Market Lane House is a much-loved family second home, enjoyed by its multi-generational family for many years and now available for holiday lets. This light and spacious detached coastal house is the perfect holiday home, quietly located down a small lane within minutes walk from the gorgeous sandy Brancaster beach. This lovely 3-storey house provides relaxed and comfortable accommodation for ten, with five generously sized bedrooms: four of which are on the first floor and one on the top floor. This is a perfect house for family and friends to share with the advantage of a large lawned fully enclosed garden and ample off-street parking space. The beauty of this house is there's no need to use a car, with the highly regarded Ship Inn, a village shop and the glorious beach all within walking distance. Golfers are very close to the renowned Royal West Norfolk golf club and bird-watchers near to RSPB Titchwell Marsh.

Ground Floor
Entrance hall: with side tables and the staircase.Kitchen/dining room: a light and airy room with glazed doors overlooking the lovely rear garden. Contains an electric oven with separate hob, large fridge, freezer, dishwasher, microwave, Nespresso machine, a Belling food warmer and a flatscreen TV.
At the garden end is a dining table with ten chairs, a sofa and French doors leading to the terrace and garden.
WC/Utility room: with washing machine, tumble dryer, WC and hand basin.
Sitting Room: a charming room overlooking the garden with double doors opening onto the terrace. Furnished in a relaxed coastal style with two comfy sofas and three armchairs, around games/card table and four chairs, an open working fireplace, TV with Sky and a DVD player.
Snug: a useful cosy room with a sofa, TV, selection of children’s games, bean-bags and child-size table with two little chairs.
There is the advantage of free wifi provided in the house.
First Floor
There is a non-steep staircase leading to the landing with doors leading to the south facing balcony overlooking the garden.
Bedroom 1: lovely room with a king-size antique brass bed, bedside tables and lamps, built-in wardrobe and a dressing table. There are French doors leading to a large south-facing balcony with views over the garden and surrounding countryside.
En-suite bathroom: bath with hand-held shower, hand basin, WC and a heated towel rail.
Bedroom 2: has a king-size bed, bedside tables and lamps, built-in wardrobe, dressing table and chair and views over south-facing garden and countryside.
Bedroom 3: has twin beds, bedside table and lamp and a built-in wardrobe.
Bedroom 4: has twin beds, bedside table and lamp, built-in wardrobe and a chest of drawers.
Family Bathroom: bath with hand-held shower, separate shower cubicle, hand basin and heated towel rail.

Second Floor
Bedroom 5: lovely room at the top with panoramic countryside views. There's a king-size bed, bedside tables and lamps, built-in wardrobe and a dressing table.

Outside
Market Lane House is quietly located accessed off Market Lane in the heart of Brancaster. At the front is a private shingled parking area with off-street parking for up to four cars.
There's a lovely large lawned garden at the back of the house with plenty of space to play or to sit and relax. The garden is completely enclosed with a brick wall on one side and hedging on the other, making it safe for children and dogs.
At the side of the house there is a vine covered pergola with table and seating for eight and a charcoal barbecue.
Conveniently located near to the award-winning Ship Hotel in the heart of Brancaster and within walking distance of the coastal path, Royal West Norfolk golf club and stunning sandy beach.

Brancaster
Location
Brancaster is renowned for its wide expanse of sandy beach and has the advantage of being one of the few places along this stretch of the North Norfolk coastline that you can park the car less than 50m from the beach. This makes it a popular choice for families and as one of the driest parts of the UK it makes it an excellent choice for a traditional English seaside holiday.
Throughout the year the beach is used by dog walkers, kite-surfers and bird-watchers, and in warmer climes by paddlers, swimmers and basking seals.
For those needing more intellectual stimulus, at very low tides the remains of a petrified forest can be seen here. Brancaster was the site of the Roman fort of Branodonum, built to guard against raids by Frankish and Saxon pirates, although some local legends claim it was to counter Druids living nearby. All that is left of the fort now are a few ditches to the east of the village, and some Roman bricks in various cottages and outhouses. More recent history may be seen in St Mary's church, a Saxon building with a characteristic round tower nearly a thousand years old. The church has some beautiful medieval stained glass, and a fifteenth century bell cast in Kings Lynn.
For the more energetic the National Trust runs Brancaster's Activity Centre, offering sailing, orienteering and kayaking for children and parents, and just outside there is the Royal North West Norfolk Golf Club which is one of the best courses in the area.
The local pub The Ship Hotel has an excellent reputation as an award winning quality restaurant.The newly refurbished village hall now has a great new village shop. There is a new children's playground just behind the village hall.
Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.
