Little Barwick is a charming substantial period Norfolk flint and brick house, comfortably sleeping up to 14, perfect for large gatherings of families and friends. This delightful spacious house offers relaxed accommodation with many original features included panelled walls, open fireplaces and an impressive stained glass window, having plenty of space for large groups with 2 sitting rooms, 8 bedrooms and 4 bathrooms. There's a lovely mature south facing garden with a large lawn and a wide variety of shrubs and plants, which looks particularly splendid during the spring and summer and has the advantage of being enclosed. lt's ideally located in the charming village of Stanhoe near to the highly regarded Duck Inn and less than 10 minutes drive to the Georgian village of Burnham Market and the beautiful North Norfolk sandy coast.

Ground Floor

Hall: spacious entrance hall with wooden floorboards and plenty of space for coats and boots storage. There's a sofa, table and hallway leading to the impressive staircase and stained glass window.

Kitchen/breakfast room: a lovely light and spacious room overlooking the back garden. There is a well-equipped and organised kitchen with an oil Aga, electric oven, dishwasher, microwave and a free-standing full-height fridge/freezer. There is a large kitchen table with eight wooden stools. There is also a handy serving hatch through to the dining room. 2 high chairs are available if required.

Utility room: with a washing machine, tumble dryer and a chest freezer.

Drying room: really handy airing space.

Dining room: light and spacious room with a large dining table which can comfortably seat 14 guests. There are French doors opening onto the garden and a large feature fireplace.

Living room: attractive room with an open working fireplace, comfortable large sofas, armchairs, Smart TV, coffee table, windows overlooking the pretty garden.

Sitting room: a useful second sitting room with a wood burner, sofas, a Smart TV and well-stocked bookshelves.

Bedroom 1: Lovely spacious room with twin beds, bedside tables and lamps, chest of drawers, hand basin and a large walk-in cupboard (where high chairs are stored).

Shower room: with a shower cubicle, hand basin and WC.

There is very good Wi-fi which has recently been updated with boosters to ensure a good signal throughout the house. There are plenty of table space in the house and some of the bedrooms have desks for homeworking.

First Floor

There's an impressive wooden turning staircase, which is not steep and has a hand rail. There's a glorious full height stained glass window.

Bedroom 2: lovely light and airy room with twin beds, bedside tables and lamps, dressing table, armchair and a chest of drawers.
En-suite bathroom: Bath with shower mixer taps, hand basin, WC.

Bedroom 3: with a king-size wrought iron bed, bedside table and lamps, hand basin and chest of drawers.

Bedroom 4: with a king-size wrought iron bed, bedside tables and lamps, chest of drawers and a built-in wardrobe.

Bedroom 5: with twin beds, bedside table and lamp, hand basin and a chest of drawers.

Bedroom 6: with twin beds, bedside tables and lamps, hand basin, chest of drawers, wardrobe.

Bedroom 7: cosy room with a single bed, bedside table and lamp and a chest of drawers.

Bedroom 8: known as the "Captain's Cabin" with a single bed, chest of drawers and bedside table with lamp.

Bathroom 1: with a shower over the bath, hand basin, WC.

Bathroom 2: with a shower over the bath, hand basin, WC.

There are 2 full-size wooden cots available for use if required. (please bring your own bedding)

Outside

Little Barwick is located along Bircham Road with the advantage of a large shingled private drive (not gated) with ample parking space at the front.

The substantial house is situated in good-sized gardens surrounding the house which are mainly lawned and have been well-maintained with an abundance of shrubs and plants. There is a gate from the front drive leading to the gardens which are enclosed by a wire fence, making it small child-proof, but not necessarily dog proof!)
There is a south facing charming garden with several different areas to explore and enjoy, including brick steps to one area.

At the back of the house is a large paved terrace with garden furniture and a charcoal barbecue. The lovely south garden overlooks open countryside.

The Duck Inn and a children's playground are both just under a mile away, with the unspoilt North Norfolk coast only 10mins drive away.

Floorplan

Village

An attractive Norfolk farming village which is defined by the large pretty duck pond in the heart of the village. Many of the properties in Stanhoe are constructed from traditional brick and flint with curvy pantiles on the roof, making for many pretty chocolate box homes.

There is a great award-winning gastropub in Stanhoe called The Duck Inn known for its use of local produce and delicious East Anglian Ales. A warm inviting feel greets you in this village eatery and a great menu, making it a good destination either for a nice evening meal or a relaxing drink - make sure you book ahead!

History

The village has been a farming village since the Romans, it was the Saxons that gave the village its name Stanhoe (Stony Hill).

In the 19th Century the parish priest was Philip Ward the husband of Lord Nelsons daughter Horatia.

Visit

Stanhoe is close to the popular Georgian village destination of Burnham Market, known for the great selection of independent shops that surround the picturesque village green. There's a butcher, baker, hardware store, popular fishmonger and also lovely cafes and many eateries,as well as boutiques and galleries to peruse. Just a short drive away is the vast Norfolk coastline with the sailing villages of Brancaster Staithe and Burnham Overy Staithe, open sandy beaches at Brancaster and Holme, with splendid coastal walks, ideal for all the family and your four-legged friend too!

This is a brilliant house for several generations of family. It is spacious and comfortable but also feels homely and not too precious. We have stayed her two years' running now and it is a firm favourite with the grandchildren. Very spacious, well equipped kitchen. Dualit toaster and AGA. Lots of space in the house when its raining. Brancaster beach 15 mins away and Wells less than half an hour.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
