Hamilton House is a luxurious newly constructed detached house, enviably located in historic Burnham Thorpe with a fabulous large professionally landscaped garden. This beautifully presented, contemporary house has been furnished to an extremely high standard, using gorgeous designer fabrics, with a fabulous nautical themed "cabin room" incorporating many original features from the HMS Gosport - so cleverly done that it will appeal to all ages! This gorgeous house has a superb new well-equipped kitchen and capacity to comfortably sleep up to 12 guests, given that there are two king-size rooms, a triple room and nautical family room with a king-size bed and three single beds, however it is recommended that a maximum of 8 adults stay. It's ideally situated within walking distance of the Lord Nelson pub, the village playing fields and only a few minutes drive into Georgian village of Burnham Market or the beautiful Norfolk coast.

GOOD TO KNOW

  • There's no downstairs bathroom with the downstairs bedroom - need to go upstairs - however there's a downstairs loo close by
  • There's no access via the front door - entry is through the back garden

Ground Floor

Entrance: is via the back garden into the rear hall with lots of hanging space for coats.

Kitchen: A new quality bespoke hand-fitted kitchen with lovely views over the attractive garden. It's been equipped to a high standard and has a central island with four bar chairs. There are two electric ovens (one is a combi oven and microwave) and halogen hob in the island, an integral full height side-by-side fridge/freezer, Nespresso coffee machine, built-in dishwasher, plate warmer and a Bluetooth radio/speaker.
There's a fantastic walk-in pantry cupboard which has an additional wine/food fridge. There's a period bench seat and French doors to the attractive garden.

Utility room: useful room with additional cupboards, sink, Miele washing machine and tumble dryer. A cupboard houses the iron and ironing board.

Dining room: stylish room at the front of the house with a large wooden dining table and ten chairs, a sideboard and occasional table.

Sitting room: a lovely room with a brick fireplace housing a wood burning stove, one large sofa, two super comfy designer armchairs, coffee table, high end OLED Sony Smart TV.

Cloakroom: fabulous fish wall-paper, WC and hand basin.

Bedroom 4: has a king-size bed, bedside tables and lamps, wooden pegs for clothes hanging. Please be aware that guests staying in this room will need to share one of the upstairs en-suite bath/shower rooms, however, there is a downstairs WC with wash-hand basin close by.

First Floor

The stairs are not steep and there is a hand rail. There is a stair-gate.

All the beds have top quality pocket sprung vi-spring mattresses to ensure everyone has a comfortable bed.

Bedroom 1: beautifully presented room overlooking the garden. Has an upholstered king-size bed, bedside tables and lamps, a chest of drawers, ottoman, bedroom chair and antique dressing table.

En-suite shower room: contemporary walk-in shower, hand basin, WC and heated towel rail.

Bedroom 2: a second lovely bedroom with a three single beds with upholstered headboards, bedside tables and lamps, chest of drawers, a wall-mounted Smart TV and a built-in wardrobe.

Nautical Bedroom 3: absolutely fabulous! Cleverly configured to create nautical sleeping quarters for up to five guests with hand-built cabin beds and original features from HMS Gosport which include rudders and brass light fittings. There's a king-size built-in bed and three single cabin beds. all with their own light and usb charging points. There's a bedroom chair and a large wardrobe.

En-suite bathroom: a lovely room with a free standing bath, hand basin, heated towel rail and WC.

Outside

There is off-street parking for a maximum of four cars: two within the cart-shed and two parked directly behind these. Entrance to the house is through the cart-shed via the back garden.

The back garden is fully fenced, gated and secure for children. It's been professionally landscaped to create an attractive garden with a wide sweeping pathway underneath a pergola, a wild flower small meadow and a great variety of shrubs and plants, including pleached horn beams. It's been cleverly designed for outdoor living with the creation of a fabulous seating area with sofas, ample cushions, a Kadai fire bowl, a Girse Swedish stove and a gas Webber barbecue.

Outside the kitchen doors is a second outdoor seating area seating up to ten guests with a teak round picnic table and benches, under canopy illuminated parasol for evening dining and a lazy Susan.

It only takes a couple of minutes to walk to the village pub and the beautiful coast may be easily reached within a 5-10 minute drive.

Due to the high standard of this house the security deposit of £500.00.

Village

Burnham Thorpe is a picturesque small village famous for being the birthplace of Lord Horatio Nelson in 1758. It has a scenic village cricket ground with a children's playground and the renowned Lord Nelson pub, famously frequented by Nelson! It is also home to All Saint's church which contains wood donated from HMS Victory, used for the lecturn and the altar.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour fromWwells and The Burnhams to the Norfolk West coast. Don't forget to visit the nearby larger village of Burnham Market is the stylish go to destination with many small independent shops ranging from clothing to the traditional butcher and bakers to delis and galleries. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, The house and grounds of The Royal residence in Sandringham to name a few!

Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip from The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

We had the most wonderful stay at Hamilton House to celebrate New Year's and will be sure to return in the summertime. Thank you!. All of the bedrooms were beautiful, unique and incredibly comfortable each with ensuites that were clean and well equipped. The kitchen, living room and dining room were all a good size for 10 adults and were all great spaces to spend time in together. It was useful to have a separate utility room for washing. Finally the garden was amazing! Cannot wait to come back!

We had a great week. The house is beautiful, warm and full of thoughtful and quality detail. Beds are immensely comfortable, showers and bath fabulous. We were there for Christmas and the kitchen was so well stocked with such beautiful quality equipment which made cooking for 10 a delight rather than a chore. There were many! The boat themed family room - utterly amazing and enjoyed by children and adults alike. The craftsmanship and intriguing fittings and details will long be remembered. We also enjoyed the garden (when the weather allowed). We sat around the fire pit for lunch on Boxing Day and the children toasted marshmallows. The garden was great in the winter so will be amazing in the summer I should think. The house does not feel like a holiday let - it feels like a lovely home and we really enjoyed it being our home for a week.

We adored the house and beautiful gardens, it was a perfect stay for our two children and Brandy our Labrador who was very well behaved. The house was beautifully decorated and kept to a lovely high standard. We will 100% take the house next year. My daughter adored the children’s bedroom and just had the most wonderful time

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
