Lapwing is a luxurious contemporary detached bungalow, enviably located in a quiet lane in the picturesque coastal village of Brancaster, within walking distance of the beautiful sandy beach. This stylishly presented holiday home has been thoughtfully refurbished by its owners and used to date as their family second home. The sociable open plan layout is light and airy, having a superb kitchen/breakfast area and lovely sitting area with glazed doors opening out to the private fully enclosed garden, together with a separate snug/office to escape to. All three bedrooms are well-presented to comfortably sleep six guests with a super-king room, a king room, a twin room, a family bathroom and a newly installed shower room. Being located so close to the coast and an excellent local pub (The Ship Inn), this is a perfect Norfolk holiday home for families or couples, having the advantage of being all on one level with a safe enclosed garden and plenty of private off-street parking.

All on ground level

Entrance: via the front door into the hallway.

Utility room: with a washing machine, tumble dryer, fridge. There's space for all the coats, shoes and boots needed for a Norfolk stay

Shower room: newly installed with a walk-in shower, hand basin and WC.

Open plan kitchen/dining/sitting area: Newly fitted and extremely well-equipped contemporary kitchen with a fridge/freezer, integral double electric oven with halogen hob. There's a breakfast bar with two bar stools.
There's plenty of space for dining with a large dining table and six chairs.

Sitting area: Tastefully decorated with original pictures, huge comfy L-shaped sofa, coffee table.

Snug/office: cosy room with a big sofa, two bean bags, Smart TV and a desk and chair.

There is good free Wifi provided.

Bedroom 1: lovely room with a super king-size bed, bedside tables and lamps, dressing table/desk and chair and large built-in wardrobes.

Bedroom 2: well-presented room with a king-size bed, bedside tables and lamps, chest of drawers and built-in wardrobes.

Bedroom 3: attractive room with twin beds, bedside tables and lamps, chest of drawers and a built-in wardrobe.

The bedding provided is all feather/down.

Bathroom: contemporary bath with overhead shower, hand basin, heated towel rail and WC.

Outside

Lapwing is quietly located in a small no-through close with off-street parking in the front drive.

The generously sized back garden is fully enclosed by a high fence, making it secure for dogs and children! This lovely garden has a new terrace with an outdoor sofa and chairs and a pergola over an outside table with six chairs. Most of the garden is lawned and even contains a bespoke Boules court!

There's a summer house providing another place to hide away (or work if necessary) and a large outdoor dog kennel which guests may use for their dogs if required.

It is only a short walk to the coastal path leading to Brancaster's glorious sandy beach and the Royal West Norfolk golf club. There is also an excellent gastro-pub (The Ship Inn) within a few minutes walk.

Brancaster

Location

Brancaster is renowned for its wide expanse of sandy beach and has the advantage of being one of the few places along this stretch of the North Norfolk coastline that you can park the car less than 50m from the beach. This makes it a popular choice for families and as one of the driest parts of the UK it makes it an excellent choice for a traditional English seaside holiday.

Throughout the year the beach is used by dog walkers, kite-surfers and bird-watchers, and in warmer climes by paddlers, swimmers and basking seals.

For those needing more intellectual stimulus, at very low tides the remains of a petrified forest can be seen here. Brancaster was the site of the Roman fort of Branodonum, built to guard against raids by Frankish and Saxon pirates, although some local legends claim it was to counter Druids living nearby. All that is left of the fort now are a few ditches to the east of the village, and some Roman bricks in various cottages and outhouses. More recent history may be seen in St Mary's church, a Saxon building with a characteristic round tower nearly a thousand years old. The church has some beautiful medieval stained glass, and a fifteenth century bell cast in Kings Lynn.

For the more energetic the National Trust runs Brancaster's Activity Centre, offering sailing, orienteering and kayaking for children and parents, and just outside there is the Royal North West Norfolk Golf Club which is one of the best courses in the area.

The local pub The Ship Hotel has an excellent reputation as an award winning quality restaurant.The newly refurbished village hall now has a great new village shop. There is a new children's playground just behind the village hall.


Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.
