Washmeres is a quintessential English country house tranquilly located on the Houghton Hall Estate in a secluded woodland setting overlooking a lake. This fabulous house has recently been fully refurbished and tastefully furnished to provide the ultimate place to escape to for peace and quiet. Simply the perfect place for families and friends to get together with plenty of living space including a charming sitting room with an open fireplace, dining room, a study perfect for home working and a superb new kitchen with range cooker. Upstairs there are four lovely classically furnished bedrooms and three bathrooms. This is the ideal place to escape from other people, accessed via its own long private road and with a fully enclosed garden making it safe for children and dogs. There's even the advantage of the use of a wood-fired sauna in a log cabin, as well as lots of lovely walks straight from the door.
Although in a secluded location, it's only minutes drive from the main gates of Houghton Hall and the excellent Kings Head pub/hotel at Bircham is 2 miles away, with the Georgian village of Burnham Market only 15 minutes drive. It's ideally located to visit the unspoilt Norfolk Coast and the Royal Sandringham Estate.

Ground Floor
Entrance: from the front door leads into the dining room.
Dining Room: with an open fireplace, wooden dining table and chairs comfortably seating 8.
Sitting Room: charming room with an open fireplace, two sofas, occasional chairs, Smart TV, drinks cabinet, well-stocked book shelves. A door leads out to the enclosed garden.
Study: with a desk providing the perfect place to work if needed.
Kitchen: a lovely newly installed kitchen with a tiled floor. Well-equipped with a range cooker, fridge/freezer, dishwasher. There's a breakfast table with 4 chairs.
Laundry room: spacious room with a washing machine, tumble dryer, Belfast sink, a high chair and plenty of room for coats and boots storage.
Cloakroom: with a hand basin and WC.
First Floor
The stairs are not steep and lead up from the hall. All the duvets and pillows are feather and down.
Bedroom 1: charming room with a wrought iron painted double bed, bedside tables and lamps, a wardrobe.
En-suite shower room: newly installed with a shower, hand basin and WC.
Bedroom 2: has lovely views across the lake and a rattan king-size bed, bedside table and lamps, chest of drawers, wardrobe and a dressing table.

Bedroom 4: with lovely lake views, twin wooden beds, bedside table and lamp, wardrobe.
Bathroom 1: free-standing bath with shower mixer taps, hand basin, heated towel rail and WC.
Bathroom 2: has a bath with a fixed overhead shower, hand basin and WC.
Outside
Access is via a long un-made private road (approx. 600m) so care should be taken with cars with a low suspension.
There is plenty of parking space next to the house.
The garden is fully enclosed by a picket fence gravel drive, with lawned, shingled and paved areas. There's outside furniture and a charcoal barbecue.
Sauna: located a short walk away from the house is a log cabin which is home to a wood-fired sauna. Logs are provided and guests are welcome to use the sauna.
The lake is not fenced and so care should be taken with small children. It's not suitable for wild swimming as it is mostly shallow and contains a lot of vegetation.
The house is superbly located for visits to Houghton Hall & Gardens during open season (please check website - Tickets NOT included) as well a 10 minute drive from the Sandringham Estate. The nearest beach is a 20 minute drive and the popular village of Burnham Market is also just 20 minutes away.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
