Louisa Barn is a beautiful holiday home which has been lovingly refurbished throughout by its owners. There's a superb kitchen with a large stunning adjoining garden room, plus a beautifully presented sitting room with a wood-burning stove. Downstairs the property also benefits from having a study/snug and a walk-in shower/wet room. Upstairs there are three stylish bedrooms; two king size, one with en-suite, and one good size twin bedroom, a family shower room and a convenient upstairs utility room.This is the perfect house for the whole family or two couples and accepts up to two furry friends.
Located just a short walk from Burnham Market's highly renowned village green, with its excellent selection of independent shops and restaurants. Outside there's the advantage of a well-maintained lawned garden to the front, an additional small courtyard, private off-street parking at the side for 2 cars. The beautiful North Norfolk coast may easily be reached with in a few minutes drive.

Ground Floor
Entrance hall: with stairs to the first floor and doors leading to...
Kitchen: this gorgeous well-equipped kitchen has a kitchen island and bar area with stools, electric rangemaster cooker, butler sink, dishwasher, fridge/freezer, a Nespresso coffee machine (please bring your own pods) and a microwave. Leads through into the garden room.
Garden/Dining room: this lovely glazed room is perfect for sitting and relaxing and has seating and a large table and 8 chairs overlooking the garden to the front.
Sitting Room: the spacious sitting room has two comfortable sofas and an armchair, a wood burning stove, large Smart TV and door opening out to the rear courtyard.
Snug/Study: a perfect quiet area for working/studying or relaxing which has a sofa, Smart TV and PS4 games console with DVD player to one end and a large desk, chair and bookcase.
Shower Room: with walk-in shower, hand basin and WC.
First Floor
Bedroom 1: attractive room with vaulted ceiling, a king-size bed, bedside tables and lamps, built in wardrobes with plenty of hanging space and large TV.
En-suite shower room: a large stunning room with shower cubicle, his and hers hand basins, WC and a heated towel rail.
Bedroom 2: another superb room with a king-size bed, bedside tables and lamps and a built-in wardrobe, large feature windows, TV and a full length mirror.
Bedroom 3: twin bedroom, bedside table and lamp, full size mirror and chair.
Bathroom: has a bath, separate shower cubicle, hand basin, WC and heated towel rail.
Utility Room: contains a Belfast sink, additional storage, washing machine and a tumble dryer.
All of the bedrooms have feather bedding, non allergenic bedding is not supplied at this house.
Outside
There is off-street designated parking areas for two in the shingled parking area at the side of the house. The entrance to the driveway is shared with the neighbouring house. Entry to the house is via the side garden gate which leads to the front door.
There is a lovely, spacious garden which is mainly lawned with a patio area. There is a charcoal barbecue for guests to use. There is also a small rear courtyard area off the sitting room.
It is only a few minute's walk to Burnham Market's village green with its excellent selection of shops, galleries and restaurants including the renowned Hoste Arms, Number 29 and Socius.

Village
Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

A beautiful property, everything you would want from a holiday hope. Comfortable, well equipped with a lovely private garden and within easy access of Burnham Market and the surrounding coast, great for both beach lovers and also birdwatching, you can even see Kites and House Martins above the house, altogether a relaxing and perfect place to stay.
Very pleasant stay at Louisa Barn. Comfy beds and well equipped kitchen. Added bonus of being within a few minutes walk of all the amenities that Burnham Market has to offer.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
