Estcourt House is an outstanding substantial Grade II listed Georgian house which has been tastefully refurbished throughout to an extremely high standard. We have received nothing but praise from all of our guests who have stayed here, many of whom return to enjoy undoubtedly one of the best houses in Burnham Market, which has proved to be a wonderful venue for wedding parties and for celebrating special occasions. The house is offered at lower rates for reduced occupancy during low season periods, with the use of three bedrooms for a maximum of six guests.
It is conveniently situated on the edge of the village green within a minute's walk of an excellent selection of independent shops and restaurants and a short drive to the beautiful coast - simply the perfect place to stay during the summer or winter. There is an attractive walled courtyard garden which has been imaginatively landscaped and even has an outside shower for those returning from the beach!

Please note that during school holiday periods Estcourt House may only be rented with the use of all 5 bedrooms.

Ground Floor

The house is beautifully presented and extremely well-maintained by its owners. There is the advantage of underfloor heating and central heating making this a warm and comfortable place to stay throughout the year.

Kitchen:
An attractive beamed room which is thoughtfully equipped with everything that guests could need. There is a cream Aga, electric oven, halogen hob, microwave, dishwasher, fridge/freezer, larder fridge, breakfast bar and bar stools, TV/DVD and a DAB radio. Opens into

Garden Room: a lovely room opening out to the garden with a dining table and chairs, drinks fridge. Doors to garden.

Utility Room: Washing machine, tumble dryer, Belfast sink.

Dining Room: Formal dining table and 10 chairs, attractive period fireplace (not working).

Sitting Room: Open working fireplace with logs and coal provided, sofa, armchairs, Sky HD TV, DVD/Blue Ray player.

Library/Snug: Ornamental fireplace, sofas, books and games.

Cloakroom: hand basin and WC.

There is fibre optic Wi-Fi in the property.

First Floor

There are two staircases, neither are steep and the main staircase has stairgates at the top and bottom.

Bedroom 1: Super room with a Juliet balcony overlooking garden, a super king-size 6' bed, bedside tables and lamps, TV. Dressing Room and en-suite bathroom with power shower cubicle over bath, basin, heated towel rail and WC.

Bedroom 2: Double bed, bedside tables and lamps, chest of drawers. En-suite shower room with power shower, basin and WC.

Bedroom 3: Lovely spacious room with twin beds, bedside tables and lamps, chest of drawers and wardrobe.

Family Bathroom: Newly fitted in 2019 with a large contemporary walk-in shower with drencher head, heated towel rail, hand basin and WC.

Noble Isle toiletries are provided in the bathrooms. Travel Cots, highchair and stair-gates are available if required. There are two hairdryers in the house.

Outside

There's an attractive fully enclosed, private walled courtyard garden which is decked and paved, with lovely lighting for when it's dark. Large outside table and chairs, charcoal barbecue and also a hot shower for those returning from the beach!

New for 2019 is the use of a hot tub

Whilst there is no off road or designated parking for this property, there is unrestricted parking on the road outside and in the surrounding streets. There is also a Pay and Display car park a 5 minute walk away.

Short Breaks

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
