Overlooking the harbour at Wells, witness the change in seasons from the comfort of this well positioned house with almost every window having a sea view. Wentworth Retreat is newly refurbished, three storeys high, with four bedrooms, new kitchen and newly fitted bathroom/shower rooms on every floor. It also benefits from an external utility room which has a separate shower to wash down dogs or sand off off feet! From the first floor master bedroom you can lay in bed and enjoy uninterrupted views of the sea.
Outside there is a small balcony on which an evening drink can be enjoyed. There is secure private off street parking for two cars.
Located in the heart of Wells everything is accessible. Along the Quay in just a few hundred yards is the Norfolk coastal path which is excellent for dog walking and anyone wanting to enjoy the fantastic Norfolk coastline.
This property is ideal for a maximum of 6 adults and 2 children.
Accommodation

































Arranged over three floors.
Central heating system, making this a warm and inviting place to stay throughout the year.
Ground floor
Entrance Hall: with console table and provisions to hang coats and hats.
Shower room: Shower cubicle, heated towel rail and WC
Snug / TV room: With sea views dual aspect room with L-shaped sofa, large sideboard housing family games and TV.
Kitchen: a contemporary kitchen with breakfast bar area with integral appliances including under worktop fridge, slimline dishwasher, electric hob and oven with extractor fan, freestanding microwave, sink with drainer.
Dining area: With sea views, guests can dine with a view with a window overlooking the quay, there is an extending dining table, with eight chairs, in the corner of the dining room is cupboard housing the crockery.
First floor
Sitting room: With sea views a triple aspect sitting room which benefits from a bright elevated position. The seating arrangement is a three seater sofa, a two seater sofa, two armchairs, two coffee tables and an electric fireplace. If you get bored of the view pop on the TV or a DVD or unwind and play some music through the hi-fi CD system.
Bedroom 1: Excellent sea views with a king-size bed, side tables, a chest of drawers and mirrored wardrobe. There is an ornamental fireplace and in the corner of the room a cupboard which houses iron and ironing board.
Bathroom: Bath with shower over and shower screen, WC, washbasin with vanity unit, shaving point, wall mounted mirror with storage, heated towel rail and airing cupboard.
Off of the first-floor landing area is a doorway to the outside balcony with views overlooking the rear courtyard.
Second Floor
Bedroom 2: With sea views a dual aspect room with a double bed with bedside tables, chest of drawers, open Scandinavian style A-frame style freestanding wardrobe with hangers.
Bedroom 3: With sea views a low double bed with bedside tables, chest of drawers, open Scandinavian style A-frame style freestanding wardrobe with hangers.
Bedroom 4: Dual aspect room with two full-size single beds, a chest of drawers and an open Scandinavian style A-frame style freestanding wardrobe with hangers.
Shower-room: Shower cubicle with electric shower, wash basin with vanity unit, mirror, WC and towel rail.
Please note there is a travel cot and a highchair at the property for guest use.
Outside
To the back of the property through a side gate is access to the back door.
There is a separate out-house which comprises a utility area with Belfast sink, a small spare fridge, washing machine, tumble dryer and storage cupboard, a separate area for showering which is perfect for mucky dogs or children covered in sand. There is also a WC and hand wash basin.
The balcony which is accessed from the first floor has a small table with two chairs and overlooks the rear of the building.
To the side of the property located behind two wrought iron gates is the off-street parking area, which is perfect for two cars.
Note: Although dogs are welcome they are not permitted upstairs.

At Wentworth Retreat we like the views from most of the windows, it’s position was central but really quiet. The 2 sitting rooms were excellent for 6 adults, a baby and a dog. We would rate the property 4.5 out of 5 and would stay here again!

Wells-next-the-Sea
Location
Wells-next-the Sea is the runaway winner of the first Sunday Times "Beach of the Year" award. It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.
Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
