Market Lane House is a much-loved traditional family second home, enjoyed by its multi-generational family for many years and now available for holiday lets. This light and spacious detached coastal house is the perfect holiday home, quietly located down a small lane within minutes walk from the gorgeous sandy Brancaster beach. This lovely 3-storey house provides relaxed and comfortable accommodation for ten, with five generously sized bedrooms: four of which are on the first floor and one on the top floor. This is a perfect house for family and friends to share with the advantage of a large lawned fully enclosed garden and ample off-street parking space. The beauty of this house is there's no need to use a car, with the highly regarded Ship Inn, a village shop and the glorious beach all within walking distance. Golfers are very close to the renowned Royal West Norfolk golf club and bird-watchers near to RSPB Titchwell Marsh.

Ground Floor

Entrance hall: with side tables and the staircase.

Kitchen/dining room: a light and airy room with glazed doors overlooking the lovely rear garden. Contains an electric oven with separate hob, large fridge, freezer, dishwasher, microwave, Nespresso machine, a Belling food warmer and a flatscreen TV.
At the garden end is a dining table with ten chairs, a sofa and French doors leading to the terrace and garden.

WC/Utility room: with washing machine, tumble dryer, WC and hand basin.

Sitting Room: a charming room overlooking the garden with double doors opening onto the terrace. Furnished in a relaxed coastal style with two comfy sofas and three armchairs, around games/card table and four chairs, an open working fireplace, TV and a DVD player.

Snug: a useful cosy room with a sofa, TV, selection of children’s games, bean-bags and child-size table with two little chairs.

There is the advantage of free wifi provided in the house.

First Floor

There is a non-steep staircase leading to the landing with doors leading to the south facing balcony overlooking the garden.

Bedroom 1: lovely room with a king-size antique brass bed, bedside tables and lamps, built-in wardrobe and a dressing table. There are French doors leading to a large south-facing balcony with views over the garden and surrounding countryside.

En-suite bathroom: bath with hand-held shower, hand basin, WC and a heated towel rail.

Bedroom 2: has a king-size bed, bedside tables and lamps, built-in wardrobe, dressing table and chair and views over south-facing garden and countryside.

Bedroom 3: has twin beds, bedside table and lamp and a built-in wardrobe.

Bedroom 4: has twin beds, bedside table and lamp, built-in wardrobe and a chest of drawers.

Family Bathroom: bath with hand-held shower, separate shower cubicle, hand basin and heated towel rail.

Second Floor

Bedroom 5: lovely room at the top with panoramic countryside views. There's a king-size bed, bedside tables and lamps, built-in wardrobe and a dressing table.

Outside

Market Lane House is quietly located accessed off Market Lane in the heart of Brancaster. At the front is a private shingled parking area with off-street parking for up to four cars.

There's a lovely large lawned garden at the back of the house with plenty of space to play or to sit and relax. The garden is completely enclosed with a brick wall on one side and hedging on the other, making it safe for children and dogs.

At the side of the house there is a vine covered pergola with table and seating for eight and a charcoal barbecue.

Conveniently located near to the award-winning Ship Hotel in the heart of Brancaster and within walking distance of the coastal path, Royal West Norfolk golf club and stunning sandy beach.

Please note that hot tubs are not permitted at this property.

Beach

Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.

Village

A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!

Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.

Visit

Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.

There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.

History

A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber.  You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.

To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast


Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.

Market Lane House is ideal for multi generational holidays. Great having a seperate room for the children and a lovely comfortable lounge for the grownups. The garden was safe for dogs and children alike. Perfect location for a walk to the beach or coastal path. The village shop was a huge hit for morning papers milk bread etc. Would definitely stay here again. We enjoyed the location/position of the house being set back off the main road it was lovely and peaceful. The village shop was very useful and well stocked. My grandchildren loved the fact they could go to the park on their own ( an adult did supervise crossing the road ! ) The main thing was we were able to walk to the beach and only needed to take one car loaded with picnic, paddle boards, surf boards and all the required beach paraphernalia. The beach car park is now £10 per day ! Very easy access to the coastal path to.

A lovely big house in a very good location. Brancaster is a fabulous place to spend a holiday, and the house was very comfortable and well equipped. We were a large party and there was ample room for us all! We had come away with the family (of three generations) to spend some quality time together to celebrate my birthday and New Year’s Eve.. It was lovely to be able to do this, with our grandchildren and dogs included and spend time walking on the beautiful beaches and then playing games in the warmth of the house in the lovely cosy comfortable sitting room.

We stayed at Market Lane House, Brancaster over Christmas and it was a lovely treat. To have a dog friendly large cottage with an enclosed garden and so close to the beach was perfect. To be expected it was a bit creaky and draughty in places, and we had no fire wood, but otherwise we had everything we needed. We even arrived to a fully decorated Christmas tree. Thank you! Location, enclosed garden, Christmas tree, welcome pack, clear instructions, well decorated and stocked with comfortable furniture.

Lovely house in a great setting away from the main road in Brancaster. The house is well equipped and very comfortable , with the addition of Wi-Fi and even Sky tv, which was brilliant for entertainment for our 4 grandsons ages ranging from 2 to 7. All the family loved their stay. It was great to be able to close the gate and the property be secure for the children and the dog.

We all had a lovely holiday at Market Lane House. We had everything we needed. We all had plenty of room to move about and the lounge was well equipped for us all to be together. The bedrooms were very light and airy and the beds very comfy. Also the kitchen was the same. The garden was a good size for our little 2 year old and dogs to run around in.

This is a beautiful house, very private and in a perfect location. Great position for exploring the area. Very homely and comfortable for a family holiday. Brancaster beach is a perfect place for a dog walk and blow the cobwebs off. White horse in Brancaster Staithe was a great find for a quality fishy lunch on the veranda.

The house is great. Down a quiet road. School children opposite but that didn't bother us. nice big garden. Close to a good pub. close to the beach, comfortable beds and living quarters. Loved all the various paintings too.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
