Skein Cottage is a deceptively spacious family holiday cottage with a light and airy sitting room and a modern kitchen/dining room, which comfortably sleeps five guests within its three bedrooms. There's the advantage of a fully enclosed rear garden and lovely open countryside views from the back of the cottage. It is conveniently located in the heart of Docking village, with off-street parking for two cars, within walking distance of a pub, village shop, fish & chip shop, playground and fishing lake. It is within 10 minutes drive of the beautiful Norfolk coast at Brancaster and other nearby beaches, as well as the popular Georgian village of Burnham Market. The royal Sandringham Estate is only 15 minutes away, with its renowned house, gardens, museum and woodland.

Ground Floor

Entrance Hall with space for coats and boots. Cloakroom: hand basin & WC.

The cottage has a modern oil-fired central heating system, making it warm and comfortable throughout the year.

Kitchen/Dining Room: a good-sized room with a modern fitted kitchen leading into a dining area at the other end, with a tiled floor. The kitchen is well-equipped with an electric oven, halogen hob with extractor hood, microwave, integral full height fridge/freezer, integral dishwasher and integral washing machine. The dining area has a large wooden table comfortably seating six people, a chest of drawers and a CD player. Double glazed doors lead through to the sitting room.

Sitting Room: a light and airy room with oak flooring and a door leading to the garden. There are two large sofas, comfy pouffe, bookcase with a selection of books and games, electric fire and a freeview digital TV and DVD player.

There is the advantage of free Wifi throughout the cottage

FIrst floor

The gentle turning staircase leads up from the dining area and there is a hand rail.

Bedroom 1: light and airy room overlooking the garden with lovely open countryside views. Contains a king-size bed, bedside tables and lamps, wardrobe and a chest of drawers. Ensuite shower room: with walk in shower, hand basin & WC.

Bedroom 2: has twin beds, bedside chest and lamp, a wardrobe and a chest of drawers.

Bedroom 3: with a single bed, bedside chest and lamp, wardrobe with mirror and drawers.

Bathroom: Bath with a fixed overhead shower, hand basin & WC.

There is a travel cot and a high chair available in the cottage if required.

Outside

There is off-street parking for two cars in a shingled parking area at the rear of the cottage. At the back of the cottage there is a small fully enclosed south-easterly aspect garden which has a patio area with an outside table, chairs & parasol and a small raised lawn. There is a small kettle barbecue available for use.

Within walking distance there is a good local pub, village shop, fish and chip shop, fishing lake and a children's playground.

We stayed at Skein cottage in Docking. It was great. 2 bathrooms and an extra toilet was fabulous for our family. Cottage was excellently equipped and clean. Homemade scones and jam left for us on our arrival... yummy! The cottage was well placed for the Spar shop and the pub (where the food was excellent). Sowerbys could not have been more helpful and pleasant... even down to good places to walk our 2 cocker spaniels. We will definitely book again! Thanks for making our holiday booking easy and smooth.

Better than expected. Very light rooms and airy feel to the whole property. Liked open plan downstairs but with option of closing off living room. Very well-equipped and generously supplied eg dish washer tablets, loo rolls etc. Minor details but makes a big difference! Comfy beds and furniture
Grateful thanks to Nikki at Sowerbys and the housekeeper at this property who organised this stay as last minute when hospital treatment meant we had to extend our stay in Norfolk. Very stressful time as op was for the day we were due to leave our other cottage. Thanks again Nikki and for the welcome bag of goodies. So kind and thoughtful.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
