Pip Cottage is a delightful 18th century Grade II listed detached cottage which has been completely refurbished by its owners for use as their holiday home. This charming cottage has an open plan living area with a kitchen cleverly installed around the beamed ceiling and original arches. Upstairs the cottage staircase opens into a dressing area with a single day-bed, which leads through into the spacious master bedroom. It is ideally located to enjoy a Norfolk break throughout the year, being within walking distance of Stiffkey's salt marshes and coastal path, village store and excellent Red Lion pub. It's within a 10 minute drive of Wells-next-the-Sea and Holkham's gorgeous sandy beach.

Ground Floor
Entrance hall: white-washed attractive hall with space for coats and boots storage.
Shower room: with a walk-in shower, hand basin, heated towel rail and WC.
There is an open plan living area with a kitchen, dining and seating area.
Kitchen: charming kitchen with a beamed ceiling. It is well-equipped with a double electric oven with a ceramic hob, fridge/freezer, microwave, integral slim-line dishwasher and a small washing machine. There is a round dining table (extendable) with 4 chairs.
Sitting area: has two comfortable striped sofas, occasional tables and lamps, freeview digital TV, dvd player, books and games.
First Floor
There is a wooden spiral staircase which leads up from the kitchen area into the first floor dressing room. The stairs are fairly steep, but there is a hand rail.
Dressing room: has a wrought iron full-size single day-bed, a chest of drawers and a built-in wardrobe. It leads through into:
Master bedroom: an attractive room with a sloped ceiling and a king-size bed, bedside tables and lamps, plus a small TV with integral DVD.
Outside
At the front of the cottage is a shingled parking area for off-street parking.
At the rear is a terraced stepped garden with a seating area with outside furniture and a barbecue. It is a secure garden.

Lovely short break in this cosy, comfortable cottage. Weather has been very misty but dry. Lovely walks on the coastal path through the marshes. Enjoyed the bird reserves at Cley and Titchwell and the local art galleries.

Loved our first holiday to Norfolk! Pip Cottage is charming and comfortable. Perfect location to explore the local area. Lovely coastal walk to Wells (great fish and chips!!) Also loved Holkham Bay and Burnham Market.Fabulous weather!

Wonderful cottage - very well equipped with added bonus of outside space to sit in. We have been several times to Stiffkey and still think this is the best part of North Norfolk to stay in. Visited Binham Abbey this time - well worth a visit - very atmospheric! Lots of long walks to Blakeney, Cley, Holkham and Morston.Also lovely pubs! Another first - saw a hare in a field - wonderful! Amazing blue skies and hot weather in February!!

Pip Cottage is a wonderful cosy place to stay and decor is beautiful.Bed is sooooo comfy!! Thank you for letting us stay here, great coastal base and nice to as chill out as we did Saturday afternoon. Will defo return!!

Pip Cottage - It's warm, cosy, and decorated with a coastal theme, perfect for the area. 10 out of 10 for the cleanliness and 10 out of 10 for the garden. It's just perfect, it was our 2nd stay in the cottage, and probably not our last!

Stiffkey
Location
Stiffkey is a picturesque coastal village with one of the oldest stretches of saltmarshes along the Norfolk coast. It is an important wildlife habitait and is an ideal base for walkers and ornithologists with the Norfolk coastal path passing through here. It has an excellent village pub/hotel called The Red Lion which has a good reputation for local ales and good locally sourced food. It is also home to the well-stocked local farm shop/cafe: Stiffkey stores. The beautiful sandy beaches at Holkham and Wells-next-the-Sea are approximately 10 minutes drive away, with the harbours and boat trips from Blakeney and Morston within 10 minutes drive to the east.
