhouse kitchen with a gas-fired Aga. Appliances include a dishwasher, American style fridge/freezer with ice-dispenser, microwave, and a kitchen table with 4 chairs. There's a door through to the side hall and boot room.

Side hall: has a large built-in cupboard for coats storage.

Cloakroom: spacious traditional room with exposed beams, hand basin and WC. There is a safe available to use if required.

Back kitchen: with an antique French country sink, fridge/freezer and a second electric oven and hob.

Utility Room: with a washing machine and tumble dryer.

Sitting/Family Room: comfortable room with a wood burning stove, large L-shaped sofa, desk, flatscreen digital Smart TV, DVD player. There is a door from here that leads to the cottage.

Dining Room: lovely room with an ornamental fireplace, dining table with chairs to seat up to 12 people.

Drawing Room: a light and spacious room with an ornamental fireplace and sash windows looking out across the front garden and to the side. All beautifully presented with two large sofas and an armchair. There is a big Smart TV with a DVD player.

Cellar: has table football and a dart-board.

Farmhouse First Floor

The staircase is not steep and has a hand rail.

Bedroom 1: luxurious master bedroom suite with far-reaching countryside views. Beautifully presented with a super king-size bed, bedside tables and lamps, dressing table, built-in wardrobes, cast iron fireplace and steps down to the dressing area and en-suite. Please note that this room is so spacious that there is also a sofa bed to sleep an additional guest. There is a large en-suite bathroom: roll-top bath, separate walk-in powerful shower, vanity unit with double basins, heated towel rail and WC. Dressing area with double built-in wardrobes, may be used to put a cot in.

Bedroom 2: another lovely bedroom with superb views. Beautifully presented with a king-size bed, bedside tables and lamps, chest of drawers and large built-in cupboards. En-suite shower room: walk-in shower, hand basin, heated towel rail and WC.

Bedroom 3: lovely room at the front of the house with a king-size bed, bedside tables and lamps, a chest of drawers. and built-in wardrobes.

Bedroom 4: pretty pink room which has a window seat and shutters overlooking the front garden. It has twin beds, bedside tables and lamps, built-in wardrobes.

Family Bathroom: bath, separate shower enclosure, hand basin, heated towel rail and WC.

Self-contained Cottage:

Accessed through a door just off the sitting room. It provides private relaxed, clourful living space for up to four people with its three bedrooms, bathroom, kitchen and sitting room. Please note that the cottage provides more basic accommodation than the main house.

Cottage Sitting Room: brightly decorated with a comfy sofa, ornamental fireplace, TV and door to main house.

Cottage Kitchen: well-equipped small kitchen with electric oven, fridge/freezer, microwave and a dishwasher. Opens into:

Cottage Dining Room: table and 6 chairs.

First Floor:

Cottage Bathroom: bath with wall-mounted shower over, hand basin, WC and a washer dryer..

Cottage Bedroom 1: large single bed, bedside tables and lamps, wardrobe.

Cottage Bedroom 2: large single bed, bedside table and lamp, wardrobe.

Cottage bedroom 3: twin beds.

Outside:

To the front of the house there is a large shingle driveway providing ample off-road parking. The front garden is laid to lawn with shrub borders and mature trees. It is enclosed by fencing and a brick, flint and cobblestone wall and ;looks over the surrounding countryside.

There is access around the side to the rear garden which has a shingled seating area. The remainder of the garden is laid to lawn with shrub and flower beds, enclosed by a brick wall and post & rail fencing. There are lovely views across the neighbouring paddocks.

The cottage garden is to the east side of the property and is accessed from the parking area. It is mainly shingled and provides a lovely outdoor seating area .

The house is within walking distance of an excellent local pub, The Rose and Crown, and the village of Snettisham with a good range of local shops. The beautiful coast is only 5 minutes drive away.

Please note that due to the high quality of the fixtures and fittings, the security deposit for The Old Farmhouse is £1000.00 (rather than the standard £250.00).

Short Breaks

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
