Apple Tree Cottage is a quintessential Norfolk flint and brick cottage dating back to 1860, which has been refurbished for 2018 including new furniture and re-decoration throughout. It has a lovely, large fully enclosed garden which is mainly lawned, and looks onto the picturesque medieval village church (one of 2 in the village; both worth a look). It is conveniently situated in the heart of Warham, opposite the highly acclaimed newly renovated Three Horseshoes pub, and within less than 2 miles of the beautiful coast at Wells Next The Sea and the stunning walk at Warham marshes.

Ground Floor

Entrance hall.

Shower Room: With a walk-in shower, hand basin and WC.

Kitchen: Light and spacious farmhouse style, L-shaped kitchen overlooking the garden with a sitting area. The kitchen is well-equipped with a Neff electric double oven, built-in fridge and freezer, slim-line dishwasher, washing machine and a microwave. There is a dining table seating 6, a dresser and also a sitting area with a leather sofa and a TV.

Sitting Room: Comfortable room overlooking the garden with a wood-burning stove, L-shaped sofa and a tub chair, flat screen TV, DVD player and a bookcase with a selection of books and DVDs. There's the advantage of Wifi in the cottage. Leading from the sitting room is a door to the staircase.

First Floor

The stairs are fairly steep and twisty with a rope hand rail. On the landing there is a built-in cupboard for clothes storage.

Bedroom 1: Lovely room with open views, stripped wooden floor, wrought iron double bed, bedside tables and lamps and a chest of drawers.

Bedroom 2: Spacious double aspect room with twin beds, bedside tables and lamps, chair and bookcase.

Bedroom 3: With a sloped ceiling and so more suitable for children. There is a full-size single bed with an additional single bed stored under (if required.)

Bathroom: Bath with shower mixer taps, hand basin and WC.


There is parking for up to 3 cars in the shingle drive at the side of the cottage.

The lawned mature garden is fully enclosed and perfect for children to run and play in, or for adults to sit and enjoy the views of the church. There is a rope swing and a summer house.

It is conveniently situated close to the highly acclaimed refurbished Three Horseshoes pub serving delicious food and a great selection of local ales. There are excellent walks from the cottage and it is only 5 minutes drive to the coast and Wells-next-the-Sea with its bustling harbour and a great selection of shops & places to eat.

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price

3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
