Palgrave Barn is a stunning Norfolk barn conversion tucked away in the heart of Burnham Market only steps from the village green, with a lovely, private south facing courtyard garden. This is a beautifully presented period barn which has been renovated with a contemporary twist and cleverly designed to create a seamless flow from inside to out, with bi-folding glass doors extending along the width of the kitchen. It has been thoughtfully furnished and equipped for use as a family second home and has the advantage of a downstairs en-suite twin bedroom and a lovely upstairs master bedroom with en-suite, making it ideal for families or couples. The wonderful double height ceilings with exposed beams give a great sense of space and the large windows and glazed roof over the kitchen fill the rooms with natural light.

Ground Floor

Entrance from the courtyard garden into either the kitchen or sitting area.

Kitchen: contemporary bespoke hand-built kitchen with pavilion grey painted kitchen storage cupboards and granite work surfaces and a stone tiled floor. Equipped to a high standard with an electric rangemaster cooker, American style fridge/ freezer with water and ice dispenser, integral dishwasher and heated towel rail. There is a curved breakfast bar with four wooden bar-chairs and the bi-fold glass doors opening out to the garden. A part-opening glazed ceiling covers the kitchen. Leading off the kitchen is a useful utility room: with a washing machine, microwave and heated towel rail.

Bedroom 2: is accessed off the kitchen and is high-ceilinged with exposed beams and rafters, with a door opening out to the courtyard garden. It has twin wooden beds and a tallboy. En-suite shower room: with walk-in shower, heated towel rail, hand basin and WC.

Cloakroom: hand basin and WC.

Sitting/dining room: fantastic double height room with exposed beams and rafters and an oak floor. The dining area leads off from the kitchen and has an oak dining table seating up to 6 people, extending to 8 if required. There is a contemporary wood- burner in the sitting area, together with a large sofa, snuggler chair and leather armchair, flat screen digital TV and DVD player.

There are electric radiators throughout and the barn is equipped with Wi-fi, luxurious linen and fluffy towels.

There is a wide curving staircase leading up from the sitting area to the master bedroom.

First Floor

Bedroom 1: lovely light and airy room with large windows overlooking the courtyard garden. There is a wrought iron king-size bed, bedside tables and lamps, a period oak chest of drawers and coat hooks. Leads through to: en-suite bathroom: with double-ended bath with a hand held shower mixer attachment, heated towel rail, hand basin and WC.

Outside

Located just off the village green, access is off Front Street along a private alleyway leading to solid wooden gates, behind which is the fully enclosed courtyard garden, with on-street parking available nearby.

The high walled south-facing courtyard garden has been attractively landscaped and is a lovely place to sit and relax away from the hustle and bustle of Burnham Market, or for children to play safely. There is a metal table with parasol and 6 comfortable garden chairs.

Burnham Market

Location

A delightful Georgian village which is situated a stones throw away from the glorious North Norfolk coastline and is the largest of the seven Burnham villages. At its centre is a large village green surrounded by striking Queen Anne and Georgian buildings, with two churches that lie at each end of its broad main street. 
Unlike many other English towns which are dominated by multiples, Burnham Market has a traditional post office, butcher, hardware shop, fish shop and chemist for all the necessities of everyday life, but there are also over 30 highly original independent and specialist shops, selling a wide range of exciting deli products, vibrant and stylish accessories for home and garden, smart clothes shops, and books old and new. There are some great places to eat, including the renowned Hoste Arms which is a 17th Century old coaching house, the stylish new No Twenty 9 bar and restaurant, the highly rated North Street Bistro and newly opened Socius in Foundry Field. As a result Burnham Market attracts many celebrities and cosmopolitan visitors and is vibrant and bustling in the holiday periods, earning the nickname Chelsea-on-Sea. There is an annual August craft fair and in November the picturesque Christmas lights are turned on, making the village the perfect place to visit for Christmas shopping.
