Slumber Barn is a magnificent barn conversion with an absolutely stunning full height open plan living area, set in extensive grounds with the use of a hot tub. This substantial barn has been creatively converted to the highest possible standards to create a fabulous holiday home combining a wealth of original features, including beautifully preserved beams and exposed brickwork, with all the latest technology. In our opinion this barn is is truly one of the best places available for holiday lets in North Norfolk, being stylishly furnished and quietly located in an idyllic rural location within easy reach of the gorgeous coast, making it the perfect choice for families and friends to treat themselves for a special break. The luxuriously appointed and well-spaced out bedrooms ensure that no one has "the short straw" with three sumptuous bedroom suites ideal for couples, plus a downstairs wing with a lovely twin room and a bespoke bunk room, adjacent to a super games room. There is no shortage of outside space here as the barn is set in grounds of three acres, including fields, a trampoline, a football pitch, a sheltered courtyard garden and the use of a natural wooden hot tub included in the rental price. The quintessential coastal town of Wells-next-the-Sea and the renowned beauty of Holkham beach may be easily reached within a 15 minute drive.

Ground Floor

The barn has a wonderful sense of light and space with "cathedral height" vaulted ceiling with exposed beams in the main living area. It has been cleverly designed to create plenty of space for 12 guests to relax in comfort and enjoy their stay. There is under-floor heating throughout the barn with thermostatic controls for each room, set at 21 degrees for guests' comfort.

There's the advantage of free Wifi throughout the barn.

Entrance to the barn is via the boot room which then leads through to the fabulous living area.

Boot Room: a spacious room with plenty of space for coats and boots.

Kitchen: a stunning bespoke hand-built kitchen with slate flooring and an exposed beamed ceiling. Finished to an extremely high specification and carefully designed to cater for 12 guests with an integral dishwasher, Britannia electric range cooker with induction hob, integral microwave, American style fridge/freezer with ice-maker and a drinks chiller. There's a cleverly constructed kitchen table with a built-in bench seat and chairs, as well as a breakfast bar with bar stools. There's access via glazed doors to the inner terrace garden and two steps down to the living area which has oak flooring.

Living Area: a magnificent vast high-ceilinged space with beautifully preserved beams from the original barn, a fantastic central wood-burning stove with long chrome flue and a sweeping bespoke oak staircase which branches off in two directions to separate bedroom suites. This fantastic space has been cleverly divided into distinct zones with plenty of space for sitting, eating or watching TV, with contemporary seating areas including a curved sofa and armchairs.

Dining area: has a fabulous bespoke rustic oak long dining table with 12 leather chairs.

TV area: at the far end is a large wall-mounted 75” Ultra High definition television with surround sound, Blu-ray DVD player and sound system, with a huge comfy L-shaped sofa - the perfect spot for chilling!
From this superb area there are glazed doors opening out to the inner terrace/lawn garden.

Cloakroom: with feature stone basin and WC.

From the living area there is access off to a lovely bedroom suite (3). All of the bedrooms are luxuriously appointed and have been carefully furnished to ensure guests are comfortable. High quality bed linen and fluffy towels are provided. All of the en-suites have high specification bathroom fittings, with the modern heating and water system ensuring that there's always plenty of hot water available.

Bedroom Suite 3: beautifully presented room with a king-size bed, bedside tables and lamps, dressing table and chair, sofa and built-in wardrobes.

En-suite bathroom: high quality contemporary bathroom having a bath with fixed overhead shower, hand basin, heated towel rail and WC.

Leading off from the kitchen end of the barn is a downstairs wing housing bedrooms 4 & 5 plus the games room.

Bedroom 4: charming room with twin beds, bedside tables and lamps and a built-in wardrobe.

Bedroom 5: a super children's room with 2 sets of hand-made full-size bunk beds, with comfortable mattresses and plenty of head room, carefully designed for adults or children to enjoy a good nights sleep. The bunks have drawers underneath them for clothes storage.

Family bathroom: contemporary room with a bath with fixed overhead shower, hand basin, WC and heated towel rail.

Games room: a fabulous light and spacious room with a high beamed ceiling and glazed doors along both sides opening out to the gardens. Designed to appeal to all ages with a pool table, 50” High Definition television, Blu-ray DVD player, Freesat TV and a shared connection to the Living Area Sky box and comfy bean bags.

There is a travel cot and highchair available for use if required.

