Ivy Cottage is a gorgeous double fronted 18th century cottage in the heart of Thornham village, close to the coastal path, salt marshes and glorious sandy beaches. This memorable character cottage is sensitively furnished, and the retained original features add to its undeniable charm. This superb cottage has been tastefully decorated and furnished by its owners for use as a family second home.

The cottage has a sociable open plan downstairs kitchen with dining area, a good sized separate sitting room with large inglenook fireplace and wood burning stove. There are three well-appointed bedrooms, two king size rooms and one twin room, as well as two bathrooms, making this a perfect place for up to two couples or the whole family. The cottage is ideally located within walking distance of the beautiful North Norfolk coast and a choice of excellent local places to eat and drink. It also has a private and beautiful enclosed rear garden.

Please note - The owner has kindly applied discounts on short breaks between 12th May and 6th June as there will be scaffolding up in the garden to allow work happening at the next door neighbours during this time.

Ground Floor

Sitting room: a delightful large and airy room with an inglenook fireplace with wood-burning stove, characterful beams, wooden window shutters and Pamment floor tiles. There are two large comfortable sofas, a large footstall, a Smart TV and occasional chairs with a desk space for writing or working from home.

Kitchen/Dining room: a bright and airy social space with hand-painted kitchen cupboards and wooden work tops. The kitchen is well equipped with a Rangemaster stove with induction hobs and electric ovens, an integrated dishwasher, free standing fridge/freezer, microwave and Nespresso coffee machine (a few standard pods will be provided to welcome you to the cottage). The large wooden dining table comfortably seats 6 people and the french doors lead out to the patio terrace and garden.

Utility area and Cloakroom: The kitchen and dining area also connects to a utility area with washing machine and tumble drier as well as a downstairs cloak room with hand basic and WC.


First Floor

The stairs are not steep and there is a handrail for extra support if needed.

Bedroom 1: at the front of the cottage, a character room with wooden floors and original fireplace, king size bed, bedside tables, lamps, a built-in wardrobe and a chest of drawers.

Bedroom 2: a good-sized room with two full-size twin beds, chest of drawers with mirror over and occasional chair.

Bedroom 3: king size bed with bedside tables, lamps, chest of drawers with mirror, occasional chair, hanging space and window looking over the garden.

Bathroom: with a bath with central shower mixer taps, hand basin heated towel rail and WC..

Shower room: next door to the bathroom and has a large shower, hand basin, heated towel rail and WC.

Outside

Ivy Cottage is located along the coast road and is slightly set back with wrought iron railings and gate to the front door. There is unrestricted on street parking to the front of the cottage.

At the back of the property is a charming, good sized and mature walled garden. It is a delightful suntrap to enjoy a fair day, complete with fruit trees (Mulberry, Medlar, Peach and Apple), herb patch and a paved patio area for outdoor dining. The patio area has garden dining furniture to seat 6 and the garden also includes garden loungers and a charcoal barbecue (please provide your own charcoal). A few steps up from the patio lead to two lawned areas separated by the garden outbuilding. The garden may only be accessed from the dining area and from the blue side gate.

The property is conveniently located within walking distance of The Lifeboat Inn and The Chequers pub, as well as the award-winning Orange Tree pub. Droves Orchards and the Thornham Deli can both also be accessed on foot and offer shopping and more family-friendly dining options too. The coastal path may be reached on foot, from which it takes approximately 20 minutes to walk across the salt marshes and out to the glorious sandy beaches. This detached cottage attracts many return visitors, testament to its great appeal and location.

Beach

A highly sought after coastal village on the Norfolk Coast within an Area of Outstanding Natural Beauty. A paradise for walkers, photographers, artists and bird watchers due to the panoramic views of the salt marshes.
There is a worthwhile and picturesque mile long walk across the creeks, here you will reach the often quiet, stunning and dog friendly sandy beach of Thornham Bay. Continue along to the popular boardwalk to Holme Dunes NWT Nature reserve with interesting habitats of flora and fauna from natterjack toads and migrating birds.

Village

The village is notable as magnet for foodies and day trippers with seriously good shopping. Drove Orchards on the outskirts of Thornham has an impressive Farm Shop where you can PYO and is notable for its apple juice, fishmongers and a small selection of lifestyle shops. You may of heard of the ‘not to be missed’ Eric’s Fish and Chips, where you can enjoy a beer with your meal and children love the desserts, a fried jam sandwich, or ice cream where they can help themselves to tasty toppings. Thornham Deli, cafe and store is also great for a browse or bite to eat and it's next door to the Village Hall and play park.  There are also two great village pubs to choose from.:The Orange Tree award winning gastro pub, ideal for families with outdoor play area and The Lifeboat Inn, a traditional and atmospheric haven, often with a roaring fire and warm welcome for every guest including salty sea dogs.

History

Thornham is named after the Old English meaning ‘homestead or village where the thorn trees grow’. The village has a rich history and many of the buildings date back to the 16th Century. Archaeological evidence dates as far back as the Bronze Age. The village had a prosperous harbour 200 years ago and a fascinating story of a smugglers Inn and a bandit’s hideout.

Visit

Nestled between the villages of Holme-next-the-Sea and Titchwell both with bird and wildlife visitors’ centres RSPB Titchwell and NWT Nature reserve. There are many other villages to explore within a short distance like Brancaster, Wells-next-the-Sea and Holkham with their great family beaches. Brancaster Staithe is popular with sailors and courses and lessons can be taken here or at Morston. You can learn to be a smuggler, explore the coast or sail the creeks with The Coastal Exploration Company, or take a seal trip to Blakeney Point from Morston Quay. Dalegate Market in Burnham Deepdale is a nice area to visit the shops or visit the quintessential village of Burnham Market where you can source most Norfolk delicacies from the independent and quaint shops that surround the village green.

Such a beautiful Cottage for our short break in Thornham. Everything was such a high standard throughout. We loved the fish and chips from Eric's and also the Orange Tree for fabulous food. Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
