Duffields Brancaster

Duffields is a tastefully refurbished three-storey period Norfolk flint and brick house with an attractive south facing walled garden, ideally located in the heart of Brancaster village within walking distance of the stunning sandy beach . This is a light and spacious house which is beautifully presented in a coastal contemporary style by its new owners, including a wonderful master bedroom suite with a fabulous roof terrace. A perfect place for families and friends to stay throughout the year with a stylish bespoke kitchen/breakfast room, lovely sitting room, and 2 bedrooms on the first floor and a further 2 bedrooms on the top floor.

Duffields is now able to accommodate up to 12 guests, with the option to book the superb newly converted Duffields Cottage (which sleeps 4 in its 2 king-size en-suite bedrooms) either separately or in conjunction with the main house.

Ground Floor

Entrance hall: with oak flooring and coats and boots storage space.

Cloakroom: hand basin, WC and heated towel rail.

Kitchen/breakfast room: lovely spacious double length room with bay windows. At one end is the bespoke hand-painted kitchen, with the dining area at the other end. The kitchen is well-equipped and has a double electric oven, induction hob, integral dishwasher, integral fridge and freezer and an integral microwave. There is also a small kitchen table with 2 chairs. At the other end is a large dining table which comfortably seats 8 and may seat up to 10 people.

Snug/study: a cosy room with a sofa, desk, chair, TV and DVD player.

Sitting Room: a light and airy room with glazed doors opening out onto the south facing garden. There is a Jetmaster open fire, an enormous comfortable L-shaped sofa and a second sofa, freeview digital TV and a DVD player.

There is the advantage of Wifi provided for your stay, plus a selection of children's toys and games in the house and a Nintendo Wii.

First Floor

The stairs are not steep and there is a stairgate.

Master Bedroom suite: beautifully presented and spacious, comprising a bedroom area with a south facing glazed door opening out to a large decked roof terrace which has a safety rail and lovely views across the garden - a perfect spot for relaxing with sun-loungers and a bistro table and chairs.There is an archway through to the dressing room with wall to wall fitted wardrobes. The bedroom has a king-sized bed, bedside tables and lamps, a chest of drawers, dressing table and a mirror. En-suite shower room: has a large walk-in shower, hand basin, WC and heated towel rail.

Bedroom 2: a good-sized room with a double bed, bedside tables and lamps, chest of drawers, built-in wardrobe and a chair.

Family bathroom: with a free-standing Victorian style roll-top bath, separate large shower cubicle, hand basin, WC and heated towel rail.

Second Floor

The stairs are not steep and there is a hand rail. On the landing is a built-in wardrobe.

Bedroom 3: has a vaulted ceiling and lovely views across the back of Brancaster. There are twin beds (3'), bedside tables and lamps and a chest of drawers.

Bedroom 4: has a partially vaulted ceiling and lovely views across the back of Brancaster. There are low twin beds (3') which are suitable for children or adults, and a chest of drawers.

There is a high chair and a travel cot available for use if required - please ask when booking.

Outside

Duffields is accessed via a five-bar gate and a shared shingled driveway, where there is plenty of space to park, there is a relatively low archway leading to the off-road parking; cars with roof racks may need to use the parking on the road.

At the far end of the parking area is the completely separate and private newly converted Duffields Cottage which may be rented in conjunction with the main house.

There is a well-maintained attractive south facing walled garden which is completely enclosed. It has recently been re-landscaped and is a really pretty sun-trap with a small lawned area, well-stocked flower beds and a patio area with a wooden garden table & 8 chairs, plus a parasol and a barbecue.

Out-house: this is located close to the back door and contains a washing machine, tumble dryer and a sink. It is a useful storage space if any guests wish to bring their own bicycles.

Conveniently located near to the award winning Ship Hotel in the heart of Brancaster and within walking distance of the coastal path, Royal West Norfolk golf club and stunning sandy beach. For those not wishing to drive, there's the added advantage of the nearby Coasthopper bus-stop.

Please note that short breaks (where available) can only be either Friday to Monday (3 nights) or Monday to Friday (4 nights) and are both charged at 80% of the full weeks rate.

4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
