Salt Marsh is an impressive detached coastal house with an award winning superb two-storey contemporary extension to make the most of the stunning uninterrupted views across Thornham's salt marshes and out to sea. This is a particularly light and spacious house with plenty of room for eight guests to relax and enjoy the spectacular panoramic views throughout the year, with the advantage of an attractive fully enclosed garden and plenty of space for parking. Downstairs there is a fantastic enormous kitchen/dining/sitting area with a contemporary wood burning stove, with a feature spiral staircase leading up to the magnificent large sitting room with huge glazed windows overlooking the saltmarshes. There's also a lovely downstairs double bedroom, new shower room and a relaxed snug sitting room with another wood burner. Upstairs there's a wonderful master en-suite bedroom with super views and a further two bedrooms and contemporary shower room. Ideally located for families and friends wanting comfortable accommodation in a prime location within a short walk from the sea, children's play area, tennis courts and a great choice of excellent places to eat/drink which include The Lifeboat Inn and Thornham deli.

Ground Floor

Entrance: Spacious cloaks area with plenty of room for coats and boots storage.

There is a fabulous huge kitchen with underfloor heating, where guests can cook, dine and relax. It is incredibly light and airy with three sets of glazed doors opening out to the garden.

Kitchen: without doubt one of the largest kitchens we have in our portfolio of cottages! Bespoke kitchen with painted units and granite work surfaces and finished to a high specification. There's an electric four oven cream Aga and a separate induction hob with extractor fan, large double fridge with freezer, integral dishwasher and microwave oven. There's a large central island with bar stools, good selection of cook books and well-equipped with all the necessary kitchen equipment as used as a main home to date.

In the centre of this superb kitchen is a contemporary free-standing wood burning stove stove. There is a dining table with eight chairs and a dresser as well as two comfy sofas.

There is a feature spiral staircase leading up from the kitchen to the new first floor sitting room.

Laundry Room: with a washing machine, tumble dryer, sink, iron and ironing board.

Snug sitting room: warm and comfortable room with a large L-shaped sofa and a contemporary wood burner. There is a coffee table, desk and a Smart TV with Sky and Sky Sports and also a DVD player.

Bedroom 4: A beautifully presented room with a king-size bed, bedside tables and lamps, dressing table/desk, built-in wardrobes and a sofa.

Shower room: fitted with a shower cubicle, WC and hand basin.

There are two staircases at Salt Marsh: one is a conventional straight, painted wooden tread , staircase with a bannister leading up from the hallway (near bedroom 4) and the other is the feature spiral staircase leading up from the kitchen to the first floor sitting room.

First Floor

Sitting room: An absolutely wonderful room with panoramic coastal views from the large glazed full height windows. There are two leather sofas and two leather armchairs with footstools positioned to enjoy the fabulous views. There is a contemporary wood burner, coffee table and plenty of books and games. Please note the owner has removed the telescope.

Bedroom 1: lovely room with gorgeous sea views. Has a super king-size bed, bedside tables and lamps and a dressing area with plenty of clothes storage space.

En-suite bathroom
: contemporary walk-in shower, separate bath, underfloor heating and a heated towel rail, hand basin and WC.

Bedroom 2: has a double bed, bedside tables and lamps, breath-taking sea and countryside views, desk/dressing table, built-in bookshelves filled with books, door hooks for clothes hanging.

Bedroom 3: smaller room at the back of the house with a double bed, bedside table and lamp and a wardrobe.

Shower room: contemporary walk- in shower, WC, hand basin and heated towel rail.

There is travel cot, high chairs and gates for the stairs at the property. The majority of the duvets and pillows are synthetic, however the duvet within Bedroom One is down. Unlimited logs for the wood burner. Salt Marsh, has air source pumps and solar panels.

Outside

Salt Marsh is ideally located away from the coast road down Ship Lane in the popular coastal village of Thornham.

At the front of the house a five bar gate opens to provide access to the large shingled parking area where there is parking space for at least five cars.

The garden is well-maintained fully enclosed, being mainly laid to lawn with a range of mature shrubs and plants, with patio areas and outside furniture for 8 guests. There is a choice of barbecues including a gas barbecue and 2 charcoal barbecues making it ideal for entertaining.

There is direct access onto the Norfolk coastal path and the scenic walk across the marshes to Thornham's gorgeous sandy beach. Guests are spoilt for choice with excellent local places to eat and drink within a short walk away, including The Lifeboat Inn and the award winning Orange Tree pub.

Beach

A highly sought after coastal village on the Norfolk Coast within an Area of Outstanding Natural Beauty. A paradise for walkers, photographers, artists and bird watchers due to the panoramic views of the salt marshes.
There is a worthwhile and picturesque mile long walk across the creeks, here you will reach the often quiet, stunning and dog friendly sandy beach of Thornham Bay. Continue along to the popular boardwalk to Holme Dunes NWT Nature reserve with interesting habitats of flora and fauna from natterjack toads and migrating birds.

