Sandbanks is a fabulous contemporary seaside property, one of a small select development in Mainsail Yard, situated just a few minutes walk from the picturesque quay and local amenities in the highly sought after seaside town of Wells.This beautifully presented, spacious three-storey house overlooks the marshes with stunning far reaching views across the pinewoods and out to sea from the lovely light and airy sitting room and two of the bedrooms. This is a lovely coastal retreat for families or couples to stay throughout the year, with the advantage of off-street parking and proximity to the superb sandy beach and a great selection of shops, cafes, pubs and restaurants.

Ground Floor
Entrance hall: with cupboard and plenty of space for coats and shoes storage.
Cloakroom: with hand basin and WC.
Kitchen/Breakfast room: A superb spacious kitchen/breakfast room with a high quality well-equipped kitchen with granite work surfaces and a butler sink. Appliances include an electric fan-assisted oven with ceramic hob, integral dishwasher, microwave, fridge/freezer and a Nespresso coffee machine (guests are advised to bring their own capsules). There is a dining table with eight chairs which may seat eight (using the additional matching dining chairs in the sitting room) and French doors opening out to the decked area.
Access to garage: housing a washing machine and tumble dryer.
The stairs are not steep and there is a hand rail.
First Floor
Sitting Room: a beautifully presented light and airy room with French doors opening out onto the balcony (with wrought iron railings) to enjoy the lovely views across the marshes and pinewoods out towards the sea. Furnished to a high standard with three comfy sofas, coffee table, flat screen TV with Freeview and DVD player. There's a kitchen/bar area with a fridge, sink and a table with four chairs.
Snug: Perfect spot to hide away with two sofas, flat screen Freeview TV , DVD player, iPod docking station and a clock radio.
Bedroom 4: has a single bed with truckle bed under, bedside table with lamp and a wardrobe.
Second Floor
Bedroom 1: Lovely spacious room with fabulous views out across towards the sea. Contains a king-size bed, bedside tables and lamps, wardrobe, chest of drawers and a TV. En-suite bathroom: contemporary bath, walk-in shower, hand basin and WC.
Bedroom 2: Wonderful light and spacious room with triple aspect windows. Contains a double bed, bedside table and lamp, chest of drawers, TV and a wardrobe.En-suite WC with hand basin.
Bedroom 3: A spacious room with twin beds, bedside table, chest of drawers, TV and a wardrobe.
Shower room: Superb walk-in shower, hand basin, heated towel rail and WC.
Note: There's the advantage of free wifi in the house. Highchair and travel cot available. Duvets and pillows are feather and foam.
Outside
Mainsail Yard is conveniently positioned off Freeman Street and access to the property is via two 5-bar gates with off-street parking for 3-4 cars.
There is a large decked area which wraps around the side and rear of the house with views to the pinewoods, with outside furniture for eight and two sun-loungers.
The field behind the house has been sympathetically developed by the Holkham Estate as a parking area with access to the beach over two further fields. A great deal of effort has gone into ensuring it blends with the landscape by putting in two large ponds directly behind the Mainsail Yard properties and planting trees and shrubs around them.
Sandbanks is ideally positioned only a short walk along to the quay and all of Wells' amenities.

We like the large rooms at Sandbanks. 10 out of 10 for the cleanliness. The welcome pack was very acceptable and good quality items too.

The welcome gifts were a lovely touch. I have already have another booking in place for this property , hopefully my family will be able to come . Because of Covid rules (one household only) it meant my husband and myself were the only ones able to enjoy this house. Much bigger than the photos portrayed. The quality of furniture/fittings and contents of the property where of a high standard. We liked the size and situation of the property, I have stayed in many houses in Wells, including Mainsail yard before, this has now gone up my list as a favourite.

Better than Expected with rooms much more spacious than description/photos suggest. Liked the location and having plenty of living space. Cleanliness 10 out of 10, we would stay again!

Wells-next-the-Sea
Location
Wells-next-the Sea is the runaway winner of the first Sunday Times "Beach of the Year" award. It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.
Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
