Harbour Heights is a luxurious detached 3-storey seaside townhouse, with far reaching panoramic views out towards the sea. It is conveniently located in the far corner of the small select Mainsail Yard development, and cleverly designed so that all the spacious living areas and all but one of the bedrooms enjoy the views. This beautifully presented house has been furnished and equipped for use as a second home. It comfortably sleeps 9 people with its 4 bedrooms & 3 bathrooms, together with a light and airy first floor sitting room and spacious ground floor kitchen/dining room. It's situated just a minutes walk from the picturesque quay and bustling town centre of Wells, with its great selection of shops, cafes, pubs and restaurants. This is an ideal place to stay throughout the year with its lovely views, off-street parking and proximity to the superb sandy beach.

Ground Floor
Large entrance hall with a stone tiled floor. Cloakroom: with hand basin, WC and heated towel rail.
Kitchen/Dining room: views across to the pine woods and out to the sea beyond. A lovely light and spacious room with a high quality cream kitchen at one end and a dining area at the other. The kitchen is extremely well-equipped and has a Rangemaster induction cooker, dishwasher, American style fridge/freezer with ice dispenser and a microwave. There is a wooden curved breakfast bar and two barstools which separate the kitchen from the dining area: which has a large dining table with 8 chairs, a sofa and glazed French doors leading out to the decked seating area.
Utility room: a spacious room with a Belfast sink, washing machine, tumble dryer and additional storage space. There are dog beds and a cage available if required.
Sun-room: a useful additional room with an L-shaped sofa, digital freeview TV and glazed doors opening out to the front shingled private parking area.
There is a fixed stairgate at the bottom of the stairs and a movable one kept in the utility room of the property.
First Floor
The stairs are not steep and there is a hand rail.
Sitting Room: panoramic views across the pine woods and out to sea from the double aspect windows, one of which has a small balcony. This is a wonderful spacious room which comfortably seats up to 10 people with two separate seating areas:- one area has a sofa and 2 tub-chairs, with the larger area having two large sofas, a snuggler chair and a 44" freeview digital HD TV, DVD player and a CD player. There is the advantage of Wi-fi in the house, plus a selection of books and games.
Bedroom 4: has lovely views out towards the sea. It has a double bed, bedside tables and lamps, wardrobe and a tub-chair. There is an en-suite shower room: walk-in shower, vanity basin, WC and heated towel rail.
Second Floor
Bedroom 1: fantastic master bedroom with stunning double aspect views across the pine woods and out towards the sea. It has a king-size bed and is beautifully furnished with Venetian glass bedside tables, chest of drawers, dressing table and wardrobe. There is a wall-mounted digital freeview TV. Has a large en-suite shower room: with walk-in shower, vanity unit, WC and heated towel rail.
Bedroom 2: has lovely views out towards the sea. It has a king-size bed, bedside tables and lamps, wardrobe, armchair, dressing table and a seating area with sofa.
Family bathroom: Has a bath with a shower over, hand basin, WC and heated towel rail.
Bedroom 3: perfect for children with bunk beds where the lower bunk is a double size and the top bunk is a single size. There's a large bean bag, wardrobe and a chair.
Outside
There is a five bar gate leading to the private shingled parking area at the front of the house where there's room for up to 3 cars.
Around the sides and back of Harbour Heights is a decked area, There's an outside table and chairs for 8 and a Weber barbecue. It's only a short walk to the quay, shops and beach.
A new addition to the area this season is the Freeman Street car park offering addition parking for any visitors and guests.

Your approach to our difficulty in firming up our dates was greatly appreciated, without your patience we would have probably lost the availability and not been able to be in Wells for half term.
You answered all our queries promptly and dealt with our small domestic issue during the week again without delay.
We found the property ideal for our family needs and will be aiming to return at some point in the future .

Wells-next-the-Sea
Location
Wells-next-the Sea is the runaway winner of the first Sunday Times "Beach of the Year" award. It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.
Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
