Shipyard Studio is the perfect coastal getaway, enviably located along Wells East Quay with stunning views of the harbour and the added bonus of a fabulous fully enclosed South facing lawned garden. Originally converted from a large boat-shed located on the long since closed East End shipyard, this quirky holiday home is traditionally furnished and has a sociable open plan kitchen/living area downstairs with a lofty double height sitting area with exposed brick, flint and pine wood panelling. The spacious dining area enjoys lovely harbour views and the large dining table comfortably seats up to six guests. There are two separate open tread staircases which both lead up to a bedroom each with their own bath or shower room. The main king-size room has stunning harbour and marsh views and access to a superb roof terrace, with the smaller twin room overlooking the rear garden. At the front there's a paved area with table overlooking the harbour and the advantage of two off-road parking spaces. It's literally steps to join the Norfolk coastal path along East Quay and a short walk to the highly renowned Crown Inn, Globe Inn and a great selection of local shops, the Two Magpies bakery, award winning Fish and Chips.

Ground Floor

Entrance: Space for coats and boots storage.

Utility room: with sink, wooden counter-top, washing machine and a freezer.There is a WC off the utility room.

Downstairs is all open plan with a full-height central sitting area with exposed brick walls and pine wood panelling.

Kitchen: a well-equipped traditional kitchen with an electric free-standing cooker, microwave, dishwasher, large fridge and a wooden breakfast bar for morning coffee or evening drinks, with 3 bar stools. (Please note that the ESSE range cooker is not operational.)

Sitting area: has a lovely harbour views and is traditionally furnished with a leather sofa, three comfy armchairs, well-stocked bookcases, a wall-mounted Smart TV and a gas wood-burning effect stove. Patio doors open out onto the rear garden

Dining area: light and spacious area with a large wooden dining table overlooking the slipway with the marsh and creeks beyond to the East Hills.

Garden room: with wicker chairs providing a warm and sunny spot to sit and relax and look out over the garden.

There are two separate open-tread staircases which lead up from the living area, each leading to their own bedroom and bath/shower room.

First Floor

Please note that this house may not be suitable for families with young children as it is not possible to go from one bedroom to the other without going down one staircase and up the other.

Bedroom 1: Superb room with large windows giving stunning views of the harbour, and far across the marshes and creeks. The windows open to allow access onto the decked roof terrace - simply the perfect spot to sit and watch the boats. Furnished with a king-size bed, bedside tables and lamps, chest of drawers and a wardrobe.

Shower room: with shower cubicle and a hand basin.

Separate WC: with WC and hand basin.

Accessed via the second staircase:

Bedroom 2: overlooks the rear garden and has twin beds, bedside table and lamps, chest of drawers and a wardrobe.

Bathroom: has a bath with shower over, hand basin and WC.

Outside

There is an ample off-street parking area at the front with two designated parking spaces and plenty of space to leave kayaks, paddle boards etc. which can be enjoyed straight from the slipway.

Also at the front is a wooden table and bench seat which enjoys splendid views across the harbour. Simply the perfect place to sit and watch the tide rise and fall!

At the back of the house is a large fully enclosed south facing lawned garden with mature trees.

Roof Terrace: fabulous decked space (accessed from bedroom 1) which provides the perfect place to sit and watch the harbour.

Shipyard Studio is located along East Quay which is literally on the Norfolk coastal path so perfect for walkers.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Comfortable & spacious cottage with lovely outside spaces - either sitting on the terrace overlooking the water or sitting in the sunny garden. Great location in the town with lovely coastal walks straight from the front door. We really enjoyed our stay. Lovely circular walk along Wells beach and then inland to Holkham Hall & back to Wells. Lovely walk to Stiffkey and easy to catch the bus back to Wells. Enjoyed pottering round the shops & cafes in Wells.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
