Yew Tree House is a beautifully presented detached house, built in 2001 to a high specification by the Holkham Estate. The wonderful kitchen has been extended with the addition of a stunning dining/sitting area which has a high vaulted ceiling, making this a fabulous place for guests to socialise. This spacious house is perfect for 2 families sharing with its 4 roomy bedrooms and 3 newly refurbished bathrooms, plus the advantage of a stylish sitting room as well as a children's TV/playroom. It's conveniently located in a quiet position in the heart of Wighton village, with a pretty enclosed garden, adjacent to playing fields and a children's play area, only a short walk to the highly regarded local pub. The bustling coastal town of Wells-next-the-Sea is only 2 miles away and the glorious wide unspoilt sandy beach at Holkham only 3 miles.

Ground Floor

Entrance hall: spacious central hall with a stone floor, from which all the downstairs rooms lead off.

Kitchen/Dining Area: This beautifully designed room really does have the "wow factor", with its bespoke well-equipped kitchen with a large central island, opening into the light and spacious dining area with its vaulted ceiling.

The kitchen is extremely well-equipped with an electric Belling range cooker, dishwasher, fridge, microwave, Lavazza coffee machine and a dresser with plenty of crockery and glasses for at least 12 guests.
The dining area has an open working fireplace with comfortable armchairs at the far end and a large dining table comfortable seating 10. This is a lovely light room with glazed doors opening onto the terrace.

Utility Room: Extremely useful room with a washing machine, tumble dryer, second fridge and freezer.

Cloakroom: hand basin and WC.

Sitting Room: Beautifully presented "grown-up" room with a large sofa and armchairs and a selection of books. There is a TV above the fireplace (shown as a mirror in the photos!) There are doors opening out to the terrace.

TV/Playroom: A perfect den with a large sofa bed (ideal for 2 children to sleep on), Smart TV with Sky Q and Netflix, DVD player and a huge selection of DVDs, books & games.

There is the advantage of wireless broadband throughout the house and also a land-line telephone (as the mobile reception is patchy).

First Floor

Large central landing with bench seat from which all 4 bedrooms lead off.

Bedroom 1: Light and spacious room with a king-size bed, bedside tables and lamps, built-in cupboards and a dressing table.

En-suite bathroom: bath with shower mixer taps, hand basin and WC.

Bedroom 2: King-size bed, bedside tables and lamps, wardrobe and chair.

En-suite shower room: walk-in shower, hand basin and WC.

Bedroom 3: Twin beds, bedside table and lamp, built-in cupboard, dressing table and chair.

Bedroom 4: Double bed, bedside table and lamp, cupboard, bookcase, pink dressing table.

Bathroom: walk-in shower, bath, hand basin and WC.

All the bedding is hypo-allergenic.

Outside

There is a large shingled driveway at the front of the house with parking for up to 4 cars.

There is a log store near the back door and guests are welcome to use these logs for both open fires.

The rear garden is fully enclosed and has a patio area with lawn and flower beds. There is a water feature and a very small pond (which has a metal grate over for safety). From the garden there's a gate with access through to the playing fields where there is a children's play area and a village hall. Guests are able to sit in the garden and keep an eye on children playing! There's an outside table and chairs comfortable seating 10.

The local pub, The Carpenter's Arms is only 2 mins walk and it's 5 minutes drive to Wells and the gorgeous sandy beach at Holkham. Wiverton's wonderful fruit farm and cafe, as well as Walsingham Farm Shop are only a short drive, as are the picturesque villages of Binham and Langham.

Floorplan

Wighton is an attractive rural village with many of the houses still owned by the Holkham estate. The local pub, The Carpenter's Arms, has undergone extensive refurbishment and has a great reputation for its food and ales. There is an art gallery in the village and it's home to the renowned Mrs Temple's Cheese Rooms which produce some delicious farmhouse cheeses which are hand made from the milk of their own cows. There's a range of flavours and textures including soft veined Binham Blue, crumbly Walsingham, Melton Mozarella, creamy Wighton and the flavoured Gouda type Warhans.
The village is now well known for it's spectacular Scarecrow Festival which is held each year over the May Bank Holiday - and for its live scarecrows that are pleased to greet everyone over that period!

The bustling seaside town of Wells-next-the-Sea is only 2 miles away and the gorgeous sandy beach at Holkham and Victoria Hotel only 3 miles. Nearby are the picturesque villages of Binham and Stiffkey and the wonderful Wiverton fruit farm and cafe.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
