Hill-Top is a recently refurbished detached cottage set back from the road, with off-street parking, in the heart of the village of Docking, close to the beautiful North Norfolk coast. The cottage provides comfortable accommodation for up to four guests within its two bedrooms: one with a king-size bed and one with twin beds. Hill-Top has a safe, enclosed front lawned garden and is conveniently situated within a short walk of a local pub, a good village shop, a fish & chip shop and a children's playground. The stunning coast at Brancaster and Thornham is only 10 minutes away, with the charming Georgian village of Burnham Market approximately 7 miles drive.

Ground Floor

Entrance hall with a shoe stand and coat hooks. The heating in the cottage is from electric radiators.

Bathroom: with a large free-standing bath, separate shower cubicle, heated towel rail, hand basin and WC.

Kitchen/Dining Area: fitted kitchen with an electric oven, extractor hood and halogen hob, microwave, fridge/freezer and a dishwasher. It is well-equipped with cookware, crockery, cutlery, glasses and children's plates and cups..(Guests should be aware that there is no washing machine). There is a kitchen table with four chairs and access through to the sitting room.

There is the advantage of free wifi provided in the cottage.

Sitting Room: has a brick fireplace with a wood burning stove and a fireguard, two new sofas, table with lamp, flat-screen TV with DVD player.

The stairs lead up from the kitchen and are not steep. There is a stair-gate at the top of the staircase.

First Floor

Bedroom 1: with hotel quality king-size bed with a padded headboard, bedside tables and lamps, antique chest of drawers and a mirror, hanging hooks for clothes and a velux window with a black-out blind.

Bedroom 2: twin room with hotel quality single beds with padded headboards, bedside tables and lamps, antique chest of drawers and mirror and a velux window with a black-out blind.

There is a hairdryer in the cottage.

Outside

There is off-street parking for 2 cars in the private parking area at the front of the cottage.

The lawned front garden is fully enclosed and has a picnic bench. There is an outside hose-pipe and a garden shed.

Hill Top does not have a rear garden.

We both want to book up again next year and take our men so they can fall in love with it too!! Ha ha. It's just far enough from the hustle and bustle but so close to the beach.
We went to Brancaster three times, Holkham to Wells one day then Sandringham yesterday which was superb. I go to Norfolk a lot and can't believe now that I've never thought of going there.
The Docking fish and chips were super and I have never seen a spar that good before. The village has everything you need.
You really are lucky to have such a super place xxx

A great weekend away at this lovely cottage conveniently located 4 miles from Brancaster. Village has all you need from a stay with a well stocked store, good chippy and pub that serves decent food at reasonable prices. Hellen was so accommodating when we were forced to cancel our original dates due to the heavy snow fall. The better half was most impressed with the bottle of prosecco provided for our arrival! Thanks, we will stay again when back in the area.

Super cute cottage with a sunny front garden where we had breakfast every morning. We loved the beautiful beaches and villages. Liked The Crab Shack at Brancaster Staithe, went seal watching from Morston. A lovely long walk each morning before breakfast (5-7miles). Quality at Drove Orchard Farm. Shop excellent. A fabulous holiday.

We had a lovely relaxing couple of days here in this very comfortable cottage. We visited some great places. Pip loved Holkham Beach and the walks through the woods. Pubs and shops all accept dogs so we were happy. The White Horse at Brancaster Staithe good food also The Victoria at Holkham. We will be back for sure - thank you.

Lovely stay. Great cottage and decor. The White Horse in Brancaster Staithe is a fab place for a meal. Lots of fun and enjoyable activities i.e. the Dear Park at Snettisham and Sandringham Estate. Good variety of games, we did all three puzzles! Thank you! P.S Beds are SO comfy.

Wonderful, well equipped cottage. Ideally located to visit the delights of Norfolk. The Railway Inn just down the road is worth a visit for a drink and bite to eat. We loved the wood burning stove at Hilltop.

My Sister and I (and her dog) very much enjoyed our stay at Hill Top. It was beautifully clean and having a carpeted living room was so nice ( it is amazing how many are laminate nowadays)
The property was really well equipped and it was good to have little extras like cling film.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
