Harbour View in Mainsail Yard is one of a small select development of seaside townhouses situated just minutes walk from the picturesque quay and bustling town centre of Wells, with its great selection of shops, cafes, pubs and restaurants. This beautifully presented three-storey house has been further enhanced with the addition of a superb kitchen/breakfast room and a fourth bedroom with en-suite shower room, to comfortably accommodate eight guests. There are lovely views from the sitting room and two of the bedrooms across the marshes out towards the sea, making this a lovely coastal retreat for families or couples to stay throughout the year, with the advantage of off-street parking and proximity to the superb sandy beach.

Has been cleverly reconfigured to provide a superb kitchen/breakfast room, whilst still providing space for coats and boots storage and a laundry area.

Kitchen/Breakfast room: A superb spacious kitchen/breakfast room with a high quality well-equipped kitchen. Appliances include an electric range cooker with gas hob, integral Bosch dishwasher, microwave, full height integral fridge and full height integral freezer. There is a spacious dining area at the back of the property with a large dining table comfortably seating ten.

Laundry cupboard: housing a washing machine, tumble dryer and the boiler.

The stairs are not steep and there is a hand rail.

First Floor

Sitting Room: a beautifully presented room with double doors opening out onto the Juliet balcony (with wrought iron railings) to enjoy the lovely views across the marshes and out towards the sea from the sitting end. Furnished to a high standard with two large comfy leather sofas, footstool and armchair, wall-mounted TV, DVD player, playstation and a selection of books and games.

Bedroom 1: a superb new bedroom which is immaculately presented with a king-size bed, bedside tables and lamps. a TV and built-in wardrobes.

En-suite shower room: a contemporary walk-in shower, vanity basin unit, heated towel rail and WC.

Second Floor

Bedroom 2: Lovely spacious room with a king-size bed, bedside tables and lamps, wardrobe, chest of drawers and a tub chair.

Bedroom 3: Lovely views across the marshes, double bed, bedside table and lamp, chest of drawers and hanging hooks.

Bedroom 4: Lovely views across the marshes, twin beds and a chest of drawers.

Shower room: Walk-in shower, hand basin, heated towel rail and WC.

Outside

At the back of the house there is a multi-purpose outside area which doubles as an enclosed garden which is paved and when not in use provides parking for up to two cars.

The field behind the house has been sympathetically developed by the Holkham Estate as a parking area with access to the beach over two further fields. A great deal of effort has gone into ensuring it blends with the landscape by putting in two large ponds directly behind the Mainsail Yard properties and planting trees and shrubs around them.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

We took advantage of the glorious weather and booked a last minute weekend in Wells. Harbour View is bright and spacious with lovely touches and decor. Very well equipped kitchen should you wish to cook. The first floor lounge with doors is a great space and was enjoyed by friends who visited on the Sunday afternoon. It also remained cool in the 30 + degree heat!

The Crab House is better than ever as well as crabbing on the Quay. We had a fantastic morning biking around Holkham and enjoyed the Poppy Line (best starting at Holt). The games and events for Carnival week were really fun and our days on the beach were great for kites and even a seal pup!

Harbour View felt more spacious than we thought it would be. There was lots of space, clean and fresh feel. Lovely and warm. It was great to be able to book last minute (the day before), so thanks for your help with securing it for us. Had a brilliant week despite the storm! Beautiful blue sky and sun at some point during each day. Lots of lovely walks to the beach. Stayed three years ago when I walked the coast with friends and thought the house was lovely then but the alterations are great and have made the house even more comfortable. Thank you for a lovely holiday in your beautiful home which has lots of nice touches. We enjoyed the wonderful beach every day and the car park is so conveniently right next to it which helps a lot with children and a puppy who could then spend the whole of their energy waling on the beach!! For a quirky but tasty meal we enjoyed the dutch pancakes on the Albatross boat. We also had lovely meals at the Golden Fleece, The Globe Inn and K's American Diner in town. The Raggedy Cat is a very sweet tea room also with lovely food. A very fun week for us all.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
