The Paddock is a wonderful, high-spec refurbished barn conversion set in exceptionally large grounds, making it an ideal place for family holidays. This is a great house with large sociable living areas and the advantage of four beautifully presented bedrooms all with en-suite bath/shower rooms. It is quietly located away from the road and has one of the biggest and best gardens for children and all the family, with plenty of space for ball games, as well as space to relax and enjoy the beautiful rural views.

The highly acclaimed Duck Inn is only a short stroll away, and the unspoilt and magnificent beaches of the North Norfolk coast and lovely Georgian village of Burnham Market are easily reached within a 10-minute drive.

Ground Floor (with under floor heating)

Hall: with Indian fossil stone flooring and staircase up to the two first floor bedrooms.

Kitchen/breakfast room: a lovely light and spacious room with stone flooring.

Kitchen: attractive bespoke kitchen with granite work tops and a Belfast sink. It is well-equipped with a Rangemaster Professional + electric double oven and induction hob, American-style fridge/freezer, microwave, integrated dishwasher, digital radio and Sonos speaker. There is a Nespresso CitiZ & Milk coffee machine and capsules are provided for the machine.

Utility room: with washer/dryer, Belfast sink, Dyson Cordless vacuum cleaner, and space for coats and boots storage.

Breakfast/Dining Room: wonderful spacious area with a full-height ceiling which looks up to a Minstrel's Gallery and views onto the gardens. There's an oak dining table comfortably seating 8 (with seats for 10 if needed) and two sets of French doors to the garden. Large Sonos speaker.

Sitting Room: A lovely comfortable dual aspect room with an impressive Inglenook fireplace with wood burner (unlimited wood and kindling provided). There's a large sofa and three armchairs, a 55" Smart 4K Ultra HD TV (with Freeview), surround sound and a Blu-Ray DVD player.

Cloakroom: with a hand basin, WC and store cupboard with iron/ironing board and vacuum cleaner.

Bedroom 3: another good-sized room with a wooden floor which is ideal for less able guests as it has an en-suite wet room. It has a King-sized bed, bedside table and lamps, chest of drawers and a wardrobe.

En-suite wet room: has a spacious area with a hand basin, chair and WC, which then leads through to the fully tiled wet room with wall mounted shower and heated towel rail.

Bedroom 4: a spacious room ideal for up to 4 children with bunk beds, two single beds, bedside tables and lamps, a chest of drawers and a selection of toys and games.

En-suite bathroom: a lovely large bathroom with a walk-in 'rain' shower, plus a bath with shower mixer taps, heated towel rail, hand basin and WC.

Garage/Games room: The double-garage offers useful space for storing bicycles and other paraphernalia, a tumble dryer, an overflow freezer and a 3/4 size table tennis table.

First Floor

The stairs are not steep and lead up from the hall.

Bedroom 1: The master bedroom with lovely rural views and glass doors opening onto the Minstrel's Gallery. There is a super-king sized bed, bedside table and lamps, chest of drawers, travel cot.

En-suite bathroom: has a bath with shower over, hand basin, heated towel rail and WC.

Minstrel's Gallery: located off Bedroom 1, the gallery overlooks the dining area and has lovely country views.

Bedroom 2: With a king-size bed, which can be unzipped to create twin beds, bedside table and lamps, chest of drawers, wardrobe and flat screen TV with Freeview.

En-suite bathroom: Attractive traditional claw & ball roll top bath with central shower mixer taps, hand basin, heated towel rail and WC.

Please note there is an Ikea high chair, booster seat and a travel cot for your use.

Outside

Access is via a gravel drive off Bircham Road into the small select development of Ivy Farm Barns, where The Paddock is situated at the far end. There is a five-barred gate leading to the private parking area for up to 3 cars, where you will also find an EV electric car charger. (Flat rate of £30 per week can be added to your booking details) If additional parking is required, a car could be parked in front of the garage.

The Paddock is surrounded by well-maintained gardens and grounds with an attractive walled front garden (fully enclosed) and lawned gardens to the side and rear.

One or two well-behaved dogs are permitted to stay. Guests should be aware that the front walled garden is enclosed, however the remainder of the extensive grounds are not dog-proof.

At the rear is a terrace with garden table that seats 4 guests, with chairs and sun lounger. At the side is a larger patio with garden table that seats 8 with chairs, sun lounger and a Weber charcoal barbecue overlooking a pretty lawned garden with a variety of shrub and flower beds.

A five barred gate leads to a large grassy paddock which is ideal for children to run around and has magnificent wooden adventure playground. Please note that while guests are welcome to use the equipment provided, this must be at their own risk, and the owner will not accept any liability. In the far corner of the garden is a Firepit, perfect to sit and watch the sun go down in the evening.

It's a short walk to the excellent local pub, The Duck Inn, a children's playground and a traditional village pond to feed the ducks.

Village

An attractive Norfolk farming village which is defined by the large pretty duck pond in the heart of the village. Many of the properties in Stanhoe are constructed from traditional brick and flint with curvy pantiles on the roof, making for many pretty chocolate box homes.

There is a great award-winning gastropub in Stanhoe called The Duck Inn known for its use of local produce and delicious East Anglian Ales. A warm inviting feel greets you in this village eatery and a great menu, making it a good destination either for a nice evening meal or a relaxing drink - make sure you book ahead!

History

The village has been a farming village since the Romans, it was the Saxons that gave the village its name Stanhoe (Stony Hill).

In the 19th Century the parish priest was Philip Ward the husband of Lord Nelsons daughter Horatia.

