Sea Shell is a superb light and airy holiday home with a fabulous south facing Mediterranean style courtyard garden. This beautifully presented cottage is a rare find in the charming village of Burnham Market, enjoying a real sense of light and space with its wonderful high-ceilinged kitchen and sociable open plan living space with bifold doors leading seamlessly to the outside. Upstairs there are three gorgeous bedrooms and a spacious contemporary shower room. It is conveniently located opposite the village shop and only a short walk to Burnham Market's picturesque village green, with its wide selection of independent shops, galleries and excellent places to eat. The stunning unspoilt Norfolk coast may easily be reached within a few minutes drive.

GOOD TO KNOW

  • There's a private parking space at the rear of the house
  • All of the downstairs space is open plan (except the loo!)
  • The bunk beds are more spacious and provide a lot more head room than usual.

Ground Level

Entrance via the private parking space at the rear of the property into the kitchen.

The whole of the downstairs area is open plan (except the cloakroom) providing free flowing entertainment space for cooking, dining and relaxing.

Kitchen: Fabulous high-ceilinged vaulted room with a double electric oven, halogen hob and an integral dishwasher. There is a shelved pantry, with handy chalk-board doors, containing a washing machine, dryer, Nespresso coffee machine and a microwave. There is a kitchen table and chairs and glazed doors opening out to the courtyard garden.

Dining/Living area: Stunning light and airy space with large bi-fold doors which (when open) provide a seamless transition to the outside. There is a glass dining table with six chairs. The sitting area has a very well-stocked bookcase, sofas and a bio-ethanol real flame fire.

Tucked around the corner is a snug with a comfy L-shaped sofa and armchair and a wall-mounted large Smart TV with Netflix and Amazon Prime.

Cloakroom: WC and hand basin.

The staircase is not steep, with a hand rail.

Please note there is a travel cot and a high chair available to use if required.

First Floor

Bedroom 1: beautifully presented spacious room with a king-size 4-poster bed, bedside tables and lamps, chair, dressing table and large built-in wardrobe.

Bedroom 2: has a twin beds (or zip-linked to a super-king please request at time of booking), bedside tables and lamps, leather armchair and built-in wardrobe.

Bedroom 3: contains a bunk bed with a double mattress on the bottom and a single above - resulting in far more head room than with standard bunks.

Shower room: newly refurbished with a superb large walk-in shower, double-size hand basin, heated towel rail and WC.

Outside

There is one designated off-street parking space at the rear of the property in Ulph Place.

There is pedestrian access via the back gate into the courtyard garden and access to the back door.

There's a wonderful fully enclosed south facing garden which is newly paved and has olive trees and rosemary to give a Mediterranean feel. Guests may relax and dine outside in comfort with an outdoor sofa and chairs (with cushions), a large wooden table and eight chairs and a charcoal barbecue.
The bi-fold doors open seamlessly into the living area and this really is the perfect private place to escape to in the summer.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Thoroughly enjoyed our week end at Seashell Cottage. Well appointed and comfortably furnished with plenty of storage and wardrobe space.kitchen had everything we needed. We loved the south facing outside space which we used a lot as the weather was fantastic. Lovely bathroom too.Would love to stay again. Enjoying the outside space in the lovely weather and the close proximity to shops, bars and restaurants. Beautifully designed outside space. Very comfortable armchairs and sofa. We absoltely loved everything about our holiday here in Norfolk. We came with our three children ( 4, 2 & 2) and they were so happy sleeping in a bunk bed, playing in the garden and enjoying the beach. I loved the house and the way you have provided everything i could need and furnished it with such style. I particularly enjoyed the pictures and managed to track down Kove Adams who painted your broken boats, Brancaster Staithe, so that i could buy one of her pictures for myself. I hope to come again. Thank you. I was unexpectedly here on my own as my daughter had work and a friend broke her foot. I have limited mobility but with a car i could get about, i particularly enjoyed coffee at Burnham Overy Staithe, while over looking the marshes at The White Horse and the walk in the pines at Holkham with the view from the crossing point. What a wonderful sea for peace and beauty.

Deposit Payable - 33% of total rent

Balance payable 28 days prior to arrival

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
