Urchins is a much-loved family holiday home which has been decorated and furnished in a contemporary coastal style. The cottage is surprisingly spacious and comfortably accommodates up to 6 people within its 3 bedrooms, with the advantage of a fully enclosed rear garden and open countryside views. It is conveniently located in the heart of Docking village, with off-street parking for up to 3 cars, within walking distance of a pub, village shop, fish & chip shop, playground and fishing lake. It is within 10 minutes drive of the beautiful Norfolk coast at Brancaster and other nearby beaches, as well as the popular Georgian village of Burnham Market. The royal Sandringham Estate is only 15 minutes away, with its renowned house, gardens, museum and woodland.

Entrance Hall with space for coats and boots. Cloakroom: hand basin & WC.

Kitchen/Dining Room: A good-sized room with a modern fitted kitchen leading into a dining area at the other end, with a tiled floor. The kitchen is well-equipped with an electric oven, halogen hob, microwave, fridge/freezer and integral washing machine. The dining area has a large table comfortably seating 6 people, a dresser and selection of books, toys and games.

Sitting Room: Furnished in a contemporary coastal style with oak flooring and a door leading to the garden. There are 2 large sofas, comfy leather chair, ornamental fireplace and a freeview digital TV, DVD player and a Bluetooth sound bar with docking station.

There is the advantage of free Wifi throughout the cottage

FIrst floor

The gentle turning staircase leads up from the dining area and there is a hand rail.

Bedroom 1: Light and airy room overlooking the garden with a king-size bed, bedside tables and lamps, wardrobe with shelves and a full-length mirror. Ensuite shower room: with walk in shower, hand basin & WC.

Bedroom 2: A smaller room which has a double bed with storage drawers under, bedside table and lamp.

Bedroom 3: Has full-size bunk beds, wardrobe and a chest of drawers.

Bathroom: Bath with a hand-held shower attachment, hand basin & WC.

There is a hairdryer in the cottage.

Outside

There is off-street parking for up to 3 cars in a shingled parking area at the rear of the cottage. At the back of the cottage there is a fully enclosed lawned south-easterly aspect garden which has a patio area with garden furniture and a charcoal barbecue. There is a useful garden shed housing deck-chairs, buckets and spades, travel cot and high chair. Bicycles may be stored in here.

Within walking distance there is a good local pub, village shop, fish and chip shop, fishing lake and a children's playground.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
