Stranraer is a peacefully located Norfolk coastal house, recently refurbished and extended with a fabulous new kitchen/living room with high ceiling and exposed beams. This is a much-loved family home comfortably sleeping up to ten guests with the advantage of two downstairs bedrooms and a shower room and a further three bedrooms and two bathrooms upstairs. This is a perfect house for families and friends, having plenty of indoor and outdoor space with an attractive fully enclosed south facing garden which backs onto open farmland, with views to the sea from the upstairs windows. It is quietly located down a small unmade lane,with ample off-street parking, only a short walk away from Brancaster Staithe's picturesque harbour and coastal path and a choice of excellent places to eat and drink with The Jolly Sailors and White Horse nearby.

Please note that the house is available to rent at lower rates for reduced occupancy outside school holiday periods.

Ground Floor

Entrance hall: with coats cupboards.

Cloakroom: hand basin and WC.

New Kitchen/Dining/Living area: a fabulous light and airy room with underfloor heating and fully glazed doors opening out to the garden. There's a high specification kitchen with a range cooker with gas hobs, integral fridge/freezer, integral dishwasher, microwave, Nespresso coffee machine and a boiling hot water tap.
There's ample space for dining with a large dining table to seat ten guests with four benches and two chairs.
Looking out over the garden is a large comfy sofa, wood burning stove and a TV.

Utility room: contains the boiler, a second fridge/freezer, wine cooler, washing machine, condenser tumble dryer and sink.

Sitting room: a lovely room newly decorated room with a wood burning stove, two sofas, armchair and a well-stocked bookcase. There's a digital freeview TV with DVD player.

Free wifi is provided in the house and there is oil-central heating.

Bedroom 1: has a twin, bedside tables and lamps, wardrobe.

Shower room: walk-in shower, heated towel rail, hand basin and WC

Bedroom 2: has a standard double bed, bedside tables and lamps and a wardrobe.

First Floor

The staircase is not steep and leads to the landing with two built-in cupboards for clothes storage.

Bedroom 3: has a king-size bed, bedside tables and lamps, dressing table and a built-in wardrobe.

En-suite bathroom: shower cubicle, bath, hand basin and WC.

Bedroom 4: has twin beds, bedside tables and lamps, chest of drawers.

Bedroom 5: has twin beds, bedside tables and lamps, chest of drawers.

Shower room: has a walk-in shower, hand basin, heated towel rail and WC.

Outside

Stranraer is located down a quiet lane situated off the coast road in the heart of the popular coastal village of Brancaster Staithe. There is ample parking for at least four cars in the private driveway.

There is a well-maintained fully enclosed lawned south facing garden, secure for small children and dogs, and a terrace area with garden furniture and barbecue. This backs onto local farmland and is not overlooked by other properties.

For keen sailors and swimmers there's the advantage of a hot outdoor shower.

The beautiful coast is within walking distance.

Brancaster Staithe

Location

A bustling village with an attractive harbour which is just to the east of Brancaster (staithe means wharf, or landing stage). There is a well-supported sailing club here and in the summer at high tide there is always a crowd of people and boats jostling to get onto the water. The sea still gives a living to many in the area though and Brancaster Staithe is famed for its mussels, which may be bought locally at The Fish Shed along the coast road. 

Just off the coast of Brancaster  Staithe, Scolt Head Island is a four mile long sand bar housing a National Nature Reserve well-known for terns, oystercatchers, and ringed plovers. You can take a boat trip with Branta Cruises to visit the island.

The village is a picturesque one, with typical flint walling on many cottages, and popular with second home owners and holiday makers. There is good beer and food available throughout the day at the Jolly Sailor's pub, or for more of a treat with stunning views and delicious food there is The White Horse overlooking the marshes which has just been voted the county's eatery for 2018 in the National Pub and Bar awards.

Next to Brancaster Staithe is Burnham Deepdale which has a Norman church, a visitors centre and a good selection of shops, including a small supermarket, Fat Face and Gone Crabbing.  After a brisk walk on the beach or an invigorating sail there's nothing better than a trip to the ever popular Deepdale Café, renowned for its hearty English breakfasts.
