Holly House is a much-loved detached family holiday home with an attractive fully enclosed garden offered here for under occupancy with the choice of two bedrooms for up to four guests. It has recently been redecorated throughout and has a lovely spacious kitchen/breakfast room, with the advantage of a cosy sitting room with a wood-burner and a separate snug/playroom for children. Upstairs there is the choice to use TWO of the four good-sized bedrooms: two with king-size beds, one twin room and one children's bunk room sleeping up to four children.It is conveniently located with off-street parking in the heart of the village, within walking distance of a childrens' playground and tennis court. The beautiful coast at Holkham, Wells or Burnham Overy Staithe is only 10 minutes drive away.

Please note that during school holiday holidays Holly House must be booked with the use of all four bedrooms.

Ground Floor

Entrance (via back door): opens into the utility area with a wooden floor.

Utility Room: well-equipped with a washing machine, tumble dryer, Belfast sink and a microwave.

Cloakroom: with WC.

Kitchen/Breakfast room: A spacious L-shaped kitchen with a light and airy dining area. The kitchen is well-equipped with a stainless steel range cooker with an induction hob, integral dishwasher, full height fridge/freezer, breakfast bar with two stools. There is a dining table seating up to eight guests, with a glazed door opening out to the garden.

Snug/play room: useful second sitting room with a sofa, desk, TV, DVD player, selection of toys, games and DVDs.

Sitting room: a lovely room with a wood-burning stove, two sofas and a footstool, digital TV and a DVD player. Please note that this room comfortably seats up to six guests.

First Floor

The staircase is straight and not steep with a hand rail. Guests should be aware that the stairs are open at the top and there is a step from the top into bedroom 1 (on the right) and bedroom 3 (on the left).

Guests may choose TWO of the following bedrooms - to be advised at time of booking.

Bedroom 1: Beautifully presented room with a king-size bed, bedside tables and lamps, chest of drawers, ornamental fireplace, bedroom chair and a wardrobe.

Bedroom 2: Attractive room with a king-size bed, bedside tables and lamps, two chests of drawers and clothes hooks.

Bedroom 3: Light and airy room with twin beds, bedside table and lamp, chest of drawers and an ornamental fireplace.

Bedroom 4: Has two sets of full-size bunk beds so can accommodate up to four children. There is a chest of drawers and wicker storage baskets.

Bathroom: contemporary bathroom with a bath and overhead shower with adjustable and fixed drencher head, hand basin, WC and a heated towel rail.

Shower Room: contemporary walk-in shower with adjustable and fixed drencher head, hand basin, WC and heated towel rail.

All bedding is feather.

Outside

There is a large shingle off-street parking area to the side of Holly House with parking for two cars.

There is a wooden pedestrian gate leading through to the private fully enclosed walled and fenced garden. The garden has a paved area with garden furniture and a lawn.
It's only a short walk to the village playing fields with a childrens' playground and a tennis court, and a stream which is home to a huge family of ducks. There are also some fantastic country and coastal walks to enjoy nearby.

Village

The attractive village of South Creake (twinned with North Creake) has a lovely village green at its heart with the river Burn that runs through. When visiting the village, you will see the much-loved resident ducks crossing the road from the houses for a swim on the river. There is a lovely leafy recreation ground, park and village hall making it the hub of the village. You will often see local produce such as cakes and homegrown vegetables for sale from the small way-side stalls in the village and there is a thriving plant nursery and cafe. There is a welcoming community spirt in the village, making it a perfect place to unwind and take in the Norfolk air.

The Ostrich Inn, dating from the 1800s, has been refurbished to a high standard and now serves delicious locally sourced food in attractive surroundings.

History

On the hill above the village can be found the remnants of Bloodgate Hill fort, an Iron Age fortification that is the largest hill fort in Norfolk. It probably dates back around 300 years before the Romans. Roman coins and pottery have been found in the surrounding farmlands of the village.

Visit

Well worth a visit is Creake Abbey just outside of the village of North Creake with a lovely speciality shops. There is also an award-winning farmers' market on the last Saturday of each month. Close to Fakenham is the Pensthorpe Nature Reserve making for a lovely day out with walks around the lakes, gardens and also great fun for all the family with splendid children’s indoor and outdoor play areas. With the vast sandy beaches of the North Norfolk Coast just a short journey away at Wells-next-the-Sea and Holkham, this village is a great base from which to explore North Norfolk.

Lovely, lovely cottage. The owner has covered all bases thus making Holly House easy. Easy to relax, to operate the various bits and pieces, easy to find the many things you need on holiday. All catered for. And so comfortable with delightful, enclosed garden for dog and human. Plus a great location. Loved walking the playing fields with dog. Close to all ‘places you want to see’. Holly House more than lived up to our expectations. We particularly liked the spacious well equipped kitchen/dinner. The bedrooms were super comfy and we appreciated the modern bathrooms with great showers. We were blessed with hot weather and all (including our dogs!) enjoyed being out in the garden which is prettier and bigger than we expected. We enjoyed visiting the beaches at Holkham and Brancaster, walking with our dogs along the coastal paths and excellent meals including dinner at the Ostrich in South Creake.

Better than Expected - You can't tell until you're in a property how it feels and smells. Holly House is warm and comfortable and feels good! The kitchen is well equipped which is great because we like to cook. The heating was easy to adjust too!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
