The Saddlery is a a high quality barn conversion which provides wonderful accommodation for up to eight guests within four bedrooms and three bathrooms. There is a fabulous huge open plan spacious living area with exposed oak trusses, which overlooks the private enclosed garden. It is situated only minutes' walk to the coastal path and a short distance from Titchwell Manor and Briarfields hotel.

Kitchen/Dining/Sitting Area: Fantastic open plan high ceilinged area with exposed beams and rafters. High specification hand-built kitchen with electric Aga range cooker, built-in drinks fridge, American style fridge freezer, microwave, dishwasher. There is a large oak dining table with 10 chairs. The sitting area has 2 large leather sofas, flatscreen TV with a Sky plus package, DVD, piano, music system and a wood burning stove. Glazed doors leading to the walled garden.

Bedroom 1: King-size bed, bedside tables and lamps, chest of drawers and 2 built-in wardrobes.

En-suite Bathroom: jacuzzi bath, separate shower, heated towel rail, hand basin and WC.

Bedroom 2: King-size bed, bedside tables and lamps, chest of drawers, wardrobe.

En-suite shower room: shower, hand basin and WC.

First Floor

Stairs are not steep with handrail

Bedrooms 3 & 4: Both with pitched ceilings, twin beds (may be zip-linked), bedside tables and lamps, chest of drawers.

Bathroom: Bath with full-sized shower overhead, hand basin and WC.

Outside

Plenty of parking in shingled drive. Fully enclosed walled lawned gardens (east and west), patio area, garden furniture and barbecue.

Please note that due to the high quality of the fixtures and fittings, the security deposit for The Saddlery is £500.00 (rather than the standard £250.00).

All short breaks are charged at 90% of the weekly rate.

Titchwell

Location

A coastal village in between Thornham and Brancaster which is well-known for the highly acclaimed RSPB Reserve. It is home to the renowned Titchwell Manor Hotel and Restaurant which serves high quality food throughout the day. Also here is Briarfields Hotel with its stunning views across the marshes and out to sea.

From here there is direct access onto the coastal path with easy walking to Old Hunstanton in one direction and Brancaster in the other.

3/4/5 day short breaks are not usually available during school holiday periods.

Prices may be subject to change.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