Village

The village is notable as magnet for foodies and day trippers with seriously good shopping. Drove Orchards on the outskirts of Thornham has an impressive Farm Shop where you can PYO and is notable for its apple juice, fishmongers and a small selection of lifestyle shops. You may of heard of the ‘not to be missed’ Eric’s Fish and Chips, where you can enjoy a beer with your meal and children love the desserts, a fried jam sandwich, or ice cream where they can help themselves to tasty toppings. Thornham Deli, cafe and store is also great for a browse or bite to eat and it's next door to the Village Hall and play park.  There are also two great village pubs to choose from.:The Orange Tree award winning gastro pub, ideal for families with outdoor play area and The Lifeboat Inn, a traditional and atmospheric haven, often with a roaring fire and warm welcome for every guest including salty sea dogs.

History

Thornham is named after the Old English meaning ‘homestead or village where the thorn trees grow’. The village has a rich history and many of the buildings date back to the 16th Century. Archaeological evidence dates as far back as the Bronze Age. The village had a prosperous harbour 200 years ago and a fascinating story of a smugglers Inn and a bandit’s hideout.

Visit

Nestled between the villages of Holme-next-the-Sea and Titchwell both with bird and wildlife visitors’ centres RSPB Titchwell and NWT Nature reserve. There are many other villages to explore within a short distance like Brancaster, Wells-next-the-Sea and Holkham with their great family beaches. Brancaster Staithe is popular with sailors and courses and lessons can be taken here or at Morston. You can learn to be a smuggler, explore the coast or sail the creeks with The Coastal Exploration Company, or take a seal trip to Blakeney Point from Morston Quay. Dalegate Market in Burnham Deepdale is a nice area to visit the shops or visit the quintessential village of Burnham Market where you can source most Norfolk delicacies from the independent and quaint shops that surround the village green.

We have stayed in many properties on the North Norfolk coast (and further afield in the UK) and this was the best. Stunning views, fantastic lounge and kitchen/diner for socialising with friends and family, comfortable bedrooms. Great views from the picture window in the lounge over the marshes to the sea with regular sightings of a Barn Owl, Marsh Harriers and Muntjac deers. Lovely walks in the vicinity, including along the coastal path to the beach with plenty of birdlife to see - flocks of geese, redshanks and oyster catchers to name a few.

Our 4th visit To Salt Marsh. An amazing house to stay, unwind and relax in real spacious comfort and style. So well kept and spotlessly clean every time we arrive. The gardens are well manicured and pristine. We love this place and already have many fond memories with the family. Thornham is just the perfect Norfolk village and ideally located for the salt marsh boardwalk and glorious beaches. Two authentic and welcoming pubs just a stone throw away and an array of local produce shops and boutiques to explore.

When we arrived and pulled onto the drive our WOW reactions said it all, what a beautiful house and garden. We have stayed in Thornham many times but this is our first time at Salt Marsh and what a find. The house was amazing from top to bottom, with having the huge kitchen diner with bifold doors and wonderful views of the garden to the upstairs level with stunning views over the marshes to the sea. We were lucky enough to have good weather given the time of year so we could make use of the balcony from the upstairs room and have the doors open downstairs.We took our cocker spaniel with us who just loved the garden. Great to have the outside tap to wash him down after his adventures on the beach. A week just wasn't long enough in this beautiful home, we didn't want to leave. Having the beautiful house, from the room upstairs and able to watch the Monk Jack Deer in the marshes, to playing out in the beautiful, huge garden with the dog.
It is a great walk to the beach from the house and even better when we walked past the pub on the way back so stopped off for a well earned drink. Having The Orange Tree and The Lifeboat practically on our doorstep was great, which meant we didn't have to drive at night. We also went to Brancaster beach and had the delights of seeing the Seals.

Immediately fell in love with this wonderful house. The location allows uninterrupted views of the marsh and sea. The garden was a pleasure to walk round in the morning. Our second stay at this beautiful property. It is so warm and welcoming and very homely despite its size. You immediately relax when entering. Upstairs the views are stunning over the marshes to the sea. Each room is so comfortable and the kitchen is one of the best social spaces we’ve ever experienced. We’ve enjoyed meals round the big table. Played games in the lounge whilst observing the wildlife from the panoramic window. Loved sitting by the fires with a glass of wine!
Watching the barn owl every night around 6pm swooping across the marshes looking for food. Wonderful walks to the beach and watching our son’s cocker spaniel Otis playing with other dogs in the water! Strolling to the Lifeboat for dinner and back to Salt Marsh for nightcap by the fire. Just relaxing with family and friends. Wonderful!

Better than Expected. The kitchen was very well equipped and the bed linen and towels were good quality. The views from the upstairs lounge were amazing, even my 5 year old wanted to spend every morning in there, the kitchen was a great family space, and the snug area was a great adult sanctuary in the evening!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
