Hammonds House is an exquisite Grade II listed period house situated in a commanding position in the heart of Burnham Market with far reaching views across the village green towards the church. This fabulous house has been tastefully refurbished throughout, including redecoration, new curtains and carpets and some lovely items of furniture. It is primarily used by its owners as their much-loved second home, available for selected weeks throughout the year for those looking for luxury and comfort in the heart of Burnham Market.

It's perfect for up to three couples or families and friends, with four gorgeous reception rooms and the advantage of an attractive walled garden and off-street parking.

Ground Floor

The front door opens from the village green into a lovely large entrance hall: beautifully presented with a beamed ceiling, fireplace (ornamental) and an armchair.

Drawing Room: A fabulous, tastefully presented room with a beamed ceiling and large brick open working fireplace, which has views across the village green to the church. There are two sofas, armchairs, an upright piano, coffee table, occasional lamps.

Snug/TV Room: Cosy, charming room with an open-working fireplace, flat screen TV, two seater sofa and armchairs.

Cloakroom: WC and hand basin.

Dining Room: Charming room with views across the village green. It has a beamed ceiling and a wood burning stove, dining table and chairs seating 8, leather armchair.

Kitchen/Breakfast Room: Traditional room with a beamed ceiling and a cream and pale blue hand-built kitchen, a four oven Aga, dishwasher, integral fridge, dresser, breakfast table and six chairs. Leads through into....

Utility Room: Really useful area with a larder cupboard, freezer, washer/dryer, door to garden.

Garden Room: Lovely light room with doors opening onto the private enclosed garden. There's a two seater sofa, table and 6 chairs.

First Floor

From the hall there is a lovely curved staircase with an iron railing (the stairs are not steep)

Bedroom 1: A stunning high-ceilinged room with exposed beams and a brick fireplace (non-working). This is a really sumptuous room with a king-size bed, bedside tables and lamps, fitted wardrobe, dressing table and chair and views across the village green. En suite Bathroom: an equally stunning room with a roll-top bath with shower over, hand basin, WC and basin.

Bedroom 2: Another gorgeous spacious bedroom, with a double bed, bedside tables and lamps, fitted wardrobes, chest of drawers, dressing table and chair, two comfy chairs in which you can sit and simply enjoy watching the hustle and bustle of Burnham Market.

Bedroom 3: A lovely spacious room overlooking the garden with twin beds, bedside table, dressing table, chair and fitted wardrobes. En suite Bathroom: bath with shower over basin and WC.

Bedroom 4: Well-presented with a single bed, bedside table and lamp, armchair, dressing table, fitted wardrobes.

Bedroom 5: Overlooks the village green, single bed, bedside table and lamp, chair.

Family Bathroom: Bath with shower over, basin and WC.

There are two high chairs available for guests to use.

Outside

There is a side entrance with off-street parking for one car.

A very pretty enclosed cottage walled garden with lawned and paved areas, which is a great advantage for such a centrally located period house in the heart of Burnham Market. It's a real sun trap and private, making this a perfect place for dining al fresco.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
