Out of Focus is a beautifully presented, spacious contemporary upside down Norfolk coastal house, enviably located in Titchwell with views to the marsh. This fabulous house is under new ownership and has recently been re-decorated with the upstairs living area making the most of the fabulous views of Titchwell marsh. Guests have plenty of room to relax in this delightful house with a sociable open plan living area with exposed beams, kitchen and dining room. It is the perfect base for exploring the beautiful Norfolk Coastline; famous for its salt marshes with their diverse and abundant wildlife, undulating golden sand dunes and beaches that go on forever.The gorgeous beach and highly regarded Titchwell Manor and Briarfields are only a short walk away.

Ground Floor
Entrance hall: spacious hall with a sideboard.
Bedroom 1: beautifully presented with a king-size bed, bedside tables and lamps, a Smart TV (cleverly tucked away over a desk area) and a built-in wardrobe with shelving and hanging space.
En-suite shower room: with enclosed shower, vanity basin unit, WC and a heated towel rail.
Bedroom 2: another beautifully presented and spacious room which has two 3' single beds which can be zip linked to make a super king bed, bedside tables and lamps and a built-in wardrobe with shelving and hanging space.
All the bedding is hypo-allergenic.
Bathroom: can be accessed from the hallway or via a door into bedroom 2. Bath with shower over, sink with vanity unit, WC and heated towel rail.
Utility Room: really useful room with a sink, additional airing cupboard, washing machine, tumble dryer and door to the garden. Door leading to:

First Floor
The stairs are not steep and there is a hand rail. Opens straight into:
Open plan kitchen/dining/living area: a stunning light room, designed to view the marshes. Well equipped wooden kitchen with gas hob, electric oven, microwave, dishwasher and Nescafe Vertuo coffee machine. There is a dining table, which comfortably seats six people. There are two large leather sofas, a calor gas feature fire, a Smart TV and DVD player.
Bedroom 3: with characterful sloped ceiling, this bedroom is ideal for children. The maximum ceiling height is around 6'3" sloping down to around 2'6". There is still plenty of space for two full size single beds with bedside cabinets and there is a Smart TV with Xbox and games.
Green oak conservatory: a lovely light space with two chairs and a small sofa, a place to relax with views over the fields leading out onto the south facing decked balcony, the perfect place to enjoy an evening gin and tonic.
A highchair and travel cot are provided
Outside
To the front of the property is a shared driveway which has parking for 3 cars.
The rear courtyard garden is fully enclosed and has an outside dining table and chairs and a Weber charcoal barbecue which can be stored under the balcony for some cover if the sun doesn't shine!
There is a side area, the ideal place to wash down wetsuits after a morning dip in the sea.
The beautiful coast at Titchwell, the RSPB reserve, Titchwell Manor and Briarfields are all within walking distance.

From here there is direct access onto the coastal path with easy walking to Old Hunstanton in one direction and Brancaster in the other.
