The Dog Kennel is a contemporary single-storey coastal holiday home, part of the high specification Staithe Place development in the popular town of Wells-next-the-Sea. This lovely coastal retreat has been tastefully furnished and is all on one level with a modern fitted kitchen/breakfast room leading into a conservatory overlooking the fully enclosed safe lawned garden. This is a perfect place for couples or a family (with or without their four-legged friends!) to stay throughout the year, with 3 comfortable bedrooms and 2 bath/shower rooms. It is within walking distance of the great selection of shops and places to eat in Wells and the picturesque quay. The beautiful sandy beach is nearby, with the splendour of Holkham Hall and beach only 5 minutes drive away.

The Dog Kennel is located in a no through road within the Staithe Place Development. The property has gas central heating making it warm and cosy throughout the year.
All Ground Level
Entrance hall: a spacious, welcoming entrance hall with console table. There is free Wifi available.
Sitting Room: comfortably furnished with a large sofa, two armchairs, foot stool, Smart TV with Sky Q, gas wood-burner effect fire with a fender. There are glazed (non-opening) doors overlooking the garden.
Kitchen/Breakfast room: contemporary kitchen which is well-equipped with double electric oven, separate gas hob, integral dishwasher, integral washing machine, microwave, Kitchen Aid cooker/mixer and a full height fridge/freezer. Conservatory: with two wicker chairs and a wicker sofa overlooking the garden.
Bedroom 1: Beautifully presented with a super king-size bed, bedside tables and lamps, chest of drawers and built-in double wardrobe.
En-suite shower room: with a shower cubicle, hand basin, WC and a heated towel rail.
Bedroom 2: with a king-size bed, bedside table and lamp, built-in double wardrobe.
Bedroom 3: with twin beds, bedside tables and lamps and a built-in double wardrobe.
All the bedding is hypo-allergenic.
Bathroom: family bathroom with a bath with shower mixer tap, hand basin and WC.
Outside
There are 2 private allocated parking spaces at the front of The Dog Kennel.
The back garden is lawned and is fully enclosed by a high wooden fence, making it safe for dogs and small children to play. There is a patio area with a wooden table and chairs (with cushions and a parasol) and a charcoal barbecue.

Perfect property for us sharing with friends, family and especially our dog. We always rent cottages/houses on holiday as love the freedom to be 'home from home' The Dog Kennel is one of the best we've ever had the pleasure to stay in and the location should be highlighted as perfect if you want a quiet spot yet so close to such a vibrant little town - Wells next the Sea. Plus for dog owners the walks direct from the house to Holkam Hall ( the most doggy friendly place ever ) are perfect.

Location
Wells-next-the Sea is the runaway winner of the first Sunday Times "Beach of the Year" award. It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.
Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
