This is a truly exceptional house, tastefully furnished by its new owners with a great combination of style and comfort. This house is arguably one of the very best houses available for rent in Burnham Market with its generously proportioned reception rooms and the choice of three bedrooms to use (out of the total number of six bedrooms). Outside there's a large attractive fully enclosed private garden at the back of the house. It is conveniently situated with the advantage of off-street parking, within a few minutes walk from the village green with its excellent selection of independent shops, galleries and the renowned Hoste Arms, Number 29 and Socius for superb dining.

During school holidays the house must be rented with the use of all six bedrooms.

Ground Floor

Kitchen: lovely spacious farmhouse style kitchen with original pamment tiled floor and hand-built cream painted units with granite work-tops, including a central island with bar-stools and double Belfast sink. The kitchen is extremely well-equipped and perfect for catering for large groups of family and friends, with plenty of crockery, glasses and serving dishes. There's an electric 4 oven Aga, integral dishwasher, fridge/freezer, Nespresso coffee machine (which takes Vertuo pods), and a microwave. From the kitchen there are glazed double doors which open directly into the garden room.

There is a high chair at the property which is available upon request.

Garden Room: light and airy garden room with stripped floorboards, two sofas, two armchairs, a smart TV and a round table with five chairs.

Dining Room: a wonderful spacious room accessed via an archway from the kitchen. This superb double length room has a great atmosphere for entertaining having a wood burning stove with two carefully positioned leather armchairs at the far end and a wonderful long dining table comfortably seating twelve guests.

Snug/TV Room: perfect hideaway with panelled walls, two sofas, a Smart TV with sound bar and selection of books and games.

Drawing Room: a beautifully presented room with a lovely bay window with window seat overlooking the gardens. There is a working open fireplace, large velvet sofas, two armchairs, sideboards, occasional lamps and bookshelves.

Laundry Room: a spacious room with a house-keeping cupboard, washing machine, tumble dryer and a sink. From here there is a door through to the:

Shower Room: has a walk-in shower with a large drencher head, hand basin, heated towel rail and toilet.

Garden Room/Bedroom 4: a lovely high ceilinged room with exposed beams which has a wood-burning stove and two sets of glazed double doors opening out to the garden. There is a new king-sized bed, bedside chests of drawers and lamps, dressing table and chair. Please note that this room is next door to the laundry/shower room.

Bedroom 5: a well-presented twin room at the front of the house with full-size single beds, bedside tables and lamps and a built-in wardrobe.

First Floor

The staircase is wide and not steep with a bannister, leading to the high ceilinged sweeping landing. There is a door off the landing leading to bedroom 1 and bathroom 1, making this a private bedroom suite if desired.

All the bedrooms are generously proportioned and tastefully furnished, all with comfortable beds and high quality bedding.

Main bedroom suite: lovely bedroom overlooking the garden with a king-size bed, bedside tables and lamps, built-in wardrobe, chair.
En-suite bathroom: spacious room with a bath with mixer taps and an overhead shower, hand basin, WC and a heated towel rail.

Bedroom 1: beautifully presented room with a king-size bed, bedside tables and lamps, ornamental fireplace, chest of drawers, two bedroom chairs, built-in wardrobe and a large mirror.

Bathroom 1: a gorgeous bathroom with free-standing bath with mixer taps, a newly installed contemporary walk-in shower with drencher head, heated towel rail, comfortable chair, built-in wardrobe, free-standing wardrobe, hand basin and toilet.

Bedroom 2: another lovely spacious room, beautifully furnished with a king-size bed, bedside tables and lamps, chest of drawers, mirror and a wardrobe.

Bedroom 3: charming twin bedded room overlooking the garden with bedside tables and lamps, chest of drawers and wardrobe.

Bathroom 2: a superb large room with a bath with shower mixer taps, a newly installed contemporary walk-in shower with drencher head, hand basin and WC.

Outside

There is private off-street parking for 3 cars at the side and rear of the house. Entry to the back garden is via a lockable wooden gate.

An outstanding private lawned garden which is fully enclosed and amongst one of the largest gardens in the centre of Burnham Market. It is well-maintained with a variety of shrubs and plants and plenty of space for children to play. There is an attractive terrace with garden furniture comfortably seating 10 guests, a gas barbecue, and a swing seat.

It is only a couple of minutes walk to the village green with its great selection of shops and places to eat.

Burnham Market

Location

A delightful Georgian village which is situated a stones throw away from the glorious North Norfolk coastline and is the largest of the seven Burnham villages. At its centre is a large village green surrounded by striking Queen Anne and Georgian buildings, with two churches that lie at each end of its broad main street. 
Unlike many other English towns which are dominated by multiples, Burnham Market has a traditional post office, butcher, hardware shop, fish shop and chemist for all the necessities of everyday life, but there are also over 30 highly original independent and specialist shops, selling a wide range of exciting deli products, vibrant and stylish accessories for home and garden, smart clothes shops, and books old and new. There are some great places to eat, including the renowned Hoste Arms which is a 17th Century old coaching house, the stylish No Twenty 9 bar and restaurant and Socius in Foundry Field. As a result Burnham Market attracts many celebrities and cosmopolitan visitors and is vibrant and bustling in the holiday periods, earning the nickname Chelsea-on-Sea. There is an annual August craft fair and in November the picturesque Christmas lights are turned on, making the village the perfect place to visit for Christmas shopping.