Visit

Stanhoe is close to the popular Georgian village destination of Burnham Market, known for the great selection of independent shops that surround the picturesque village green. There's a butcher, baker, hardware store, popular fishmonger and also lovely cafes and many eateries,as well as boutiques and galleries to peruse. Just a short drive away is the vast Norfolk coastline with the sailing villages of Brancaster Staithe and Burnham Overy Staithe, open sandy beaches at Brancaster and Holme, with splendid coastal walks, ideal for all the family and your four-legged friend too!

This is an amazing house and is good for large parties. Our second visit and one of the best properties we have stayed in. We absolutely love it here. There is loads of room inside and out. The quality of all the furnishings is luxury including top quality bedding in all the bedrooms. Little touches throughout that make it feel welcoming. The outside play area is amazing and the children in our party loved it. The huge paddock is great for sports. The table tennis was popular. Lots of great games and toys for children to play with, to suit all ages. Walking along Brancaster beach to see seals - our favourite beach.
Snowdrops at Walsingham Abbey are amazing. Crab fishing at The Quay at Burnham Overy Staithe. Also walking across the marshes and seeing flocks of different birds. Bird watchers paradise. Holkham beach and Hall well worth a visit. Play area is really good. It was closed on our visit in February but mainly open later in year. Seeing the red kites flying over the paddock. We would definitely book to stay in this house again.

We came for a celebration - a golden wedding and a 40th birthday - we celebrated in style! The house is absolutely perfect and met our needs. everything is spotlessly clean, great bedding that makes you feel like you are in a hotel. There are lots of lovely touches throughout the house that make a difference. The gardens and paddock at the back are fabulous and as it was an amazing weekend weather wise we took full advantage of it. Even lit the fire pit on Saturday evening. Not bad for October. Of course the boys loved the play area and couldn't believe it! There is loads of space everywhere. which is great with lots of people. Highlights for us were walking to see the seals at Brancaster beach. Walking around Holkham Park was good too. Fish and chips at Wells were great and recommend. We hope to be back.

Wow, what an incredible home! We have all had such a peaceful stay at The Paddock, the layout of the home with thought out views and private spaces was a winning combination. We all had enough space to enjoy together and quiet time. We woke up to the most beautiful sunrises and because of the wild flowers and mature garden we were covered in nature, seeing grasshoppers, monk jacks, red squirrels, dragonflies, blue tits and red kites flying over the house. Thank you for creating such a beautiful, tranquil home that allows its guest to feel rested. We are all in agreement that this has felt like a retreat. Can’t recommend this place enough

A beautiful and very well equipped holiday cottage. The play area was a great hit with the children of the party. There are good restaurants and pubs nearby. I wouldn't hesitate to recommend it as a great place for a large party of family and friends. The play area for children, the lovely gardens and outdoor seating areas.

We have gad a wonderful break here at this lovely house to celebrate my 85th birthday with my family - 3 generations. The Paddocks is absolutely superb. It is so well appointed and the grounds are so attractive. Many thanks to the owners for the care and consideration that has gone in to this first class holiday home. Although my great-nephews are in their late twenties and early thirties, they thoroughly enjoyed the table tennis, Jenga and using the frisbie! Archie adored the paddock and chasing away any bird that took its chances to land. He even tried catching the hare that crossed the paddock, but catching it thank goodness was a forlorn hope. We have had wonderful walks on Brancaster Beach, a must for collecting shells. Wells-next-the-Sea a long walk by the "river" which eventually led to the sea. Holkham Beach another long walk to the sea. The Duck Inn & The Orange Tree at Thornham are fine fining places. I have visited this area of Norfolk for about 30 years and I will never tire of its beauty and big skies. Mind you, walking with gale force winds blowing from the east has added to the challenge.

At The Paddock we like the space and peace and quiet. There are so many different areas that it is always possible to find a quiet corner to sit and read. This was our second visit to the Paddock and we thoroughly enjoyed our visit. We could well return for a third visit in the future.

We spent a week at the Paddocks with a family group of 8 including two young grandkids. The property exceeded our expectations for both living space and bedroom size. The kitchen was very well stocked with high quality appliances and plenty of crockery, glasses and utensils. The large garden and paddock was ideal for our grandkids to run around and they also enjoyed the play equipment. The property is secluded from others. The local pub 'The Duck Inn" was within walking distance and well worth a visit. Stanhoe was an ideal location to stay for visiting Burnham Market, Holkham Beach etc which were only a short drive away. We will definitely try to stay at the Paddock again next time we're in Norfolk.

This is an amazing house particularly for families of several generations, there's room for everyone to do their own thing or equally to come together socially.
It has been very well equipped and everything is to a very high standard.
The outside space is brilliant and the climbing/play frame a real added bonus.
Its ideally situated to explore the beautiful beaches and towns close by and lovely to return to and relax after a busy day .

Second visit for all of us to this wonderful barn. We had a fantastic time on the beach with Wells-Next-The-Sea being a real hit with our boys. The weather has been great and we have enjoyed sitting out by the fire pit in the evening, enjoying the sounds of the sheep and birds.
Today we enjoyed a lovely trip to Holkham Hall and Dinosaur Adventures has been great for the boys.
We found that Hunstanton had the best parking for the beach but a long walk from the car park to the beach and the waves are far larger to the gentle tide in Wells. We enjoyed a pre-ordered fish and chips dinner on arrival from the local fish and chip shop.

Fantastic stay, we all loved the house and garden. The kids (6yrs & 9yrs) loved the table tennis and the grown ups loved the space and beautiful decor. We had a great dinner at the Duck Inn and also enjoyed the deli and cafe at Creake Abbey (as well as the lovely vintage shop there). Beautiful beaches and country houses. Highlights were Holkham beach & hall (cycling & rowing boats etc.) and the fantastic kids play area at Sandringham. We hope to be back soon. Thanks so much for a great stay.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