First Floor

The sweeping bespoke designer oak staircase branches off with two separate staircases each leading to a gorgeous private bedroom suite.

Bedroom Suite 1: absolutely gorgeous room with exposed brickwork and original beams. Tastefully furnished with a super king-size bed, bedside tables and lamps, dressing table and chair, a full length mirror and built-in wardrobe.

En-suite bathroom: this really does have the "wow factor" having a free-standing copper bath, separate walk-in shower, hand basin, WC and a heated towel rail.

Bedroom Suite 2: beautifully presented room with oak beams and exposed brickwork, with a wrought iron king-size bed, bedside tables and lamps, dressing table and chair, and a built-in wardrobe.

En-suite bathroom: a stunning room with exposed brickwork which has a free-standing copper bath, hand basin, WC and a heated towel rail.

Outside

Slumber Barn is situated down a driveway off a quiet lane in the charming Norfolk village of Great Snoring. There is ample parking space in the shingle drive for several cars, in addition to an external plug socket that could be used for charging an electric vehicle.

Please be aware that there is a security camera by the boot room which looks out over the entrance to the driveway.

Hot Tub
There is a wonderful wooden hot tub at the property which does not use any chemicals and is completely natural, heated by a wood-burning stove. Please advise at the time of booking if you would like use of this during your stay. (As chemicals are not used, please note that it will require cleaning after 3 to 4 days use for which there would be a supplemental charge of £70).

Cart Shed: has a washing machine and tumble dryer.

The barn is set in grounds of three acres with plenty of space for guests to play, rest or dine. An "inner" courtyard and lawned garden has been created to provide a sunny, sheltered outside space perfect for dining alfresco and providing a safe place for small children to play. The terrace has outside furniture to dine in comfort, with a charcoal barbecue and the advantage of outside speakers.

The substantial grounds to the rear of the barn are grassed and include a ground level trampoline, a football pitch and an outdoor table tennis table, with plenty of space to run around. A pleasant field walk has been created around the grounds - ideal for dog walkers!

Conveniently located within a short drive to the beautiful North Norfolk coast at the traditional fishing town of Wells-next-the-Sea and the renowned beauty of Holkham beach. The market town of Fakenham with a good selection of local shops and supermarkets is only 3 miles away.

Well-behaved dogs are welcome to stay. Please note that while the courtyard is enclosed, the rest of the gardens are not fully dog proof and so dogs would need to be supervised.

Please note that due to the high quality of the fixtures and fittings, the security deposit for Slumber Barn is £500 (rather than the standard £250).

Village

The small north Norfolk village of Great Snoring is a charming rural village only 7 miles inland from the coastal town of Wells-next-the-Sea. At the centre of Great Snoring stands the 13th century church of St Mary. The village itself is a very traditional Norfolk village with pretty red brick and flint cottages.

History

There are many thoughts from locals at to where the intriguing name of the village and its sister village Little Snoring derived from : possibly from the form of snow in the villages in a circle ‘snow ring’ to the more accurate history of the 14th century gentry the ‘de Snoryng’ Family. Ideas can also be traced back to 450AD and the Saxon invasions where the name of Snoring as a settlement of Snear (meaning swift, bright or alert)

Visit

The neighbouring village of Walsingham is best known for the Shrine of Our Lady of Walsingham and the grounds of the Walsingham Abbey are famous for the spectacular ruins of the mediaeval priory and a place of pilgrimage. During the late spring the grounds are equally famous for the carpets of bluebells displayed the 18-acre woodland and throughout February you can see the masses of tiny white snowdrops. Walsingham village well worth a visit there are many cafes quaint shops and pubs including The Black Lion restaurant. The market town of Fakenham is only 4 miles away and the picturesque town of Holt is 12 miles north east of the village.

What a wonderful week we have had in Slumber Barn. We've enjoyed beach days at Wells, Holkham and Brancaster. Sherringham train ride to Holt and back and a seal trip to Blakeney point.
The facilities at the barn have been great for the grandchildren (and the grown ups). The weather has been perfect and has made our 50th wedding anniversary celebration with the family, a real treat.

The house is really well set out for entertaining and everything we needed was provided. Slumber Barn was beautifully furnished, lovely bedding and towels. Very much felt like a hotel. The weather was exceptional this week so we spent most of our time at Holkham and Wells beaches. In all it was a beautiful stay in your very stylish barn - We hope to return.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
