Beech House is an impressive barn-style house, beautifully presented by its new owners, with lovely uninterrupted countryside views throughout the house. Offered here at reduced rates, for up to four guests, with the use of two bedrooms, this fabulous light and airy modern home is ideally positioned in a small select development, quietly located away from the road, yet in the heart of the thriving village of Docking within 10 minutes drive from the beautiful North Norfolk coast. It has been carefully furnished and thoughtfully equipped to provide a real "home-from-home" experience for families and friends to stay and explore the beauty of this delightful corner of North Norfolk. There is plenty of living space with a superb contemporary kitchen/breakfast room with a separate snug, a lovely sitting room with a wood-burner and doors opening into the garden, and spacious hall and landing areas with large full-height glazed windows overlooking open countryside. Upstairs there's the advantage of two master bedrooms, both en-suite, plus two twin rooms with a family bathroom, from which guests may choose which two rooms they wish to use.
There's a good local pub, small supermarket and fish & chip shop within walking distance, with the coastal villages of Brancaster and Thornham and Georgian village of Burnham Market all easily reached within a 10 minute drive.

Please note that this option to rent with the use of two of the four bedrooms is only available outside school holiday periods

Ground Floor

There is oak flooring throughout the ground floor, with stone tiles in the kitchen and utility areas. There is an efficient oil central heating system with ample hot water whenever required.

Entrance hall: an impressive spacious hall with full height glazed windows and lovely countryside views. There is a console table, grandfather clock, coat hooks and boot rack.

Cloakroom: with a WC and hand basin.


Kitchen/Breakfast room: a superb contemporary kitchen with integral appliances including: Belling electric range cooker with ceramic hob and extractor hood, dishwasher, full height fridge and double freezer, microwave and dishwasher. It is well-equipped with new crockery and cookware and has a double Belfast sink and central island.The dining area is positioned at the end of the kitchen with a wooden table and eight chairs, with a door leading to the garden. From the kitchen there's an open square arch leading into the snug.

Snug: a comfy area with a sofa and armchair, dresser with books and games and a flat-screen TV.

Utility room: a convenient utility room which has a washing machine and a tumble dryer, sink, cupboards for additional storage and clothes airer.

Sitting Room: Lovely light and airy room with glazed double doors opening into the garden and a wood-burning stove. Tastefully furnished with two large sofas, coffee table, tables with occasional lamps, a flat screen TV with SKY package and a DVD player.

There's the advantage of free Wifi in Beech House.

First Floor

The wooden staircase is not steep and has full height glazing behind it with stunning open views.

Landing: There is a comfy sofa carefully positioned for guests to sit and enjoy the fabulous countryside views, or read the newspaper or book from the well-stocked bookcase.

All the bedrooms are beautifully presented with high quality bedding. A hairdryer is provided.

Guests may choose a maximum of TWO bedrooms for their use.

Bedroom 1: spacious room with lovely views. Contains a king-size bed, bedside tables and lamps, wardrobe, dressing table and a chest of drawers. En-suite shower room: shower cubicle, hand basin and WC.

Bedroom 2: another spacious master bedroom with lovely views. Contains a king-size bed, bedside tables and lamps, large wardrobe, wicker chair and chest of drawers. En-suite shower room: shower cubicle, hand basin and WC.

Bedroom 3: also has lovely field views. Contains twin beds (which may be made up as a queen bed if required), bedside tables and lamps, chest of drawers with tv.

Bedroom 4: at the front of the house and well-presented with twin beds, bedside table and lamp and a chest of drawers.

Family bathroom: modern bathroom with bath with shower mixer taps, hand basin and WC.

Outside

One of the advantages of Beech House is its quiet position away from the road. It is located in a small cul-de-sac with off-street parking space for two cars.

There is a fully enclosed private rear garden (which is dog-proof) and is mainly laid to lawn, with patio area and garden furniture and a gas barbecue. The garden backs onto fields and is not overlooked.

There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.

A Polite Notice to Guests
Dogs are welcome to stay at Beech House and the charge is £30 per dog/week. Whilst the property is fully supplied with linen and towels, there are no beach or dog towels nor dog bedding and guests are reminded to bring their own.

A cot and highchair are available for guests use by prior arrangement on booking.

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
